I hope you reconsider your decision to end the breakfast. An extra charge, along with a reduction in wasted food and portioned products would go a long way. Even with a wait time to have the food ready is better than downstairs. But I would guess the rent they pay helps you out too. Use their space for the breakfast and open the upstairs to something else. Something else would work here and I’d love it if it could be found."
