The staff was very nice and helpful,
The room was clean and big
It was a bit far from everything and difficult to get around on foot
But overall a very great experience
The overall experience is perfect. We stayed at Royal Garden because of how close it is to Unipol Forum. It's beautiful, very photogenic, perfectly clean, the staff is very polite and helpful. They even took care of our luggage after check-out, because our flight was later in the evening. The metro station for M2 is 5-6 mins away by foot, and you're in the city center in 20 mins. The breakfast is very rich, the quality of the food is 10/10. They have a really cute bar, the prices are cheap compared to some standards in Italy right now (for example, 7 euro for Aperol Spritz that was perfect). Overall, great experience. If you're going to Milano because of a concert or something in Forum, this hotel is ideal.

Location is close to performing center. Shower didn’t work upon getting into room. Room had a funny smell. Bed was comfy enough and view was nice. Breakfast was wonderful and included. Older building not really any updates outdated furniture you get the gist.
Excellent location for motorways north and south. Very modern and very clean hotel. Friendly staff. Lots of free parking. Good value (maybe because it was January). Will stay again

Great service and fabulous location for attending any event at the Unipol Forum.
Although the ac wasn’t working through out the whole day, their customer service tried their best to best accommodate us. Ambience is great as well. But keep in mind, there is no pool in the hotel. Pictures say otherwise.
Area around the hotel was not the best, but access to the city center was easy due to the M2 Metro line. Rooms and facilities were clean. Breakfast did not have a lot to offer and quality of the food was mediocre. Service was rude sometimes.
Hotel was OK but have to say the WiFi in the room was very poor in the evenings. I did point this out to reception but they seemed to think there was no problem.
Breakfast and food in her real was very good.
WARNING The postcode on the booking email is WRONG. It is shown as 20090 when it is in fact 20057. Unfortunately there is also a Via Giuseppe di Vittorio (communist trade unionist) in the wrong postcode! So considerable wasted time spent looking in wrong area.
Otherwise the hotel is perfect and very good value
We were unaware this was directly next to the forum for concerts and events and of course we got there during an event. Parking garage was kinda creepy, dirt floors turning into garage. Loud noises and water dripping everywhere. Elevator up jolted and doors didnt shut all the way. It was free, pretty secure parking though so thats a plus. Once you got inside it was beautiful, staff were ok. Room was big and nice. Very clean. Comfortable bed. Food at dinner was good. Breakfast was good. It advertises being surrounded by nature but its only surronded by an ivy wall pretending there is nature. Overall it was a fine nights stay before we headed to the airport.
It is easy to reach Milano City Center with Train. You walk for 5min and in Assago Train station. It takes 15min to reach Cadorna station where you can walk most of touristic places in 10-15min inc. Duomo. There are shopping centers nearby. For location and Autopark were everyhing perfect. Autopark was free.
Unfortunately there was no 3rd bed or child bed when we arrived. But they have managed to place a portable bed in room. It was quite ok.
Breakfast is just basic European Brakfast with good quality ingredients but 1 type of chese may be more.
Room was clean but with old furnitures. there were some calc marks on armatures. I have read some part of hotel renovated but not sure.
Garden was really okay but there is no swimming pool, of course it is not listed but in pictures there is a pond, just not confuse.
We did not tried the lunch or dinner but there is a manu in rooms which you can check.
Loby staff were polite and helpfull.

Unfortunately, my stay at this hotel was marked by multiple issues that made it very uncomfortable. I had booked for five nights, but for four of those nights, the air conditioning didn’t work. No air came from the vents at all. I’m from the U.S., where strong air conditioning is the norm, and while I understand European AC is typically weaker, this hotel advertised air conditioning on Expedia, which is why we booked it. Our rooms were around 27°C at night in the summer, literally warmer than the outside air at night. I ended up sleeping in just my underwear and waking up sweaty and sticky every morning. We notified the front desk several times, and their only solution was to move us to other rooms—which had the same issue. The AC finally worked on the last night, but by then the damage was done and we were just ready to leave.
The hotel itself is visually beautiful—clean, modern, and designed with lots of windows and garden views. But even that worked against it. At breakfast, the eggs and meat were exposed to direct sunlight, which gave off a rotten smell. I went from enjoying the full breakfast spread to only eating cereal due to how off-putting the smell became.
I’m usually lenient with my reviews, but I wouldn’t recommend this hotel—especially in the summer. It’s a lovely-looking property, but my experience was frustrating from start to finish. To make matters worse, the hotel refused to offer any kind of refund or compensation for the major inconveniences we faced.

Hotel needs renovation. Shower door did not close and water was all over the floor.
When checking in the lady was not nice and not willing to help.
