The accommodation is 80 m2 and comprises two bedrooms with air conditioning, one living room, one kitchen, one bathroom, a terrace and a parking place. The terrace is sunny, spacious and has a view to the ocean and agricultural land around. It is equipped with air conditioning, washing machine, refrigerator, ceramic hob, microwave and other utensils, as well as bed linen, towels, Wi-Fi (200 Mbps), TV with international channels, and other amenities to provide a pleasant and relaxed stay. LOCATION The property is near the village of Ribeira Brava, where there is a beach and many restaurants and cafes. Ribeira Brava is located in the southwestern part of the island, which has the best weather conditions in Madeira. A few kilometres away there are stunning cliffs, mountains and Laurissilva forest for nature lovers and hikers. Nearby you can enjoy many outdoor activities such as hiking, paragliding, mountain biking, surfing, fishing and other nautical activities. The property has easy access to the major roads. REMARKS Guests have access to the upper floor of the house. The accommodation and terrace are for the exclusive use of guests and these spaces are not shared with other users. Cleaning is done before guests check in and then there is a weekly maintenance cleaning, which includes the change of bed linen and towels. The accommodation is located in a residential area in the countryside, but there is potential for noise from motorbikes and cars on a nearby street and from dogs barking in the neighbourhood. There are also insects in the surroundings that can be attracted by food scraps. The increase in the number of guests implies a price increase of up to 10% per person. CONDITIONS 1\. Parties or behaviour that disturb the peace and well-being of neighbours are not allowed, especially between 10 pm and 8 am when neighbourhood noise is prohibited. 2\. An online check-in form will be sent to collect essential identification data for check-in, arrival time and means of transport, which must be submitted by guests at least two days before arrival. 3\. Self-check-in with flexible arrival time is available via a key lockbox whose code is created and sent on the day of arrival. For face-to-face check-in, it is necessary to schedule the time and the waiting time is 60 minutes, after which a new time can be scheduled according to our availability. 4\. Guests may be required to present identification upon arrival and provide missing identification details to comply with legal requirements. 5\. Die Kommunikation mit der Agentur/Vermieter war unkompliziert und angenehm. Sehr erfreut haben uns die Eigentümer mit Bananen und Papayas aus ihrem Garten. Die Unterkunft ist als Ausgangspunkt für Unternehmungen auf der gesamten Insel gut geeignet, wobei die Fahrzeit bis zu den östlichen Zielen etwa eine Stunde beträgt. Das Parken ist im Gegensatz zu vielen anderen Stellen auf der Insel unproblematisch. Wenn man selbst kochen möchte, wäre eine Ausstattung mit etwas mehr Besteck vorteilhaft. Die Betten sind eher hart, aber das ist Geschmackssache . Auf der Terrasse wäre ein Liegebett mit einem Schirm wünschenswert. Der in der Beschreibung angegebene Lärm durch Verkehr konzentriert sich im großen Ganzen auf Beginn und Ende der Geschäftszeiten und die Aktion eines Motorradfahrers. Hundegebell und Insekten waren während unseres Aufenthalts kein Thema (ab und zu eine Stechmücke). Nos a gustado que tenga parquing y que este en una sola planta. En la entrada al apartamento se forma un charco de agua porque la pendiente va hacia la casa. Die Entscheidung für Casa da Praia mit Blick auf das Meer hat sich daher als gut rausgestellt, auch für die Erreichbarkeit von Wanderungen und der kleinen Strände. Die Betreuung war sehr gut (Balbina you are wonderful), die Casa hat aber kleine Mängel. ZB. funktionieren die Schiebetüren beim Kleiderschrank schlecht.
