By booking with us you agree to the terms and conditions outlined here. \*This is a security guard gated community, that requires names of all guests in order to enter into the neighborhood. All guests names must be given at time of booking. \* POA doesn’t allow trailers with boats or jet skis into the neighborhood from renters. \*This tranquil community cannot accommodate loud parties or loud music, and ask that your group be respectful by adhering to quiet hours between 10pm-8am. We retain the right to terminate any stay, without a refund, in the event of noise complaints. This property is a duplex and we do share one wall with the neighbor, however we do not share the same yard. Each yard is private property and separate. \*Conroe Lakefront Cottage sleeps up to 11 people, including adults, children, and toddlers. To keep it affordable for smaller groups, we charge a flat rate for up to 8 guests. For any additional guests beyond 8, there is a fee of $35 per person, whether they stay overnight or just visiting. \*Max parking at the property is 5 vehicles. \* Because of the windy conditions at this location, we cannot accommodate any boats to dock at anytime during your stay, not even briefly. You can however make accommodations to rent out our boat lift. \*Please stay off the neighbors yard to the right of us...there is no gate, but we do not share yards. Please do not allow your pets to wonder into their yard. \* We are happy to be hosting your special occasion! However, we do ask that during your decorating, or time here, you do not include glitter, confetti, or silly strings. Use of these items on the property will require additional cleaning time. Please do not attach any decorations that may cause holes on the walls. \*We ask that our guests help us keep the cottage beautiful by not bringing any hair or fabric dyes. We also ask that you not hang any decorations on the walls that punctures holes. \*Please do not sit on couches with a wet bathing suit or wet towels. Outdoor wet towels may be hung along side the railing on the patio. \*Although we are a smoke free home, we allow cigarette/vape smoking ONLY out on the dock. To prevent a fire from breaking out, please turn off cigarette buds completely before disposing them in the trash can located on the dock. An ash tray is also provided on the dock. \* For the optimal enjoyment and preservation of our fire pit, kindly use only propane gas. Do not use wood or any other source, as it will cause damage to the unit. \*We are happy to welcome your pets with a pet fee of $55 per pet per day. Pet owners will be responsible for any damages the pet causes in home. We require all pets to be crated when they are left unattended. We have provided a basket displaying paw prints with sheets, Kindly use them if you will be snuggling with your furry friend on the couch or bed. Please do not allow your pets on the couches when wet, and please dry them off completely before entering into the house. We provide a basket with old towels for the dogs. Kindly ensure that you clean up after your dogs in the yard, and keep them on a leash at all times, while outside. Please note the following additional fees that may apply: \*Stays longer than two weeks require a clean every two weeks at the expense of the renter. $150\. \*Bio-hazard cleaning fee of $395 \*Smoke mitigation $395 \*Additional time spent to remove celebration décor left behind. $100 per hour \*Unreported pets will be charged $100 per day. \*Reported pets will be charged $55 per pet per day. We allow a max of 2 dogs. We are happy to host service animals, but due to the nature of our community we ask that you let us know if you will be bringing a service animal with you, this allows us to alert our staff ahead of time. It’s clear a lot of thought has gone into this property. Overall a great stay in a lovely location and would recommend for families and older adults. Communication with host was prompt and friendly. Be sure to read all the fine print about restrictions and extra fees if you have a large party. Parking is also a consideration with a mixed group. The listing does not specifically mention it, but the property is a duplex with a shared wall, not a standalone unit. Noise levels after 10pm definitely need to be kept to a reasonable minimum inside the property or neighbor will call security. It’s definitely a consideration for younger/louder adults who want to keep the evening going into the late night outside or inside with music above conversational volume. Reasonable volume levels were not an issue at all however. The rental was very clean and stocked with many of the necessities needed. No need to bring hairdryer, shampoo/conditiner, toilet paper, paper towels they had it all. My hosts were very responsive to any questions I had. A few miles down the road is a Wal Mart, coffee shop and liquor store. We enjoyed fishing, paddle boarding, sunning on the lily pad, boat riding and more. Wonderful vacation experience! We can't say enough about our stay at Lake Conroe Waterfront Cottage. It was the perfect place for our three generations of family to meet up and enjoy Easter weekend. The cottage was full of amenities, for both indoor and outdoor needs, and there was plenty of space for all of us. It was thoughtfully decorated and the kitchen was fully appointed, which was great because we cooked several meals together. We loved sitting on the back porch and had a front row seat to watching an incredible rain storm one evening. The kids loved the Lily Pad and we all enjoyed kayaking and paddle boarding around the lake. Amy, our host, was extremely responsive and accommodating. We wanted lakefront property with full views of the water & accommodations that were rather posh - we decided we deserved to splurge & be spoiled!! This beautiful place was truly amazing & exceeded our expectations in so many ways!From the outstanding views to the lovely furnishings to the attention to details, to making sure you have everything you need....it was a "wow" from the moment we opened the door & the "wows" continued during our initial walk through the property.The weekend we picked turned out to be rather cold but we still had amazing views of the lake through the floor to ceiling glass panels on the lake side of the house & the comfy couches were great for much needed time together for long chats.The townhouse was fully stocked with everything except food & beverages (although there were coffee pods, breakfast bars, & jars of snacks for guests to enjoy). Amy was readily available for answering questions any time we had them.Thank you, Amy, for sharing your beautiful lake home with us & being a wonderful host. Where to begin? The place was spotlessly clean. The kitchen was well stocked with pots, pans, spices, oils, etc. The coffee area had both drip and Keurig with full supplies. There was plenty of sleeping areas. The master bed I stayed in was quite comfortable. Although we didn't use them, there were toys, games, water kayaks, and an arcade style game system. The outside sitting area was spacious with a propane fire pit. The lake view was phenomenal. And I always appreciate a host that goes through and labels all of the drawers and cabinet doors. This location has made it into my top 3 rental properties. Will definitely be coming back. ##### David K.
