There are no other cabins across the way and plenty of elbow room on the double shaded lot. MASTERFUL renovation inside and out Spring 2024\. This place has comfort and soul + a gourmet lux kitchen featuring induction cooking. Within a couple of minutes are several public launches and hikes. (see Big Creek Rec area - oh wow). Choices of several nearby trout guides can come and pick you up on your dock. FIBER internet! Please be sure to view all photos and read full description before packing up and heading our way. We think it will answer most questions you have in advance or will need, but please, feel free to reach out with any questions. We love them. PROPERTY LOCATION and ACCESSIBILITY: This property is located outside the quintessential postage stamp-size Ozark town of Pangburn, Arkansas. You're 15 - 20 minutes from Heber Springs (ample dining and shopping) and Greers Ferry Lake - an ideal place to rent a pontoon boat for the day or take everyone out swimming at the public sandy beach and jump rocks. RENTAL AMENITIES and LAYOUT: \~ Everything is on one level. \~ Bedroom 1: king bed x1 \~ Bedroom 2: queen bed x1 \~ Bedroom 3: twin bed x2 \~ Bathroom 1: full bath with tub combo - located with access to Bedroom #1 and great room \~ Bathroom 2: half bath located in den \~ The kitchen is fully stocked. Full-size appliances including dishwasher, fridge with ice maker, stove, and most cooking utensils and flatware you would need. Two coffee makers; drip and Nespresso - byo pods. Yes, blender. Yes, slow cooker. Yes pizza pan and cookie sheet. \~ WiFi provided - FIBER !!! \~ Extra large TV in a separate den. NO cable or Satellite TV programming. Streaming programs only with LOGINS YOU PROVIDE or free apps included with Roku. \~Central heating and cooling \~Outdoor wood stove \~Outdoor propane grill PETS: Max 3\. We love dogs! They are welcome here for an additional fee of $85 for up to 3 dogs - a flat fee for the duration of your stay. \*Heads up: sometimes your fur babies are not included in your quote on certain booking sites! For example: pets are not allowed on the furniture but we provide doggy sheets if it's difficult to keep them off - like ours! SUPPLIES INCLUDED: \~ All bed, bath, and kitchen linens for number of people contracted. Body, hand, + dish soap, trash bags, basic cleaning products + tools, and toilet paper. \~ Starter supplies (1 or 2 days depending on personal usage): paper towels, ground coffee + filters, sugar, laundry pods, dishwasher pods, salt + pepper, and cooking oil. \~firewood - for normal consumption - send-offs to Valhalla, no \~ BYO toiletries such as shampoo, toothpaste, etc. \*\*\* Important to note that the river is EXTREMELY cold (even in summer months) and not generally suitable for swimming or wading without protection. The River levels fluctuate daily with dam control. ABOUT US, THE BOOKING PROCESS AND FEES: We are Ozark Mountain Stays LLC, a professional vacation rental management company. We are readily found in a search. We love the area and mostly live very locally to the properties. All properties are self check-in – with key code – after 4pm. Check out is 11\. Confirmed guests received our self-penned "local's guide" to the area! Email you provide is important. We send welcome and access info there. Check your spam, please. Taxes and clean/supply fees are always required as is a processing fee that varies depending on who you are booking through. We cannot accept CANCELLATION variances due to personal reasons or area attraction closures. If we are mandated to close our rental operations, you will be refunded 100% or given the option of credit for future reservation good for 12 months. 1\. We've lowered the down payment to reserve from 50% to 15%. IT IS NON-REFUNDABLE. 2\. If you need to change your reservation due to COVID related government mandates, we will apply your monies paid towards future reservation good for 12 months from booking date. 3\. If you prefer to just cancel, we will retain your monies paid according to the policy timeline, refunding the remainder. We always refund 100% of cleaning and pet fees 4\. LOTS of windows and in a beautiful spot on the river. Very quiet location and, except for one neighbor, it gets DARK at night. Booking and correcting my flawed date picking abilities was very easy. I can't comment on how communication was during the stay because we never had any need to contact them. We fished off the dock everyday and caught trout each time we went out. The views from the back porch and dock are something out of a magazine. We brought our dog and they had everything we needed for her that we forgot. I appreciate how clean and organized this house was. They have a cabinet stocked with every game imaginable and even had toys for our 4 year boy to play with. Couldn't have asked for a better place to stay with my family for a week vacation.
