One of Flagstaff's most iconic features is the hourly train that passes through town—a true lifeline of the West! While the sound of the train is audible from the home, train enthusiasts will be thrilled to discover a nearby walking path offering stunning views of BNSF trains as they traverse the scenic Coconino National Forest. Most past guests didn't mind the noise, but light sleepers may want to bring earplugs. SUPPLIES PROVIDED Freshly cleaned linens, bedding, and towels for all guests. Essentials included to start you up: paper towels, toilet paper, laundry detergent, dish soap, dishwasher soap, and hand soap. While there may be condiments or coffee available, we cannot guarantee specific items. PET POLICY Pets are considered; however, we ask that you keep "4 on the floor," as we say in our house. Pets are not allowed on furniture or bedding. Please pick up after pets outside. We usually allow one small to medium size dog (max 25 lbs.). No vicious breeds are permitted. A $50 pet fee applies. EXTRAS Extra Pack 'n Plays, high chairs, and air mattresses are available to rent for $40 per amenity. The bedrooms were comfortable and the furnishings nice. We chose this listing specifically because of the hot tub, and were disappointed with what we found - every other week servicing seems too infrequent for a rental (a lot of hot tubbing could occur between 12/24/25 and 1/7/26) and it was out of chemicals in the dispenser, making us weary of using it. After reaching out on VRBO, I was told I would receive an update once a pool technician was confirmed, but never heard back.Also, the kitchen could use some updated pans/utensils. We didn't do a lot of cooking, but attempting to make scrambled eggs one morning was very difficult with the scratched pans and a lack of non-stick safe spatulas. A few more metal spoons/forks would be helpful too as we sometimes had to wash spoons in a single meal so all 7 of us could eat cereal with a normal sized spoon. I also noticed there were no wet or dry measuring cups, which I usually see in other rentals.The toilet paper and paper towels were REALLY poor quality. We don't expect Charmin Ultra, and we don't usually notice or comment on the quality of toilet paper...but it was so bad. ##### Allison G. The pictures online are very accurate. We were able to use the hot tub but nothing else outdoors, as there was about 6 inches of snow on the ground. It was new, cozy, warm, well stocked, close to town and shopping. The jacuzzi was great, however, after it was serviced, it broke down. The park backs up to the greenbelt and the train tracks are nearby. We had four teenaged boys with us and they loved how close the train was to the house. The house had everything we needed, kitchen supplies, towels, etc. There were six of us and we all slept comfortably. The best feature was the hot tub and fire pit in the backyard. We were worried that the train noise would be loud at night, but it wasn't an issue. We enjoyed having it so close. The house is located \~2 miles from NAU, with shopping and restaurants nearby. We came up to play in the snow at the Flagstaff snow park and to go skiing at Arizona Snowbowl. The house is in a great location and we were just a short drive from anything we needed. The hot tub was a great perk after a day in the snow! The house actually has 4 bedrooms (not 3 as advertised) and it came pretty well stocked. Would recommend to bring your own spices and butter/oil if you plan on cooking. Also the house is an open concept and you may hear everything going on even if you are in a bedroom w the door closed. We bring an air purifier when we travel and it is great for drowning out noise. Highly recommend this place; we will be back for sure! ##### Scott B.
