"Maison de l'Art" is a spacious and cozy 3-story loft on the top floor, located just 3 minutes from the Spanish Steps and major tourist attractions in the city center!


Located in the heart of the “Eternal City,” just 200 meters from the Spanish Steps, “Maison de l’Art” is a 17th-century loft that places you right in the heart of the city’s most elegant neighborhood and immerses you in the history and beauty of Rome. Guests can visit Rome’s most important monuments on foot and explore the many tourist attractions, restaurants, bars, and shops in the area.

Spanning three levels, the spacious Ancient Turret (120 sqm) was completely renovated by an Italian architect who reimagined the interiors for modern living, using materials and subtle design updates that honor its historic past. The exposed rustic beams and ancient turret are paired with both contemporary and period-style elements, featuring prestigious murals contributed by the famous Italian neorealist painter Renato Guttuso.

The apartment is located on the 3rd floor (NO ELEVATOR) and can accommodate up to 9 guests. It has 3 levels:
- 1st level: It consists of a spacious entryway, a master bedroom with a walk-in closet and a ceiling depicting “clouds in the sky” painted by Guttuso, a double bedroom with an en suite bathroom, and a master bathroom in the hallway with separate shower and toilet areas.
- 2nd level - A huge living room with a double sofa bed and two single sofa beds, a dining room, a fully equipped kitchen, and a small flower-filled terrace.
- 3rd level - A charming attic with a single bed and a small balcony, from which you’ll have access to a rooftop terrace equipped with two sun loungers.

HOUSE RULES

UPON YOUR ARRIVAL, you are required to pay:
- City tax of 3.5 euros per person/night is mandatory
- Children 10 years old and under are exempt from city tax!
- Standard hotel fee, including fresh bed linens, a set of towels, and toiletries (1–4 guests = 50€) (5+ guests = 65€).

Late check-in is guaranteed simply by scheduling an appointment in advance:

- (from 8:00 PM) an additional fee of 30 euros will apply.
- (from midnight) an additional fee of 50 euros will apply.

For late arrivals after 1:00 a.m., access to the home cannot be guaranteed.

If a set of keys is missing at check-out, a charge of 100€ will apply.

Due to recent complaints about loud or disruptive noises at night, guests found to be disturbing the peace of our neighbors may be fined up to 500€.

OTHER HOUSE RULES:
- No smoking
- No pets
- Respect the entire apartment and treat it with care
- Follow recycling guidelines
- Respect neighbors (No noise after 10:00 p.m.)
- Pots and dishes must be washed immediately after use to prevent the spread of bacteria and unpleasant odors in the apartment.
- Lights and air conditioners must be turned off when you are not at home

ROME LOCAL LAW - ID REQUIREMENTS
Under Italian law, any guest staying in any type of accommodation must present a form of identification upon arrival so that the host can register them with the local police headquarters within 1 day of your arrival in Rome.

To make our guests feel extra special, we also offer the following services:
- FREE welcome snacks such as pastries and coffee
- €50/65 Hotel amenities (bedding, towel sets, toiletries, etc.) – mandatory fee
- Early check-in starting at 10:30 AM (luggage drop-off only; please send us a message first to check availability)
- Return transfer from the airport/train station/port/etc.
- Luggage storage upon check-out
- Skip-the-line tickets, tours, and authentic Roman experiences such as cooking classes, wine & aperitivo tours, etc.
- Bike, Vespa, etc. rentals
- Restaurant and bar recommendations (not touristy)
- Linen change / mid-stay cleaning
- Baby crib & high chair
