A MAXIMUM OF 10 GUESTS, 10 MAXIMUM INCLUDING INFANTS/TODDLERS. \- Only pet dogs are accommodated. \- Please do not wear shoes inside the home. \- No parties or events, an extra $500 cleaning fee will be applied if a party is thrown. Check-in is at 4PM or after by Smartlock and check-out is at 10:30AM. Guest agrees that failure to vacate the premises within the specified timeframe or at the end of the Guest’s scheduled stay shall be deemed trespassing, and Owner shall be afforded all protections, rights, and remedies available at law or in equity to any property owner against a trespasser. In addition, Guest shall incur a fee of $150 per hour for each hour Guest remains on the premises. The hourly fee shall accrue without limitation, be invoiced daily, and become immediately due and payable upon receipt of the invoice. \- Please observe quiet hours from 10pm-8am out of respect for our neighbors. \- There is absolutely no smoking or vaping in the house or garage. If you smoke outside, please pick up the butts and dispose of safely. \- There are security cameras present on the exterior for security and guest safety. No one over 12 (or above 120 lbs ) is allowed on the top bunk. Combined weight for bunkbed should be no more than 250 lbs between bottom and top bunk. \- It is always recommended that you get travel insurance for unforeseen circumstances. Hot Tub Rules \-Please shower before and after using the hot tub to protect linens. \-Use at your own risk. No lifeguard on duty. We are not responsible for accidents or injury. \-Local ordinances require the hot tub cover be replaced and securely strapped when not in use to prevent entry by young children and to keep it heated. \-Spa cover is not designed to support weight. Please do not stand or sit on hot tub cover. \-Do not enter if the temperature is above 104 F \-No glass in or near hot tub \-No jumping, diving or pets \-Limit your hot tub time to 15 min and cool off before using again. Please stay in yard for your own safety. \- The Guest and all persons listed under them on this Agreement understand that their rental of this property is at their sole risk and hereby agree to indemnify, completely and fully release and hold harmless the Owners, Property Management, their agents and employees, and the property, against any and all claims of personal injury, including death, or property damage, or loss, including but not limited to all attorney’s fees incurred, arising from use of the premises regardless of the nature of the accident, injury, death or loss, regardless of what causes such injuries, or damage, including those of any third persons. We were in town for a family wedding, with family coming from far and near. We were able to spend our afternoons with family and friends enjoying the amenities of this home.. afternoons sitting under the gazebo, evenings playing ping pong and pool... mornings in the hot tub and pool... and it was a short 6 minutes to the wedding venue! The home was very family- and child-friendly, with thoughtful touches like a pack and play and baby gate provided. We loved the extra game space in the garage and the lounge/game room in the basement. The outdoor area was a perfect setup — we especially enjoyed the pool, hot tub, and just relaxing outside. The neighborhood was peaceful and quiet, and the neighbors were very friendly. Inside, the kitchen layout was spacious and made it easy for us to cook and enjoy meals together. The beds were comfy and our oldest son loved the bunk room. The house was very clean, and the host was extremely responsive throughout our stay. ##### Paige L. House, pool, hot tub, lovely yard, game room—all super fun for our family of four. And a 15 minute drive to Warren Dunes made it an ideal location. We even had some drama on the property during our stay—a hose burst—but the property managers and owners were efficient and respectful of our presence. The check-in process and communications with the property managers was top notch! Very quick to respond! As soon as you walk in, you feel welcomed and at home. The kitchen has everything you would need, and bonus points, they have labels on all the cupboards and drawers! Made navigation around the kitchen very easy. We had a lot of fun in the game rooms, made the days we had bad weather exciting to stay in!The location was perfect in proximity to other attractions nearby, very short drive in every direction. The kids room was cool, our 11 year old loved it! The other two rooms were pretty identical, nice sized beds with large tvs. Each side of the beds also had charge stations, huge plus for us! Mattresses are pretty firm, but with a nice memory foam. Definitely recommend staying in this nice little gem! ##### Michael C. Pool, ping pong, darts, Mario-party, and card games were some of our favorites. The kitchen had everything we needed with plenty of seating. The house was spacious for all 8 of us. The house was immaculate, everything and extras( like pack&play and high chair for a baby!) provided. Enjoyed the hot tub outside, and the kids loved the game room! Would love to use the swimming pool, but being in Michigan you can’t really swim outside in winter. Great location to enjoy hiking in Grand Mere State Park - like 8 minutes drive from the house. Even a bit of a music sound after 10pm (coming from inside the house ) triggers the complain. We weren't having a party just goofing around with kids (6-12years old) and doing dance off. The Poolside Playhouse was amazing. Very clean, even by my germ-a-phobic standards. Plenty to do with tons of games, televisions in every room, WiFi, erc. Kitchen has everything you need. Pool was spectacular! Everything was exactly as described, and better! Communication with Tony was great. He was attentive and we had everything we needed for our “rest and relax”get-away. Pulling into the driveway, we were a little skeptical because it appeared to be a normal residential house you’d see in any suburb. Walked in and we were blown away. House is absolutely gorgeous. Everything was immaculate and clean. Had everything we could want including a pack and play and a much needed baby gate we forgot to pack. Pool was awesome and heated, which helped bc the weather was 58-62 all week. The basement game room and garage game room kept the whole family happy. Wife and I would ping pong it up when we got the littles to bed. House is super close to grand mere state park and silver beach, both are short drives. House also close to several stores and restaurants. Home owner was extremely quick to respond to any questions we had, which weren’t many bc house had it all. If you can’t decide between this house and another, pick this one! You will not be disappointed! ##### nate m.
