Perfect for those who want to get the true Hawaiian experience. Colony One at Sea Mountain Condos are located on the South end of the Big Island only 60 minutes from Hilo and 80 minutes from Kona and 25 minutes from Volcano National Park. The two closest towns are Na’alehu (7 miles South) and Pahala (5 miles North). Walk to the world famous Punalu’u Black Sand Beach, and swim with the green sea turtles which bask on the beach all day long. All short drives from the resort: Green Sands Beach, South Point Cliffs, Kilauea Volcano, Ka’u Coffee Mills, and so much more. Greens Sands Beach is the only natural beach in the world that encompasses beautiful green sand made out of olivine crystals. South Point cliffs are the most southern point in the United States and are world renowned for its amazing views and cliff jumping excitement. In the other direction, Kilauea constantly spews out lava in the Volcano National Park for all to see year round. The Ka’u Coffee Mill is famous world round for it’s superior unique coffee taste- see the farm itself and take a tour of the beautiful uplands of the Ka’u district. Punalu’u Bake Shop located in Na’alehu features freshly made Sweet Bread which now ships globally, and can be sampled and enjoyed in your lunch sandwich while lounging in the gorgeously maintained grounds and gardens. Ka’u has some of the most isolated and untouched landscapes in all of Hawaii. The swimming water, fresh and salt, is warm and crystal clear, perfect for rejuvenating the body and soul. The island itself is the only place in the world that contains all 7 geographic climates. Explore icy tundras in the winder, lush green rainforests, and of course the beautiful relaxing beaches throughout the district and island. Most guests rent vehicles at either Hilo or Kailua-Kona airports. Free parking on-site. The County of Hawaii has a public bus system with schedules, routes and fares available on the County Website. I know the drive from the airport sounds like a lot but it worked perfect because when we spent time in Hilo the drive wasn’t as bad as driving from Kona and we were very close to the Black Sands Beach and Green Sands Beach. We went in early May and the fans worked well but with the warmer summers I think it might be a little tough. I wish we had gone when the jacuzzi was open but hoping to be back again soon! The pool was great and easy to sign up for; as well as the WiFi. Amenities included black coffee and a working fridge and pots and pans so definitely stop at a market for the basics. The public spaces are well thought out. We used the grill as did others. Unit 5 is across from the grill and pool which makes it slightly less private than other units in the complex. I guess that would be a problem if there were wild shenanigans going on at all hours but that was not the case. The quiet hour rules are followed respectfully. We liked the location and took advantage of walks to the beach and rocky shore. We would have loved to stay longer. It's "loft-sized" - a bedroom connected to a living space connected to a kitchenette. It's clean and well-maintained. The patio door opens onto a great little patio area, which is just steps away from the pool, BBQ area, and hot tubs. The facility is grown-up - there are a few kids, but the vibe is mature and respectful - we met some really nice people here. The south shore of Hawaii is quiet - this is a place to unwind, and you'll have to travel to do things. About food: there are groceries 10-15 minutes away by car, as well as some excellent restaurants in Na'ahelu. No need to panic and buy food in Hilo or Kona when you land.” HOUSE RULES OF ASSOCIATION OF OWNERS, COLONY ONE The following house rules are for the purpose of promoting harmonious living in Colony One. The cooperation of all owners, residents and guests is required. Owners and Tenants are responsible at all times for the conduct and decorum of their family members and guests. Parents are responsible for the conduct of their children at all times. Games and/or activities, which damage or disturb the common areas are forbidden within the Condominium area. Activities that create a disturbance to residents or destroy the landscaping shall be controlled at the discretion of the Resident Manager. For safety reasons, no play is permitted in the parking area. Studio and one-bedroom units are limited to four (4) occupants; two-bedroom units are limited to six (6) persons. Three-bedroom units are limited to eight (8) occupants. A Quiet Time exists from 9:00 pm to 8:00 am. The volume of radios, TV sets, stereo sets and musical instruments should be adjusted accordingly as to avoid disturbing neighbors. No pets are allowed on the property with the exception of those aiding disabled persons. No alterations, installations or changes shall be made to the exterior surfaces or areas of the buildings, unless approved by the Board. Furniture and toys, including bikes and tricycles, shall not be placed, kept or stored, except within the apartments or in areas designated by the Board. Textiles items including clothing, towels, bathing suits, laundry, etc., shall NOT be hung, displayed or placed in such a manner as to detract from the appearance of buildings, lanais and common areas. All trash shall be placed in the designated refuse areas. Damage to furnishings, buildings, landscaping and all common elements shall be paid for by the person causing such damage. No hibachi or grills allowed other than the ones provided in pool area. All tenants shall observe the POOL RULES as described on a separate sheet in this packet. No chemicals shall be used which adversely affect the adjacent areas or limited common areas. Bicycles, skateboards, roller blades, inline skates and motor bikes are not allowed on sidewalks, grass/lawn areas or the parking areas. They must be removed from community areas when not in use. Automobiles may be parked only in designated parking areas of the project. Parking is not permitted on the grass. Interpretation and enforcement of the House Rules listed above shall be determined at the time of occurrence by the Resident Manager. Decisions of the Resident Manager shall be respected. POOL & JACUZZI RULES Pool hours are 8:30 am to 9:00 pm. There shall be no running, diving, pushing, splashing bombing, etc. in the pool area. Persons under the age of 14 shall be accompanied by an adult while in the pool or Jacuzzi. Each unit shall have no more than 4 guests in the pool or Jacuzzi at any time. The rental resident must accompany their guests at all times. No glass containers, ceramic plates or glass items allowed within the grilling or pool enclosure. No scuba equipment, including face masks, fins, breathing tubes, rafts, inner tubes, toys and other objects allowed in the pool area. Smoking is not allowed in the pool or Jacuzzi area. Smoking is allowed within designated smoking areas only. Swimming aids: vests or arm bands will be allowed in the pool area with proper adult supervision. Appropriate swimwear such as waterproof “dippers” swimming trunks and swimsuits are required. No cut-offs or tee-shirts. Management reserves the right to close the pool area at their discretion. Arriving in dark locating correct parking was a challenge. We accidentally parked in the unmarked asst manager spot. He was rude rather than helpful. Not good start. The accomodation was nice , cute and comfortable. Clean. We discovered at sun up that we were happily right next to pool. The " notebook" could be updated/ more welcoming. Overall very good, recommend and would return. Walking distance to Black Sand Beach! Pool area very clean and incredible view!! Luckily management was responsive and able to get us into the condo. Pricing was decent compared to other places. Bed mattress had about 2/10 for comfort. Kitchen had a basic setup. Bathroom shower was redone nicely, but the floors and walls needed some work. ##### Sean B. We checked in at 8:30pm. When we walked into the door, there was a mop bucket, mop and cleaning supplies. All the lights were on. We walked in and saw the place was dirty. There were no covers on the bed, half pot of coffee and so on. We called the property manager and she gave us couple options. She also drove to the condos immediately and apologized for our experience. She was very accommodating. We shall see if the owner of the condo makes things right. The property manager said the condo next door was vacant but unsure if it was clean yet. We walked in and saw it was not completely ready for renters. She offered another studio which was updated and clean. I’m glad we spent our first night there because this unit smelled like cigarettes, neighbor had tv blaring until 4am, holes in walls, faded paint, old towels, dirty grout in bathroom, squeaky bed and dirty sponge. I would not recommend this unit in this condition. ##### Rose S. BBQ's are not allowed at the condos, which I was disappointed in - you have to book one of two down at the pool. Black Sand beach is beautiful.
