Beach Access! Pet Friendly! Community pool! Welcome to Tita's Sandcastle LC17! This home showcases an 180 degree Gulf view, features a boardwalk to the beach, and sleeps 10\. All four bedrooms have king size beds. Ground floor/downstairs bedroom is not internally connected. This home is as close to the beach as you can get on Mustang Island! This beach house has a very nice and very large open floor plan including the dinning room, living room, and kitchen. Great for gatherings and is very popular! If you would like to rent it, you better call us now! No Smoking. Dogs are welcome. Access to 1 garage. Parking Rules for Lost Colony 1\. No street parking or blocking the common drive. 2 vehicles maximum 2\. No Parking a bus, boat, boat trailer, trailer, motorcycle, camper, RV, house trailer, or vehicle over 1 ton anywhere except an approved overflow parking area. 3\. No storing a disabled vehicle on property outside of a personal garage. 4\. There is no parking allowed in the grass/landscaping. 5\. Reviewer Comments: I put “mosquitoes” in the title so future guests wouldn’t forget to bring mosquito spray. The pet friendly beach house was really nice for our family. It was clean and Port A Escapes staff were very friendly. Kitchen was nicely stocked but future guests might want to throw in their own 7” non stick frying pan if they intend on frying eggs. We did see the usual beach roaches in the house, but we could tell the house was sprayed on a regular basis. The laundry room was not in the living area of the house (located downstairs near the garage) but that was not a game changer. Plenty of seating in the kitchen and on the deck. It's pet friendly and the kitchen is well equipped. The views and access to the beach are unlike any place that we have ever experienced! It could use a bit of updating and minor repairs. The pocket door to the bathroom on the downstairs main bedroom did not work and should be fixed for bathroom privacy. We had to lock the bedroom door for bathroom privacy. The down stairs bedroom door had a hole on the inside that needs to be repaired. There were grass burs in the lawn, but we worked around them. I wish that there was beach access for golf carts. We reserved a golf cart only to find out that there was not golf cart accessible roads to the beach. Luckily Island Outfitters returned our money. Reviewer Comments: We were very excited to stay at this property given the location right on the beach. However, we quickly realized, the location and the views were the only positive aspects of this house. On the first morning after our arrival, we were greeted by a large cockroach on the wall and on 3 subsequent mornings were also visited by cockroaches. We had several spiders hanging from a bathroom vent and a mouse dropping was found on the kitchen counter. The overall condition of the house was poor. Upon arrival, my daughter found food left on a windowsill in a bedroom. The furniture was shabby and falling apart (I.e. lamp shade ink guest bedroom. The living room was small with seating that can only fit 4-5 comfortably, which left others in our group unable to socialize in the same area. The doors to the deck do not have proper working locks and are secured only by wood blocks. The smoke alarm did not have a battery in it, which is against Texas Law for rentals. We requested property management to come and place a new battery. While they did arrive promptly upon our request, the smoke detector started beeping within an hour. A follow-up request was made to address this issue; however, there was no response from management, One morning we had a knock on the door around 9am and it was the management company asking to come in to replace the air filters because it was “air filter day”. I don’t feel this was professional and these type of routine property management services should be addressed at times when the property is vacant and in-between renters. While the location and ocean views were great, we were ultimately very dissatisfied with this property and caution those who are considering staying at this house. ##### Lary L. Reviewer Comments: You can't get a better location on the beach than this property. 4 bedrooms, 4 full baths and wrap around deck make this the best vacay TX spot ever. Do not come expecting a 5 star resort, if so, this is not your place. If you want a TX beach, relaxed mode and waves at your balcony, come here. Beds were clean, towels clean, sand on floor - but it was mopped. We will be back again! When staying at this property, expect and older floor plan which is super unique (in my opinion LOVE it) but also expect outdated furniture and a kitchen that lacks modern kitchenware and no salt/pepper, wrap, etc provided. Kitchen utensils are minimal, BUT it is so worth staying at Tito's because the view is 1000000% worth the money! Life is short. My out of town company from Albuquerque & I from Austin enjoyed every bit of our vacation. I would suggest letting people know all the items in the kitchen so they don't have to bring their entire kitchen with them. So many utensils, cookware, pots, pans were there. The washer & dryer are in room by garage along with beach toys & boards.The ice maker wasn't working & fridge kept leaking all over floor which was a safety hazard for us. Hopefully it was fixed after we left.The nicest restroom at the top wasn't stocked like the rest were with small welcome items. I thought that was weird since its the master & best restroom.But overall, loved the house. Worth every penny & perfect for 6 adults.
