Any guest who refuses to vacate when instructed will be treated as a trespasser. No parties, events, or gatherings over the listed occupancy are allowed under any circumstances. Bookings made under false pretenses will be denied access with no refund. You must be 25 years of age or older in order to book one of our homes. While we ask a series of screening questions to all guests, local guests are subject to additional screening steps, including a phone call. We reserve the right to cancel any guest reservations at our discretion. Quiet hours are from 10PM until 8AM every day of the week. We have zero tolerance for noise complaints and multiple violations will result in immediate eviction without refund. No smoking or vaping inside of the home under any circumstances. You will incur an additional fee of $500 if you smoke within the home + the cost of any damages. If you smoke outdoors you must dispose of any debris safely, do not discard anything in the yard or patio. No illegal substances or activities on the premises. Pets must be approved in advance. We charge a pet fee for up to 2 pets at all of our pet friendly locations. If there is evidence of any undisclosed pets in the home (pet friendly or non-pet friendly), you will be charged for cleaning + any additional damages. If the property is left in an unusually dirty condition that requires deep cleaning beyond our standard turnover, an additional fee will be charged to cover the extra housekeeping costs. Early check in and late check out for up to 2 hours is available per calendar availability, at an additional cost. This must be requested through your boarding pass, and we will approve / decline after reviewing our cleaning schedule. Do not tamper with smoke detectors, security devices, or Wi-Fi equipment. We were in town for my son’s graduation and things were about 10-15 min out, so not too bad. The property had everything we needed in a quiet neighborhood. When you drive up to the property you get a feeling that you maybe going the wrong way due to where the neighborhood sits. It is kind of tucked away and if you aren’t from the area one may think to themselves “where are you taking me”. The house was pretty clean except for built up dust on the fans, window sills and light fixtures. It was a beautiful set up and with plenty of towels and blankets. I wanted to extend our reservation, but the messages on VRBO perhaps a delay on the app made it seem that the manager was not responsive. Once again thank you for allowing me and my family stay in your beautiful home. ##### Thais R. But the factor for our family was the unclean state of the home. We had to come in and clean the kitchen from floor to ceiling as nothing had been truly cleaned and was sticky with dirty hand marks everywhere. We had to clean the refrigerator out and the stovetop was disgusting! The laundry room was even worse! We had to clean the washer and dryer before even utilizing the appliances. When we looked beside and behind the washer and dryer, we almost threw up - the dirt and filth build up was astonishing! The furniture is falling apart and we had to put our legs up against the dining table legs when we sat down to eat so the table wouldn't fall over. The front porch lights didn't work and there were a couple outlets that did not work as well. The carpets had not been swept either. We are stunned that anyone would think that this home is ok to rent out in that unclean state. We would like to respectfully request that our cleaning fee be reimbursed. ##### Jennifer G.
