Early Booking 5% Discount for Reservations Made at Least 6 Months in Advance and 15% Discount for Last Minute Bookings! Located on one of Mission Beach's nicest courts, this three-story beach home offers 4 bedrooms, 2 sleeping alcoves and 3.5 baths. The home is only 50 steps to Sail Bay, 150 steps to the Pacific Ocean. Our wide open beaches are seldom crowded. PARKING: As you can see from our aerial photos, homes in Mission Beach are built on small lots and often have limited parking. Our home is no exception to that, but we do have an attached garage that can accommodate a mid size vehicle or two compact vehicles. There is also a space outside the garage that can fit a mid size vehicle as well. Please see our photos for an example of this. Large, oversize vehicles will not fit in our parking areas, but street parking is available on Mission Blvd and the residential streets near the Catamaran Hotel. The home has bay views and an open floor plan with adjoining kitchen, dining and living room on the top floor with lots of room for entertaining. Indoor dining can comfortably accommodate up to 12 guests and young children will love their own small table with seating for four. The view deck off the dining room spans the width of the house and provides seating for 8 people. There are two master bedrooms with private baths on the second floor. Laundry facilities are adjacent to the two master suites on the same floor. All four bedrooms include their own TV. There are also three DVD players available in the home. The beach house sleeps 12 comfortably and has been recently updated with new flooring throughout the home. The kitchen has been updated with granite slab counters and stainless steel appliances. Each bath has recently been remodeled with granite counters, new fixtures and beautiful tile finishes. The large cook's kitchen includes a large island, two sinks, a filtered water dispenser, dishwasher, and refrigerator with filtered water service and an ice maker.There is a BBQ deck off of the kitchen area offering the convenience of BBQing on the same floor as the kitchen and dining areas. A 46" flat screen TV and sound bar with blue tooth connectivity complements the living room which is adjacent to the dining area. An attractive gas log fireplace offers warmth and ambiance to the comfortable living room space. There is also a powder room conveniently located on this level. The ground floor has two bedrooms and one full bath. One bedroom offers a double bed. The second bedroom includes two twin beds and two sleeping alcoves (one single and one double). Each sleeping alcove has its own entrance. The double alcove is accessed by a pull down ladder and the single alcove is entered from the main stairwell thru a cabinet style door. Kids absolutely love these sleeping alcoves however, they can accommodate average size adults as well. We want you to have a comfortable place to vacation. In addition to upgrading our cleaning and disinfecting procedures, all bedding and linens are now cleaned off site by a commercial laundry service after our guests depart. We have available for your use disinfectant wipes and hand wipes during your stay. We have also adopted a remote check in/check out procedure, but still have our local property manager available throughout your stay should you have any questions/issues. PLEASE NOTE: While the home does not have AC, there are ceiling fans in every room and lots of windows that bring in the coastal breezes. A roof deck offers panoramic views of the bay and evening lights. The beach gear provided for your enjoyment includes two beach cruiser bikes, boogie boards, beach chairs, coolers, freezer ice packs and beach umbrellas. Beach towels are available upon request. The front patio includes a shower wand for rinsing off sand and surf. Walking distance to shopping, several restaurants and rental facilities for boating, biking, sailing, surfing, kayaking and SUPs. San Diego Airport, Old Town, Balboa Park, The Embarcadero, The Famous San Diego Zoo, Sea World and Barnes Tennis and Pickleball Center are a short drive away. Our family loved the location between the ocean and the bay. House was comfortable and kitchen was fully stocked with everything needed to cook for our nine family members. This is a great spot with a lot of room. The house is very well stocked inside and for outside beach activities. Teresa was great! My only constructive feedback is the master bedroom’s beds were not very comfortable. A king size bed would also be nice. I would stay again next year if this was considered. Only thing to consider is if you are traveling with young kids or older guests that the house does have a lot of stairs and there is some echo in the lower level rooms when people walk upstairs. We enjoyed a four night stay with 3 adults and 3 teens. The view of the bay was lovely and the upper rooftop deck was great to watch the Sea World fireworks. Everything was clearly labeled and instructions were clear. From kitchen utensils to beach games to laundry supplies we had everything we needed. Highly recommend! Our family absolutely loved our stay at this beach house with all its amenities especially the bikes, kid beach toys, boogie boards, and even coolers! We had everything we needed for being steps away from the bay for a chill beach day, and just a few more steps to the ocean to ride the waves. The house is well-appointed, spacious, and clean. Parking was tight but that was mentioned in the summary. Neighborhood can be a bit loud/rowdy on the weekends. We loved having the beach bikes as we used them daily. The boogie boards, sand toys, and beach chairs were also great to use and in wonderful condition. Floors looked clean but our bare feet were always dirty after walking on the floors. It’s in a great location if you plan on going to the beach and it’s also a great location for visiting different places around SD has the house is perfectly 15-20 mins away from all the major attractions. I would say the place does sleep 12 but 2 of the beds are in cubbies which might be a little tight for adults. We made it work though and really enjoyed our trip ##### Andrew M. We loved our stay at the Kemp family beach home! Besides being a beautiful and comfortable property with fabulous amenities, it was the perfect location for access to the ocean, bay and The Point where we attended a wedding. So many features that made our stay so comfortable: -The top floor with large kitchen, living room with a comfy couch for a quick nap!, and big deck with table off dining area-a few in our party loved sitting out there drinking coffee in the early morning. -We loved the design of the kitchen, its appliances and how well stocked it is. There is an abundance of counter space, cookware, serving dishes, cooking and eating utensils, storage containers and more. We didn’t do any baking, but had we wanted to, there was no lack there. -Night lights strategically placed throughout the house - bedrooms, bathrooms & hallways. -Kleenex available in the kitchen and every bathroom. -Two paper towels on holders in the kitchen. Items we used that made our stay more fun: -Two well-maintained beach cruisers -Beach chairs & coolers -Horse shoes - such a hit at our beach get together! Other highlights: -We were able to park a 2001 Toyota Tacoma and 6 seat golf cart in the garage! People stopping by to visit were able to park in the space in front of the garage. -Teresa was very prompt to respond whenever we contacted her and accommodated our request for early check-in. -Nancy, the property manager, was helpful and provided clear instructions. ##### Michelle M. Those stairs were a small challenge for medium mobile seniors. BUT it was worth it, to be sure. (On that note, the 2nd floor large master has hints of being handicapped—which of course it cant be due to stairs, but a grab bar in the very deep wonderful tub would be good for seniors). We had an Operator Error on the stove and called for help. The maintenance man had to drive an hr, but was pleasant and very nicely helpful! There was not a problem with the stove! Unfortunately, the home was not really deep-clean. It looked clean but the floors were really not! That made more a difference to ladies, probably than to young families. We had a blast! The common areas are fabulous—living room, inside and outside dining. You could be a chef and find everything you need, including a new set of stemless champagne flutes which the host bought especially for our celebration. The biggest challenge we had was trying to maneuver two suv’s in the very small parking spaces. NOTE: inside the garage we were able to squeeze in a Honda CRV—not a spare inch! Worse, an Acura RVX would not fully fit in the marked parking just outside the door — we moved garbage cans and we were within an inch of house not being able to get out of drivers seat! There was attention to detail and comfort in every single room. The kitchen was outstanding! There wasn’t anything I couldn’t have prepared in the spacious, well stocked kitchen.
