**There are stairs between levels and through the garden, so we recommend the home for guests who are comfortable with stairs.**



Please note the pool is solar heated, so its temperature depends on the weather. The creek, waterfall and water garden sit outside the pool fence, and children must be supervised by an adult in the grounds at all times. Please do not adjust the pool or sauna settings, as these are professionally managed.

The Neighborhood:

Mount Eliza is the quiet end of the Peninsula's bay side, with big leafy blocks and a small village at its centre. Mount Eliza Village is a three-minute drive, with cafés, shops and a handful of good local restaurants. Canadian Bay Beach, a sheltered bay beach with calm water for swimming, is seven minutes away.



Mornington's Main Street is nine minutes south, with its restaurants, wine bars and the Wednesday street market. The wineries of Red Hill and Main Ridge, Peninsula Hot Springs and the ocean beaches of the southern Peninsula are all an easy day trip.



Sunnyside Estate, one of Mount Eliza's wedding venues, is six minutes from the door.

To ensure a pleasant stay and maintain good relations with our neighbours and the local council, please adhere to the following:



1. Every group must sign a booking agreement provided by Lively Properties.

2. A security deposit via credit card pre-authorisation is required for non-Airbnb bookings, released 5 days post-checkout.

3. Outdoor areas are off-limits after 10 PM, including decks, the pool, sauna and alfresco.

4. No parties or unapproved gatherings allowed at any time. Wedding guests are welcome to stay, but no ceremonies, receptions or pre-wedding gatherings are held at the home.

5. Loud music or activities that disturb neighbours are prohibited at all times; the property has a noise monitor.

6. No schoolies, bucks or hens bookings.

7. No bookings from groups under the age of 28.

8. Smoking and vaping are prohibited both inside and outside the property.

9. Only the number of guests specified in your booking can be on the property.

10. The maximum number of guests allowed on the property at any time during the day or night is 10.

11. Parking is only permitted in designated areas on the property; no street or nature strip parking.

12. Guests must not move furniture inside the house.

13. No pets.
