We enjoyed our stay relaxing on the river, went kayaking and fishing! It was the perfect place to get away. The house is clean and well stocked with towels, entertainment, and anything you would need in the kitchen! We also used the fire pit one night! Thank you so much!
We all had a great time. Infants to adults enjoyed our stay. River access was perfect for our group. Toy box and kayaks well utilized. We'll be back. Thank you!!
House was very clean and could accomodate even more people than our 7 member family. Kitchen was well stocked and the river toys were a big surprise. You don't need to bring extra chairs as plenty are provided. The couch in the living room is especially comfortable. Saw a variety of bitds from the back porch along with deer in the mornings. We had a great time!
This property had everything we needed for our family get together. The house is well stocked with the indoor and outdoor necessities. The kayaks and water toys were a huge hit with the kids and roasting s’mores in the fire pit was a great way to close out the day. I highly recommend this property.
We had an amazing time this is our second year in Leaky and first stay at the Frio River Paradise. The house was awesome and we will definitely be back!
We had a great time at the cabin and had access to water! The Frio is struggling with water flow, but we enjoyed the kayaks and paddle board provided by the host. There are options in the area if you want more water, but the cabin has a lot to offer!!
I take my five grandchildren on a spring break trip every year. This was our ninth year. This property was great. The weather was our enemy. We only had one warm day. But we still had a good time being together. We loved the porches and the kitchen was perfect. I cooked all our meals except one. They had everything we needed.
The cabin is incredible and offers many more amenities and supplies (Kitchen, bath and other) than expected meaning we had everything we needed, including coffee. Unfortunately Mother Nature through us a cure with 12 degree temps and the hot water pipes froze and then burst. We had running water and roughed it by heating water to wash dishes. Owner/Verbo was very accommodating offering us a rental home on the same property for hot showers. It's a Christmas that we will never forget!
Although it was cold and rained every day we bundled up and visited two state parks. We got great hiking in and saw some awesome Fall colors. We were a group of 5 adults and 3 boys under 8.
Property is right on the river, very quick access. Very well equipped, kitchen fully stocked with pots, pans, utensils. Will definitely stay again if I'm looking for a pleasant river retreat.
What a wonderful place to be together with family for a holiday weekend! The cabin was all it was advertised. Cozy, very nice, and right on the water. Perfect! We loved every minute. I would definitely recommend staying here again!
This house was perfect for our family vacation! We had a group of 9. There was perfect amount of sleep space and space for to cook dinner at the house and eat together! The river was right in the backyard. Ever though the water was low, we had a lot of small children so the water level was perfect for the little ones.
The house is very clean and pretty. The river access is shared with two homes on either side of the cabin. One party at another house took up the entire side of the river so we had to go downstream to enjoy it. Since it was just my husband and I that wasn’t a big deal but if our kids had been along that may have been difficult to traverse. So if you’re looking for privacy keep that in mind. The river is running but very low due to the drought.
The owner was very considerate about the ac temp. Apparently it may need a repair or something as there’s a sign stating that it freezes up below 75. It became quite warm at that temp in the bedrooms. We changed from the master bedroom into another room as a result trying to get a cooler area. I have lupus so the heat bothers me immensely. He allowed us to turn the ac down to 72 the second night we were there. That helped my comfort level some and it didn’t freeze up. Hopefully they are able to get that repaired soon so it doesn’t freeze up at lower temps.
The kitchen is WELL stocked. Very pleased with that. Everything we used worked perfectly except for the ac temp as stated. It cooled just not at a temp we were comfortable with. Communication with the owner was excellent. We Would recommend to stay. It’s close to town but far enough out there wasn’t a lot of traffic.
