You can enjoy this 3000 SF, 3 bedroom (very large rooms), 4 full bath, with a game room that can convert into an additional bedroom. This home sits on 2 acres of flat, waterfront property, with multiple entertaining decks, fire pits, and a large fenced in yard for your well trained dogs to run around. The fence also makes a very safe place for young kids to run around without having to worry about the water, it’s one of the features that our clients love the most! When it is time to come up and sit on the deck and prepare dinner or just relax, you still have a view of the family fishing and playing off the dock. You can't get any flatter or closer to the water than this. Fun for all ages that includes a large concrete pad with a pickle ball court, tree swing that will entertain kids for hours, ring toss, a giant connect 4 game, indoor/outdoor ping pong table, indoor basketball game, multiple fire pits for s'mores, a closet full of games, and of course swimming, fishing and playing off the swim platform. We provide chairs, and a range of different size life jackets. In addition we have multiple water toys, a canoe, 2 paddle boards, a kids kayak and a large watermat. Newly added February 2022, an 8 person Hot Tub to relax in while enjoying the stunning views of beautiful Beaver Lake! You can enjoy the beautiful scenery year-round while relaxing in the comfort of this 8 person, large spa for your enjoyment, and more ways to watch the beautiful sunset!! Whether it is Winter, Spring, Summer, or Fall, you can relax while looking over the large fire pit, and enjoy the stunning views of the lake. If the kiddos want to be in the hot tub, the adults can enjoy the fire pit while keeping a close eye on the kiddos, or enjoy it all together! It will be a HIT for the entire family! Northwest Arkansas has been named the mountain biking capital and the 4th best city to live in. The new Monument Trail is just a 10 minute drive from the house. In addition to the amazing bike trails, we are 30 minutes away from historical Eureka Springs, 35 minutes from the Crystal Bridges Museum, and 20 minutes from the downtown Rogers district. If you are in town for Bikes Blues and BBQ we are a 45 minute ride to Dickson street in Fayetteville. We are very accommodating for mountain bikers or motorcycles. whether your enjoyment comes in your love to ride bikes or love to ride motorcycles, Northwest Arkansas holds one of the tops spots in the Nation for both, and we are here to keep your bikes safe, and have garages that you are allowed to park them in-and you can lock them up and feel safe that they are protected. The proximity of our location to everything around us is perfect but the ease of lake access from the house to the water make this a one-of-a-kind vacation spot for Beaver Lake. This is the second year my family drove from New Mexico to enjoy a week on Beaver Lake in this wonderful location. This property has everything you can imagine for a dream lakeside family vacation - boat/swim dock, life vests, paddle boards, fishing rods, kayaks, Lilly pad, gravel beach, pickleball court, tree swing, grill, fire pit, outdoor dining and lounging, hot tub, ice machine, 4 tvs with streaming, games, puzzles, 2 kitchens, laundry, 4 bathrooms, plenty of beds, clean and dog friendly! The slope to the lake is very gentle, not like many beaver lake properties that are cliff side dwellings! It's well stocked and close to Rocky Branch marina if you bring or rent a boat. We were 7 adults, 2 kids and 1 dog. Plenty of room to play, cook and eat! The hosts are wonderful and very responsive to questions or needs. Air conditioning was great! It is their lake home, so it feels like you are being welcomed by friends. The location is one of the best on Beaver Lake - views, easy sloped access to water and dock and LOTS of amenities. My family of 4 adults, 2 teens, an 8 year old had an amazing week here. The home layout worked great for us. The home was very clean - 4 full baths, nice towels, very comfortable beds and shampoo etc. Terrific game room! Great kitchen and appliances, Washer dryer, dining table for 12 and tv's everywhere! And that's just the inside! Outside is your private resort paradise! Covered XL hot tub, covered very large gas grill with smoker and pizza oven.An enormous deck with upscale outdoor furnishings. Comfortable dining for 12 or more (not picnic tables), huge cushioned lounge area, All lighted with string and ambient lighting. The games!! Darts, ring toss, large 4square, pingpong, pickle ball court. Indoor puzzles and games collection. A wonderful tree swing. The entire area is chain link fenced for dogs, at least a quarter acre with large trees. And the very BEST part for us (my family lives in Albuquerque in the desert!) - the dock and swim area! The gravel beach has 8 Adirondack chairs and fire pit. New boat dock has a swim dock, Lilly pad, ladder, kayaks, paddle boards, tubes, life vests, fishing poles, and chairs. Bumpers to dock your own boat too! Julie and Collier were wonderful hosts, easy to contact, quick response and so generous with this wonderful home. Thank you so very much! ##### Patty G. This is our second time staying here and won’t be the last. Easy access to the home, ample parking, lots of sleep options, beautiful views, excellent deck and dock. The boat dock and shore line was where we spent almost all of our time. The water is so clear and it was so easy to launch our kayaks and paddle boards from the shore. We were able to tie our boat up to the dock which was so nice and made things much simpler than having to launch it each day. The dock is so clean! There is a ladder for easy water access, also. The house was clean and well stocked with what you need and had a huge dining table that fit our big group. The deck was huge, shaded and mostly private. Owners are very responsive. We had our 3 college-age kids with us and the two dogs. This house did not disappoint. It is on a beautiful lot with gorgeous lake views and a very private feeling with trees framing the yard. We loved having a fenced yard for our dogs and could all hang out together. The kids were never bored with the multiple activities like paddle boards, games, pickle ball and hot tub for entertainment. The house was very comfortable, updated, and clean. The kitchen was lovely to cook in and had everything we needed to cook inside and outside. The homeowners are very responsive to the few questions we had. The tv/ family room was especially nice, we were all able to sit comfortably and watch the football games on Saturday. We also came to fish and the dock was fantastic, a very easy walk and well lit at night. Electricity at the dock was definitely a plus. A couple things need attention, the shower/tub in the bedroom off the kitchen did not have any water, we could not get it to come on. Thankfully there was another shower we could use. The grill definitely needs replaced. The house is a tad overpriced, we would definitely rent again with a few more people to lessen the cost. Overall a wonderful place and weekend. ##### Jim K.
