### Comfortable family Basque villa 

 Come and discover our large white and blue Basque house of 190m2 ideally located at the foot of the Marmandais hills. 5 minutes from the historic center and the city's attractions, however, you will enjoy the peaceful countryside. Very well equipped with its 4 bedrooms, 3 bathrooms, its pool area, its 1600m2 wooded park, our house benefits from an ideal setting for a relaxing holiday with family or friends!  
We welcome with pleasure foreign travelers (English spoken)!   
  
The exteriors:  
The garden is closed and its access secured by an automatic gate.  
At least 4 vehicles can park inside the house.  
The 1600 m2 park is planted with trees (fig, olive, palm) and a swing will delight children.  
The swimming pool (salt) is secured by standardized barriers, a solar shower is available.   
The terrace is equipped with a dining area (8 to 10 people), a barbecue and a bar.  
  
 Ground floor :  
 \- 1 living room with TV, 1 dining room with family table (6 to 8 people)  
 \- 1 open fitted kitchen (oven, induction hob, dishwasher)...)  
 \- 1 double bedroom with air conditioning and shower room. TV and DVD.  
 \- 1 office / playroom. Wifi available.  
 \- 1 laundry room (washing machine, dryer, chest freezer)  
 \- 1 WC  
\- 1 bay window with direct access to the terrace / pool area  
  
Upstairs :  
 \- 1 parental suite (bedroom, bathroom, wc, dressing room) with air conditioning and TV.  
 \- 1 baby room (1 single bed can be installed).  
 \- 1 double bedroom with air conditioning (portholes on the wall and roof windows).
