Good location - close to beach and main streets of Brighton
Quiet - no noise from bars or nightlife

Terrible Mattress - uncomfortable/old
Housekeeping - We didn’t have enough toilet paper to last the duration so had to buy more (housekeeping has to be requested, but didn’t think we should need to for such a basic necessity)
Bad comms - I requested housekeeping for a specific time (during the day), which the hotel confirmed but they didn’t communicate it with their housekeeper so housekeeping was not done until the afternoon while we were resting
Be aware - no elevator, no breakfast offered
Good option if you just need to put your head down for the night. Clean and in a great location.
This is an unstaffed property where you’ll receive entry instructions a day before. Someone is on call when you need them and they were super friendly.
As it’s an old building with multiple rooms, it could potentially get loud and feel unsafe depending on the type of guests that are staying.
Overall very good and would stay again if the price remains competitive

Sweet room close to shops.
It was a sweet little room, with small balcony to front over looking some greenery.
Bed was soft, plenty of sockets and WiFi and lighting. Wasn’t much noise when we stayed so slept well. The only issue was the smell coming from the en-suite which wasn’t very nice for the price that was charged . Was close to shops and Brighton centre where we were watching a comedy show.

Clean room but the bathroom door did not shut properly and there was a nasty, damp smell coming from the drain in the shower ( it was a basement room). This was really off putting!
Bedroom was good , but would have been excellent if there was a mini fridge ( there is room for one under the tea area). Great location though!

We had a problem with getting the codes for the door at start, since the place is unstaffed. But threw the page we managed to get help and after some ifs&buts it went fine. The room was central, clean and well enough to a lower price.
This property was okay for a one night stay, but the ameneties werent great, the shower blocks and fills up within a few minutes (theres a note to say leave 15 minutes between showers due to drain issues) but hardley have long enough to wash hair before drain fills. All floors and doors in the property wonky and doors do not feel very secure. The property was in a great location and the check in went smoothly with clear instructions from the property - although we met another couple who were waiting an hour to get the locks changed due to a checkin issue with the key safe. Windows were very rattly - could hear them bang when the wind blew.
For the price i expected better, but overall was okay for a 1 night stay, super convenient location.

Nice, comfy room but not happy with smoke smell
Great location and it was perfect for an overnight stay for my mums birthday. The beds were very comfy. We were just a bit disappointed with the cleanliness of the room - it stunk of smoke. We opened the windows and I sprayed my perfume (not ideal) but we couldn’t get rid of it. Hopefully just a blip as I’d stayed here before and it wasn’t an issue.

The photos look far better than reality! Hall and stairs very scuffed. Room and bedding were clean. Shower was dodgy…the water didn’t drain away, so you had to be very careful not to let it spill over the shower tray.

Clean but small and basic
The communication from Robert was excellent and he managed to get me the room at 2pm instead of 3pm. I booked for myself but ended up bringing my wife. Room was tiny! We had to get ready for a wedding and it was not comfortable. It was clean but for what I paid I’ve stayed in 4-5 star for similar or less. The picture advertises a room more spacious with a balcony. We had neither. Room 8, 3rd floor is only suitable for one small person. Bed was comfy enough but room was basic. If you are travelling non peak time and need a place to crash for a night it would be ok but no more. Location was good for what we needed.
There was no response when I asked ( by email or by call) for door code from 24hours to 6 hours ago of check-in time. Whilst I leave from home at 9am and on the way to INNit Joy until almost 11am, I got the email from INNit asked for my ID, but INNit didn't tell what kind of ID I should provide. I didn't have driver license and I didn't have my passport on hand. I requested them to accept my husband driver license as he came with me. It took almost 4 hours back & fore, finally they requested me to fill-in the form. Fortunately I could can the door code at around 3pm. I really unsatisfied their late response to me. If INNit needs my ID (passport) why they didn't response to me in one day ago or even in morning time of my check-in day before I left my home. This bad experience make me & my friends lower down our ranking to INNit. Consider the market price of room charge, we accepted the room conditions and room services.

The bed was fine. It was a room only booking so no food was part of the stay.
The location was good, but a shame about the number of people who use the green space outside to smoke marijuana.
Ideal for a short stay, 1 or 2 nights, but not longer.
The bed was broken and wonky, the lower half had a dip of about 7 cm because the base was made up of two separate parts, and the matress was more like a futon. Otherwise did the job.
Entry details were emailed late which meant I had to chase them up. Location was good. Bed was comfortable. The Deluxe room was very basic, sloping floor, large gap in the entrance door. Shower very small and a very unpleasant smell from the bathroom. The balcony had not been cleaned of bird mess and feathers and not sure the doors would have opened. Very run down.
Stayed for night in an un suite room and it was exactly what i needed. Was trying to arrange early check in at last minute and couldn't get a response to messages or calls. Other than that, it was great and I would stay again.
Really poorly maintained rooms.
My room, number 4 stank of old drains and the smell in the bathroom made me feel sick.
Noisy location and no sound proofing in the building. Definitely not worth over £100 and wouldn’t stay again. I stay in Brighton most weeks.
