Lovely stay at spectrum rooms. Clean room and wonderful hosts. Access to a good coffee machine (often not the case) was greatly appreciated! Walkable to Dubrovnik old town or short transport options. Local area has plenty of food and drink available with sunset beach bar… at sunset being expensive but great.

The room was nice and cozy. It also has a small common room where you can relax. The staff was very helpful in taking care of laundry and arranging a tax service in very early in the morning for a fixed price. It is also very close to public transportation and a nice beach. If you are coming from the airport or bus/train station, you may want to ask how you can use public transportation to get to the hotel. Yes, I would definitely use the hotel again.

Ivan was a wonderful host. Gave us rides from and back to the airport, spoke excellent English, very gracious and always available. Rooms were very nice, clean, and well furnished. And a great location for our activities. Will go back and use their rooms again.

Wonterfull for sleep
The room was modern, comfortable and clean. We enjoyed it. However if you want anykind of view forget it since it is a basement with windows up only to the sky. Coffee maker needs service.

Very well presented rooms and common area, good coffee making equipment in the common area. AC was great, everything was ckean and very good standard. The host is very lovely and even offered beach towels as a perk which was really nice. Comfy large bed. Glad we stayed here and bot in the old town.

The king beds are amazing and the ensuite is very new and modern. Beautiful setup for a night or a week. Location is really good also.

This was such a fantastic place to stay. So clean and the staff were so friendly, anything we needed they got us. The staff provided so much information on local attractions and restaurants. The apartment was clean and so modern. It is about 40 mins walk to the old town and a 5/10 min walk to sunset beach. Will definitely be back, cannot fault this property.

this property was absolutely fantastic!! the location was excellent, about 10 minutes walk from the beach and main area. there are bus stops outside to the old town and the property has a supermarket directly next to it which was also very handy. the room was very spacious and had all the amenities including a mini fridge, toiletries,tea and coffee/ beach and shower towels. it was also very clean. there is a balcony at the top where you can relax. the owners were so nice,they were very helpful in terms of advising on excursions,places to visit and eat. they offered a pick up and drop off service to the airport which was free of charge and were very friendly people. they made the stay very pleasant, i would 100% recommend staying here as it was comfortable and relaxing.

Dubrovnik Spectrum Rooms exceeded my expectations. The room and bathroom were spacious, clean and modern. We felt very safe and comfortable there. The location was great - few min walk to Sunset Beach or 5min Uber/30min walk to the Old Town. The BEST part about Spectrum Rooms is the exceptional service - the hosts are wonderful and go above and beyond to make your stay great. For example, when we got there Ivan did not just tell us how to get around town - he walked with us to show us! Thank you so much Ivan for all of your help and for your warm and cheerful hospitality!

Ivo and Ivan were very helpful and hospitable. This place is quite new, so everything looked and worked great. The coffee/espresso machine is a very nice amenity. The shower was wonderful--good water pressure and temperature. Wifi was good. Less than 10 minutes walk and you have the beach, many restaurants, or bus to the old town. I had a 5 star experience, but only gave 4 stars because you need to be able to text or email to check-in. There is no sign and no front desk, so if you were unable to let them know your exact arrival time, you might have a problem. I wish I stayed longer, and would happily book this place again.

Ivan and his family were very friendly and did whatever they could to make my stay enjoyable. Gave advice on places to eat, bus routes and things to do. Room was very clean, air con much needed. Close to bus stops, beach and local cafes. Highly recommend it if staying there

Lovely and welcoming
Was so much better than we expected. The photos don’t do it justice! Such a spacious room and super clean! With an amazing shower! Overal brilliant facilities and a fantastic coffee machine! Ivan and his father were so friendly and accomodating and made us feel like we could ask them anything. Great at replying to emails and texts when we needed to contact them. We had a lovely stay!

Comfortable and accessible by bus
Nice room in a downstairs part of the building. Comfortable newly renovated room with free coffee in the lobby area. The location is good near the Cruz port area. Bus 4 services this area into the old town. Good value for money

This property has AC and it was definitely needed in the summer. Room is very clean and spacious. It would be nice to have access to a Washer and Dryer. But overall it’s a great place to stay.

we had a wonderful stay, room nice and clean we wished we did have more time to enjoy, the bus stop that will take you to the old town is just half of block and the rooms are only 10 minutes walk from the beach which is full of places to eat. Pros: good location in Lapad area of Dubrovnik very near the #4 bus line (to take to the old walled city), modern, comfortable beds, AC that really works well, large shared common area, American-sized shower (😁), iron and board, hair dryer, nice proprietors, quiet residential type area, walking distance to many good restaurants Cons: we had a basement unit so no views, no pool and not near beach, and the floor had this dust all over it which when we pointed it out to the proprietor he apologized profusely for and said it should not have been that way. Also, there were no soap/shampoos and again the priprietir apologized and said there should have been. (Perhaps the maid messed up in preparing our room?) Also: Ivan arranged us a car to take us to the airport.

This was a 10/10 property! The owner messaged us days before we even arrived just to let us know that we can contact him in case we run into any trouble finding the property. When we arrived he was there waiting for us and showed us to our room, which was absolutely gorgeous and had everything there that we could possibly have needed during our stay (incl. coffee machine, hi-tech shower and an incredibly comfy bed). The accommodation is only a 5-minute bus or 25-30-minute walk from the old town and is only a short walk away from several lovely beaches in the area. This is a property I will most certainly be visiting again and I would highly recommend staying here to anyone planning a trip to Dubrovnik. Thank you, Dubrovnik Spectrum Rooms!

When we booked it online we thought we might be taking a risk as the property was brand new so we were worried it was too good to be true. Then we arrived we could not straight away find the property so our first thoughts were that the property might not exist. However the owner had already contacted me before hand so when we were lost I checked my inbox and there was already as second message from him asking where we were and we are so glad we picked this property because it is super clean and comfortable. The room and bed were large and comfortable and it was a quiet and safe place. The hosts go out of their way to make you happy and speak good English. And it's a great location near the beach, bus stop (5 min bus ride to old town, or 30min walk) and theres a small supermarket, restaurants and a bakery nearby. We had a perfect stay and would definitely return. The only way to improve this property is to maybe have a sign outside saying where it is ;).

I liked the nice bed, large bathroom and shower. The hosts are wonderful helpful people; always looking for ways to make your stay as comfortable as possible. Lapad is a great central location. Easy walk or bus ride to old town. Short walk to the beach front and promenade.

Esperienza fantastica. Punto strategico: a 5 min a piedi da lapad, a due passi dalla fermata dell'autobus num.4 che porta a pile gate. Gentilezza, pulizia oltre ogni aspettativa. Ivan ci ha accolti facendoci sentire a casa. Il posto ideale per soggiornare a dubrivnick! Siamo super felici e lo consigliamo a tutti!

Very nice fully equiped room. It is a general space (with coffee and tea) with 4 rooms. We could also use the roof terrace, which was perfect. Very clean in a nice area. The bus to old city stops around the corner and the beacharea is just 10 minutes away. Ivan is the best host, we had such a warm welcome and he is so helpful! We will stay there again if we were to go to Dubrovnic again!

Very nice and central located room!
Very nice room central in Dubrovnik. We took the bus to the old town and the bus stop was very close. The owner was very helpful and it was free parking outside. Restaurants and beach close to the room.
