The loft-style house has an enormous vaulted, open plan living area including designer Italian kitchen and huge glass windows to a small terrace and the courtyard, and to indoor Jacuzzi area with glass roof. State of the art air con and humidity control is installed throughout. All bedrooms are en suite with either shower and/or bath. Two bedrooms are located on the glass-walled first floor mezzanine and three in the sous sol/basement. Located just one block back from the Promenade des Anglais and with every amenity on the doorstep, the sea is just 100 metres away, Nice Old Town an easy 20 minute walk, and the airport 15 mins by car or tram. The new tram system, now fully open, has a stop two minutes' walk from the house and goes to the doorstep of both airport terminals in approx 15 minutes, as well as Nice centre. IMPORTANT NOTES We do not accept groups of young people under the age of 25 unless by very specific prior arrangement, in which case we may request an additional deposit to be paid in cash direct to our housekeeper on arrival and refundable on departure (in addition to the VRBO standard damages deposit). As well as potential retention against damages, any complaints from neighbours regarding noise or antisocial behaviour will result in forfeit of that additional deposit. Check in/check out: we do everything we can to accommodate your arrival and departure plans due to flights etc, but this depends on outgoing/incoming guests and the availability of our housekeeping team: a same-day changeover may mean that you cannot access the property fully until 16.00 hours. However we will do everything possible to arrange for you to leave bags at the property earlier. We try to offer the same flexibility on departure: in case of a same day changeover we require you to vacate the property by 10.00\. However our housekeeper will be in touch with you prior to your stay to confirm arrival/departure arrangements. Please note that out of hours arrivals from 20.00 to 23.00 hours are charged at €50, payable in cash to our housekeeper. Jacuzzi : We do everything possible to ensure that the Jacuzzi is available to our renters. However, like any hotel or leisure facility, very occasionally the Jacuzzi is out of action, sadly generally due to renter abuse. We will do everything possible to fix any problems as soon as possible but like any such issue this will depend on availability of maintenance engineer and spare parts. Children under the age of 16 are not permitted to use the Jacuzzi. We stipulate no food, glasses can be taken into the Jacuzzi, and users should shower first, to remove pebbles and sand etc. Please note that the house rental rate does not guarantee the Jacuzzi and there is no refund on the rental rate should the Jacuzzi not be available. Sleeping arrangements : All renters should be aware that there are five bedrooms in the house. Two on the mezzanine above the salon, and three in the sous sol/basement. The two mezzanine rooms look down onto the salon and have a partial glass wall, although it is impossible to see up from the salon into the rooms. There is a blind in the twin room on the mezzanine providing privacy from the other mezzanine room. The three rooms in the sous sol do not have windows to the outside, although two have a privacy glass panel cut into the floor of the salon above: very contemporary! All have air con and humidity control allowing airflow from outside ensuring ventilation. All ensuite bathrooms are integral to the bedroom areas. There is a separate additional (no. 6) WC on the ground floor. There is a small terrace area at the front onto which the salon glass doors and front door open directly. Excessive noise and disturbances : The house is located in a very quiet and private residential courtyard, with very pleasant and reasonable neighbours. Guests are required to keep noise to a minimum when arriving/leaving late at night, with loud music and partying inside or outside during unsociable hours not permitted. Vi är förvånade att huset har fått så högt betyg som det marknadsförs på uthyrnings-plattformarna. Huset har bra placering nära bagerier, affärer och restauranger. Det var också bekvämt med tillhörande parkering utanför dörren. Men där är ett antal faktorer som talar emot ett högre betyg än ”godkänt” (3): 1\. Huset marknadsförs med faciliteter som inte finns (BBQ, utsikt mot trädgård etc) 2\. Huset är mycket knapphändigt möblerat. Knappt några soffbord eller avlastningsbord. 3\. Belysningen i huset är riktigt dålig. Ett kaos av spotlights, som antingen inte fungerar eller blinkar. Utöver det är styrningen av lamporna via brytarna ologisk och rent av uselt planerad. 4\. Huset var troligen fint för 15 år sedan. Idag är det i behov av renovering. Vi summerar kvaliteten på boendet till ett medelbetyg. Varken mer eller mindre. Värden var bra, tillgänglig och vänlig genom hela resan. Vår familj har hyrt boenden under semestrar de senaste 30 åren nu, runt om i världen. Detta boende är bra, men inte mer än så. Denna recension ska inte tolkas som att vi inte uppskattade boendet. Would be good to have doors separating it from the main room as the smell of the chemicals was pretty overpowering. There isn’t a beach view. Alexandra was welcoming and helpful. There were a couple of minor issues, light above the main bedroom sink not working and a couple of the loos cisterns were overflowing which was annoying in the main bedroom as it was going all night. There are lots of bakeries, restaurants etc nearby. It is gated so very secure. There were plenty of room for the 6 of us. The accommodation could sleep 10 comfortably though there are only 6 large plates! The jacuzzi was a bonus too. The master bedroom has no curtains/blinds so is a bit exposed to light and privacy could be an issue as another bedroom looks into it. The WiFi was a problem throughout our stay as it worked sporadically the 1st 3 days and not at all the last 2\. The hostess was very approachable and kept in touch. If you are sharing a room be prepared for no toilet doors as each bathroom area opens directly onto the bedroom. It suited the 6 of us very well though. We loved our stay in Nice. Heel net en modern huis met veel ruimte. Modern verbouwd met een heerlijke hottub met eigen doucheruimte. Alle kamers hebben een eigen bad of douche wat ook erg prettig is. Het warme water is niet echt warm in sommige douches en er bleven een paar toiletten "lopen" waardoor er een constant water of afvoer geluid te horen was. Dit heeft de pret niet kunnen drukken maar is wel echt een verbeter puntje. Kinderen vonden het er heerlijk vertoeven. The courtyard is calm, although we could sometimes hear children playing in it—a nice sound not bothersome. There is lots of open space in the house and it accommodated our group of 9 easily. The dining room table accommodated us and our visiting in-laws. The kids loved having the beaches—both public and private—near by. We found a good Thai and Italian neighborhood restaurants . Property manager tried to be responsive. Brought in electrician to remedy bathroom lighting problems.Clearly substantive repairs needed throughout. Positives: comfortable beds, community space, water pressure, towels. Landlord irresponsible. VRBO's quality control inadequate. At a minimum we would appreciate an apology. Here’s a review based on your input: The property was very clean and comfortable, with good beds and towels. However, there were a few safety and maintenance concerns. The outdoor lighting was insufficient, making it very slippery and dangerous in the rain and dark.
