The Space: Island Time Villa is based in the beautiful Palmas del Mar Resort in Humacao, Puerto Rico. This comfortable villa offers a private rooftop terrace with ocean views, Caribbean-style furniture, classic art, and AC throughout the entire property. Sleeps 6 guests in 3 bedrooms, each with en-suite bathrooms. IMPORTANT NOTES: #1: The condominium Crescent Cove is currently undergoing general maintenance and upgrades. You may find machinery that is being used to paint the apartment buildings. This is an ongoing project during 2025 and, we expect it will be finished by January 2026. #2: To access the villa, guests must take two flights of stairs. Important to know there is NO ELEVATOR. This property is located in the community called “Crescent Cove”, which does not legally require elevators in any buildings since they have a maximum of 3 floors. Please take this into consideration if you or a companion has any disabilities. #3: This property is a 3-level villa. Guests need to know that it has many staircases. To access all bedrooms, guests must climb a different set of stairs. BEDROOMS The master bedroom has 1 king bed with a flat screen, pool views, and a dedicated bathroom with a double sink & bidet. The 2nd bedroom has a queen-size bed and private bathroom, and it's located on the second floor of the villa. The 3rd bedroom is located on the 3rd level of the villa and has two twin beds, a dedicated bathroom, and best of all; access to a private rooftop with beautiful new furniture where you can enjoy the wonderful ocean views. All bedrooms have floor-to-ceiling windows with sliding doors; perfect to enjoy the stunning views. Separate AC in each bedroom for great comfort. PACK AND PLAY (SUBJECT TO AVAILABILITY): We can leave a complimentary Pack and Play at the property upon request. This should be requested upon booking or no later than 5 days before arrival. Pack and Plays are subject to availability. KITCHEN Island Time villa has a simple and tidy kitchen that gets the job done. It has a fridge with a freezer, microwave oven, oven, toaster, and a coffee maker. The kitchen is fully supplied and equipped with all the dinnerware and cookware needed for an extended stay. This unit has a washer & dryer, a great amenity for a longer stay. LIVING AREAS The main level has an open concept layout that connects the dining room, kitchen, and living room. Has a beautiful 6-person dining table and 2 additional seating areas by the kitchen buffet-style counter. The living room has views of the pool, beach & spectacular Caribbean Ocean. From here you can hear the ocean waves and enjoy the Caribbean Sea trade winds. GETTING AROUND & PARKING The property includes space for two (2) cars or golf carts. You will need a car to move around in and out of the resort. Also, Uber is not readily available in the area, which is why it's important to have your own means of transportation. If looking to rent a golf cart so you can have direct access to the beach, we can provide the number of the rental companies on-site. LOCATION Island Time Villa enjoys one of the most coveted locations within Palmas del Mar, Puerto Rico. Guests can walk to the beach and the tennis club. The rest of Palmas del Mar's amenities are easily accessible by Golf Cart, which can be rented at Palmas del Mar. These include golf, tennis, a wide array of dining options, and various access points to the mile-long beach, marina, surfing, and mountain biking. There are many things to do in the surrounding areas, here are some of our favorites: Golf at one of Palmas del Mar's two 18-hole Golf Courses. Tee times can be booked over the phone. Tennis at the Palmas del Mar Athletic Club with 20 courts that include artificial grass, Har-Tru Clay, and hard courts. Lunch or dinner at La Pescaderia, an oceanfront restaurant by the marina with some of the best seafood on the island. Explore the El Yunque Rainforest. El Yunque is an easy 40-minute drive from the property and is the only rainforest under US Flagship. Chill at the beach! It is within walking distance, is a mile-long, and has a great beachfront grill! Other Things to Note: STARTER AMENITIES At West Indies Vacation Rentals, we strive to provide top-notch amenities, ensuring our guests feel at home during their stay. All properties come with freshly laundered bed linens and towels. We provide 2 bath towels per guest and 1 beach/pool towel per guest. We provide a set of disposable essentials to help you get your vacation started comfortably. These include: \- 1 set of hotel-size soap and shampoo (per bathroom) \- 3 garbage bags \- 1 roll of paper towels \- 2 rolls of toilet paper (per bathroom) \- 1 dish soap \- 1 dish sponge \- A small amount of laundry detergent Please note that we do not provide unlimited disposable amenities. It is the guest’s responsibility to review what is included in the property and stock any additional items needed for the duration of the stay. Most properties also include at least 2 beach chairs and an ice cooler. You may reach out to us 5 days before arrival for confirmation. HOUSE RULES RENTAL AGREEMENT: All bookings require a signed Short-Term Rental Agreement, which will be sent upon confirmation of your reservation. Guests must upload a valid photo ID (no selfies) that matches the name on the credit card used for the booking. The agreement must be signed within 48 hours of booking or prior to entering the property, whichever comes first. Check-in instructions will not be provided until the agreement is completed. NO SMOKING: Smoking is not permitted anywhere on the property. A $500 smoking fee will be charged if this rule is violated. NO PETS: While we are pet lovers, pets are not permitted at the property at any time. A $300 fine will be charged if this rule is violated, and guests may be asked to leave the property. EMOTIONAL SUPPORT PETS & SERVICE ANIMALS: Exceptions to the no-pet policy are made strictly for EMS Pets. If you are traveling with an emotional support pet, you must inform this prior to booking and present the proper documentation. The community requires this documentation as they require them to be registered prior to arrival. An additional $150 cleaning fee could be charged. Please reach out to us before booking for more details. QUIET HOURS: Quiet hours are from 10:00 PM to 8:00 AM. Please be mindful of noise during these hours out of respect for nearby residents/neighbors. UTILITIES (WATER & ELECTRICITY): In the event of an interruption to water or electrical service, the host is not responsible for hotel, alternate lodging, or transportation expenses. If service is interrupted for more than 3 hours, guests may cancel the reservation and request a refund for unused nights only. Nights already used are non-refundable. MAXIMUM OCCUPANCY: The maximum occupancy is 6 adults/children at all times, including visitors. OCCUPANCY ENFORCEMENT: Occupancy limits are strictly enforced. Exceeding the maximum occupancy may result in immediate cancellation of the reservation or removal from the property without refund. TOWELS & LINENS: Towels and linens are provided for normal use only. Please do not use them for cleaning or allow them to be stained with food, grease, or other substances. Charges may apply for damaged or stained items. TOWEL HANGING: Please do not hang towels or any other items to dry in areas visible from outside the unit. A $100 community fine may apply if this rule is violated. SUBLETTING: Subletting or re-renting the property is not permitted. CHECK-IN / CHECK-OUT TIMES Check-in begins at 4:00 PM, and since this is a self-check-in unit, you can arrive anytime after that. If you’d like to check in earlier, please contact us the day before your arrival, and we’ll confirm availability. When possible, early check-in typically starts around 11:00 AM. Please note that early check-in is subject to availability and depends on our cleaning schedule. If you need a guaranteed early check-in, you will need to book from the night prior to ensure the property is ready upon your arrival. Check-out time is at 11:00 AM. TRAVEL INSURANCE / HURRICANE SEASON We strongly recommend that all guests purchase travel insurance, not only during the peak months of Hurricane Season (July to October) but also throughout the year to cover unexpected events such as travel delays, pandemics, or other unforeseen issues. Travel insurance is inexpensive and can reimburse travelers for most expenses associated with canceling travel outside of the cancellation window; however, coverage will depend on the policy purchased. When we first got there we noticed something had leaked all over the floor and was a thick puddle of water, manager was very responsive with this situation and had someone come right over to check/fix it up within the hour. We got the king bedroom and everything was perfect, great view, nice size, and very clean! The other couple took the top floor queen bedroom and they seemed to have a lot of problems. Had no AC control in their room, it was extremely hot the entire time, ceiling fan would only work with the light on and they couldn’t get the light to shut off, could not get WiFi in the room for the tv, phones, or laptops and they had no hot water in their shower. Mentioned the hot water to the manager and got no response. Along with asking several times about the pool, because it was very misleading, also got no response. The papers said the pool was open, but the pool was gated off the entire time with signs saying closed.. saw a few people go in at random times during the week, but the closed signs and ropes never got taken down.. very confusing/misleading. ##### Kassey T. Spacious, clean and had everything we needed. The view was wonderful too. A few minor fixes needed with the shades. The unit manager was terrific. And very responsive. Check in was seamless and they gave us so much information in advance to make everything easy. Will stay here again - wonderful stay and time with family. I have four stars for the description of the unit because the twin beds are on the second floor and the queen is on the third floor. We preferred it that way! The kitchen utensils and accessories could be improved. The kitchen in general needs to be updated. The property manager was very responsive once we were at the property and issues were addressed very quickly. The location near the beach and the overall property is very nice. We rented a golf cart but do not think it necessary at all. We found the selection of restaurants to be limited and of fair quality in the resort. Unfortunately, blackouts in Puerto Rico continue and are frequent still. Certainly not the property's fault, but guests should be aware of this possibility. Few hiccups but I enjoyed myself. Property was Beautiful had a few hiccups with the unit that I won't go into but I enjoyed myself. Did Haye that the pool closed at 8pm and most nights it was so dark out we didn't want to swim after 6:30 we had to ask for lights to be turned on. I actually thought that the resort was a "Hotel" Not actually residents didn't realize we would be staying in a community where we couldn't really have too much fun due to resident rules. Beautiful 3 story condo with awesome ocean views and beautiful, well tended landscapes. It’s nit a wide beach but is nice when the seaweed isn’t covering it. The pool is large, nice and clean! The condo itself was immaculate and furnished with everything you need. Beach towels, boogie boards, kids’ beach toys, and more! Kitchen has everything you need to cook or grill on the 3rd floor deck! All appliances, lots of spices, utensils and more! The resort has about 7 restaurants. You definitely need the golf cart to get around and experience the paid back lifestyle of the resort. Order ahead because they were completely booked and we couldn’t get one. We cooked most of the time. Manager, Jan is very helpful and usually response to my request instantly. I would consider coming back with one reservation: one main reason we came here is that not only we can enjoy the weather, the beach but we could also play tennis at the club. However it is really upsetting when the club told us that it is only open to club members but not guesses due to covid restriction. It felt like a slap on the face. I am prepared to have the club closed due to covid, before we visit. However, as a community, if they don't want us or treat us as second class, then I likely would be very hesitant to visit here again and spend my money at somewhere that I would be treated equally. ##### chuansheng w.
