Plenty of beds, plenty of bathrooms, and close to all of the attractions that the young folks like (Joe Jimmy's, House Pasture, Garner.) The house was stocked with the basics but we sure missed having a second fridge for drinks. We made do with doing a cooler shuffle every morning so no biggie. Julia was very responsive and helpful. It fit our group perfectly so that everyone had a bed and also tons of living space inside. House had plenty of room for everyone. Kids loved playing volleyball outside. Dining area was HUGE! Location was perfect and within walking distance to Hippie Chic's River Shack where we ate dinner twice. Super short drive down to both crossings. The house was perfect for our group of 12 adults—cozy enough that we could all gather together for games and stories, but spacious enough that we never felt cramped. It had all the basic amenities and was cozy. We loved the large dining table, we were able to sit all 15 of us down for dinner together. The proximity to the Frio and Garner State park are great. All the secondary beds were very firm but the master was very soft.The host, Julie, was very prompt in responding to messages and very clear with instructions, which made the stay relaxing.
