The space

1800 sq. ft. of abundant living space.

PARKING
A total of 4 vehicles can be parked on the property. 1 compact car or motorcycle combo can be stored inside of the garage, and 2 average sized vehicles in the driveway.

GARAGE
The garage is a flexible space with a comfortable sofa lounger, a second full-size refrigerator, two dedicated workspaces, and a large storage case with essential jumper cables.

LIVING ROOM
Unwind on the dual-reclining loveseat and sofa bed lounger with Netflix marathons or game days on the 75" 4K TV — perfect for streaming or cozy movie nights.

KITCHEN
Cook & Bake – fully equipped kitchen with 4-slice toaster, French door air fryer, elegant black marble backsplash and countertops.

COFFEE BAR
Enjoy complimentary tea, coffee, snacks, sugar, creamer, and cereal.

DINING
Eat & Relax – on a traditional dining table, or the cozy breakfast nook.

House Rules

Check-in
• Your door code is active from 11:00 AM on Check-in day until 10:00 AM on Check-out day.
• Late check-out without approval will incur a $50/hour fee, deducted from the Vrbo security deposit.

Safety
• No open flames, fireplace use, or candles indoors. (Fire hazard.)
• Parties and events are not allowed. Gatherings will incur a $500 fee and immediate cancellation of your reservation.
• Smoking, vaping, and drugs are not allowed within property lines. Violation will result in a $300 remediation fee if smoke odors or evidence are found.
• For the safety of our guests and the protection of the property, outdoor cameras are installed in front of the house and at both gated side entrances to the backyard that actively record video. All cameras are located in exterior areas only and do not monitor any interior or private guest spaces.
• $500 refundable damage deposit required, returned within 7–14 days if no issues are present after Check-out.

Guest Policy
• Only registered guests are allowed inside the house. (Max occupancy: 8 guests.)
Third-party bookings are not allowed—Unregistered guests will result in a $100 fee per guest and potential cancellation.
• Illegal activities will result in immediate eviction of the entire group and notification to local authorities.

Pets
• Animals are not allowed at Casa Maya, although our neighborhood is pet-friendly—you may occasionally see or hear neighbor's pets nearby.
• Unauthorized pets will result in a $250 cleaning fee.

Parking
• RVs, campers, and oversized vehicle accommodations must be made before booking. These vehicles cannot be parked on the property or street.
• Violations incur a $100 daily fee.

Departure
• Any damage costs will be charged at repair or replacement value.
• If excessive cleaning, deodorizing, or trash removal is needed, an extra cleaning fee of $75–$250 may apply—depending on the situation.
• There is a $45 charge to replace a lost or missing garage door key.

Lost & Found
• Forgotten items are held for 7 days. Returns incur a $35 shipping fee.

Stay Length
• Must follow reserved dates. Overstays will result in removal per AR Act 238 and may incur a nightly rate of $205.
• Maximum stay is 31 nights; longer stays will require host approval and a new reservation.

Supplies
• After host-provided essentials are used, guests are responsible for purchasing their own.

Utilities
• Refunds cannot be given for temporary utility interruptions due to weather, service company issues, or other external factors.

Liability
• By booking, all guests accept the rules and agree to be responsible for any fines, damages, or violations during their stay. Claims are also waived against the owner and cleaners for accidents or issues related to the house' use and its amenities.
