The boat is not included in this listing, it is rented separately. It must be rented for the entirety of your stay and cannot be rented for day usage. There is a 4 night minimum for the boat rental and we need at least 2 weeks notice to coordinate the boat rental. Please message us prior to booking if you have any questions! Please note that the downstairs section of this house is only accessible through a separate exterior door. There is no interior staircase connecting the two floors. Please note that the exterior TVs do not function anymore due to their exposure to weather. We are very close to the water - expect to see wildlife including bugs, lizards, birds, turtles, raccoons, squirrels, and the occasional deer. Regular pest treatments are done both inside and out but it is very easy for pests to slip into the house if doors or windows are left open. We have one security camera on the front of the home. There are also camera on the front and back porch. Please note the inside fireplace is not for guest use. The maximum occupancy that is shown in the listing includes any and all visitors that will be at the home. Over-occupancy or unauthorized events will result in IMMEDIATE eviction without refund. Any guest who refuses to vacate when instructed will be treated as a trespasser. No parties, events, or gatherings over the listed occupancy are allowed under any circumstances. Bookings made under false pretenses will be denied access with no refund. You must be 25 years of age or older in order to book one of our homes. While we ask a series of screening questions to all guests, local guests are subject to additional screening steps, including a phone call. We reserve the right to cancel any guest reservations at our discretion. Quiet hours are from 10PM until 8AM every day of the week. We have zero tolerance for noise complaints and multiple violations will result in immediate eviction without refund. No smoking or vaping inside of the home under any circumstances. You will incur an additional fee of $500 if you smoke within the home + the cost of any damages. If you smoke outdoors you must dispose of any debris safely, do not discard anything in the yard or patio. No illegal substances or activities on the premises. Pets must be approved in advance. We charge a pet fee for up to 2 pets at all of our pet friendly locations. If there is evidence of any undisclosed pets in the home (pet friendly or non-pet friendly), you will be charged for cleaning + any additional damages. If the property is left in an unusually dirty condition that requires deep cleaning beyond our standard turnover, an additional fee will be charged to cover the extra housekeeping costs. Early check in and late check out for up to 2 hours is available per calendar availability, at an additional cost. This must be requested through your boarding pass, and we will approve / decline after reviewing our cleaning schedule. Do not tamper with smoke detectors, security devices, or Wi-Fi equipment. The house was the perfect location for our families. The rooms were comfortable and there was plenty of room for hanging out and still being together. The views of the lake from the deck were fabulous. We will be in town again next year and will be booking again. The showers and bathrooms were all stocked and great. Plenty of room for parking. All our older kids stayed downstairs, while the rest of us were upstairs. It's a fantastic layout for a large group or family. The shared boat dock is well set up for bringing a boat rental & a seadoo in. Marina to get gas is pretty close by as well. There are many wonderful things about the house and exterior areas to enjoy when not out on the lake. We ordered groceries from Publix to be delivered, as you are about 15-20 minutes away from shopping needs. We tried to plan so we wouldn't have to leave the lake. The only negative for us was that the exterior wasn't cleaned at all. It needs a deep clean with a pressure washer. We just made the best of it and did our best to clean up the exterior with a vacuum and broom so we could use the space. My son fixed the exterior TV and string lights so we could watch college football and enjoy dinner with everyone on a Saturday night outside - the space is wonderful! ##### Jessica N.
