### Shore beats Work - Eleavated Views

This shore beats work. Located high above the rest in a tranquil part of town this two-storey townhouse offers elevated ocean and rural views.  
Featuring the main living area upstairs which also includes a separate powder room / toilet. Also includes a reverse cycle air conditioner.  
Stand back and take in the uninterrupted views of your surroundings including the local Golf Course and more. Step out onto the patio for your evening soiree. Sit back with your favorite beverage, take it all in while watching the sun go down. This area is enclosed, which is great for those cooler months but if it’s fresh air and a breeze you are chasing just open the windows.  
All three bedrooms and the main bathroom are located downstairs. The third bedroom also includes a pull-out bed if required. All three bedrooms include a roll-down shutter which helps keep the heat out. Or if it’s a lay in you want it will also keep the morning light from peeking through as well.  
Step outside and there is also a separate games room which is perfect for the kids to hang while you enjoy the peace and quiet upstairs.  
Outside also includes an enclosed BBQ area which leads out onto the fully enclosed backyard. Perfect area to throw down a rug and relax.

Practice kayaking canoeing, splashing and playing in the water, windsurfing, boating, photography, bird watching, climbing, collecting sea shells, building sand castles, treasure hunts, beach volleyball, or simply comb the beach for free craft supplies.  
Pack a hamper and spend the day or a balmy evening with good company at the gas fired free barbecues under the trees and enjoy the river mouth view. Mother nature is often in action and occasionally the mouth of the river sandbar opens to the sea.  
Swing the clubs on one of the most picturesque 9 hole golf courses in WA. For family fun day out enjoy a game of mini golf.  
Paddle, kayak or canoe up the Moore River  
Test your sand board skills at the sand hills.  
Enjoy majestic sunsets over the Indian ocean.  
Hang out the rods for some serious beach or reef fishing or catch some Bream in the River.

#### Great stay

Nice humble stay with ample room for a family of foreign grandparents. The outdoor grass area served well for the kids. Location was convenient to the river and the beach a lovely stay all round.

#### Lovely views and upstairs area

The property was older than I expected when we arrived, but it was nice and clean. The downstairs where the bedrooms are is a bit dark and dingy and cold (we went beginning of winter), but plenty of spare blankets and best part is that we didn't have to bring our own linen. The upstairs living area is light and bright and lovely. The indoor/outdoor balcony was a great spot to sit and look out over Guilderton and the ocean in the background. The windows needed a clean though, and the table could use updating - it was pretty much a trestle table. The rest of the upstairs was very comfortable, lots of seating, kitchen was functional with lots of little necessities provided, eg oil (more drinking glasses needed though). A really great spot to hang out with family, playing games, watching TV. Backyard was great, good sized grass area, we didn't use it but it would have been a lovely spot for a picnic or bocce or for smaller kids to run around. Dart board definitely got used! 👌 Walking distance to servo which was handy. Overall, we were happy and had an enjoyable long weekend.
