Nueces Oasis is situated in the charming neighborhood of Mustang Royale which is right off of the Gulf of Mexico. It boasts ample parking and upper and lower outdoor sitting areas for relaxation and a new private pool. This spacious home is accommodating to a large group where most bedrooms have their own bathrooms. The bottom floor has an open floor plan. The full kitchen features a top of the line gas oven/cooktop, side by side refrigerator with ice/water, dishwasher, microwave, pantry, open bar to the adjoining dining room with 2 stools (on the dining area side), windows with plenty of natural lighting and granite countertops with plenty of space to meet all of your culinary needs. The dining area has a wood table with seating for 10 consisting of 4 chairs and two benches. Beside the dining is the living room has a couch, sofa and TV with Wi-Fi and cable. There is an Extra room that Doubles as a (BR4) bedroom/family room that is right off of the kitchen. It can be used as a quiet place to read, room for kids to play or for guests to sleep and a closet for extra clothes and beach accessories. It has a Full-size bed and a triple Twin bunk bed (3 Twins) and private access to the back patio. There is access to a large bathroom from this room and the hallway as well. The full bathroom has a vanity and a large, tile-trimmed walk-in shower with a glass door. Upstairs you will come up to a living area with a modern couch with a lounger on the end, loveseat and ottoman. This space also has access to the balcony. In the hallway, neatly tucked away in a closet, is a full-size washer and dryer. Guest room 1 (BR1) has 2 Queen size beds, a closet, nightstands and a TV. Guest bedroom 2 (BR2) has a Queen size bed nightstand, chest, wall-mounted TV, closet and private access to the back balcony. Both of these bedrooms share a hallway bathroom with a tub. There is also an additional half bath in the hall for when guests are occupying the full bath. The master bedroom (BR3) has a King size bed, TV, dresser, nightstands, reclining chair, closet and private access to the balcony with outdoor seating. Enter into the ensuite bathroom with double vanities and a step-up jacuzzi tub. The backyard has a covered sitting area with a built-in gas grill. Cool off in the private pool (shared community pool closes at 10pm) or soak up the sun in a lounger. There is also access to the upper balcony by a separate outdoor stairwell. Enjoy the shared community pool and boardwalk to the beach from this quiet neighborhood.

Overall the listing did not match the online pictures and was in need of several repairs. There is unpainted trim around doors where repairs have been made, there is an active leak under the kitchen sink and the overall condition of the property is it has been neglected for some time. For example, the outdoor grilling area, not close to the pics online and it's a make shift grilling area with a sub-par grill that looks like a Walmart special vs. a little time going into getting a decent grill. Someone needs to checkout the completely rusted out outdoor shower adapter as well, it's a hazard to anyone trying to use it. Perfect example of the property being neglected. If the property was being inspected and maintained that would not be there in my opinion. Lastly, threshold coming in from side door to kitchen area is completely rotted out nd needs repaired.

#### Great for a Relaxing Family Stay
The house was very spacious with plenty of room for us to spread out. You can drive all the way down to the water on this section of the beach which is very handy, and town is still just a short drive away. Having the pool to relax in for the evenings was wonderful. As a couple other reviews mentioned, the grills could use a good cleaning and the kitchenware is a bit worn, so we brought a travel grill and large skillet with us for cooking.

The pool was nice, good size house, neighborhood was nice also and a walk to the beach. I didn’t like how the outdoor grill was extremely dirty so we didn’t use it. The outdoor furniture is really worn out, some of the furniture and beds need to be replaced because of all the usage, the house also could of also been cleaned better. I recommend bringing your own pots and pans because most of them are overused and scratched.

The house was clean and comfortable. It accommodated our large group and was perfectly located near the beach. One of the best features was the private pool. Because it was July 4th weekend, the beach was packed, so we spent most days relaxing in and around the pool. I highly recommend this property.

#### Relaxing at Nueces Oasis
Our family enjoyed our stay at this lovely home in Mustang Royale. The kids enjoyed spending time in the wonderful pool. The size of the home was perfect for our family. Using the golf cart made it easy going to the beach. It's a quiet neighborhood and we enjoyed walks in the evenings to watch the sunset, it's a nice walk or golf cart ride to the beach. Great beach home for a relaxing vacation.

#### OK, but needs work (Safety Issues)
Great location, beach was easy to get to with a golf cart and in good spot away from the big hotels. Nice kitchen. Back yard was nice with grill (propane was empty and have to fill). Fake grass looks good, but beware it will burn your feet. Stairs from deck to ground level were unusable and a HUGE safety issue. Noticed all of the boards were rotten and falling apart, if someone would have stepped on them they would have fallen right through. Thankfully we noticed it before anyone used it (and potentially got hurt). There was no mention from the owner or any signage about the stairs. If it were me I would make them inaccessible for fear of injury to guest or lawsuit. Over all it is a decent house but needs some work done to address some issues. One of the older (and not kept) houses in the neighborhood. Will probably try and stay at one of the nicer ones in the area next time.

Amazing for a family of all ages! We had an awesome time at this house. It was a great location and the golf cart made everything easy getting to and from the beach. We had a three-year-old and a two-month-old with us and we were able to get to and from the beach as often as we needed to without any trouble. The pool was awesome and the rooms all had very comfortable beds. It was also right next to cinnamon shore so we enjoyed using the restaurants there. We will definitely be going back to this house

We really enjoyed our stay. It is great house and neighborhood. We loved having a private pool. House needs a little TLC, but we will still be back for sure! Property Manager was easy to communicate with and was quick to respond.

#### Grandparents weekend
We had plenty of room space for everyone. Pool was close. the overflow parking was not enough space . enjoyed the cart. over all it was a great experience. close to the beach and away from downtown crowds.. will definitely come back next year. but will plan to stay longer.

#### Family Getaway at Port A
Everyone in our group enjoyed the house and property. The bedrooms, living and kitchen area were all big sizes and was easy to move about to visit and carry on different social interactions without disturbing others. House is close to beach, but we did need the golf cart to shuffle back and forth. The pool was only a few doors down from the property. We would definitely go back there.

#### Labor Day 2020
The house is in a GREAT location and accommodates 10 people easily. Our big issue is the house needs some TLC while the grill was a disaster as it was rusty and dirty and completely unusable, the management company was ON THE SPOT and there with a replacement within 30 minutes. If the owners of the house did some much needed updating then this house would most definitely be a FIVE STAR...
