Sitting on a large wooded lot, this home provides tranquility only a few minutes from Breckenridge town and skiing with plenty of hiking options in the area. 3 bedrooms, 2.5 bathrooms and a den are laid out around an open floor plan. The great room provides a perfect gathering space with soaring ceilings, a wall of windows, floor to ceiling stone fireplace and ample seating open to the kitchen and dining spaces. Enjoy a charming view of Quandary Mountain peeking through the forest. The Space • Open concept kitchen/living/dining • Small dining table seats 4 • Additional larger dining table seats 6 • Kitchen island has additional bar seating for 4 • The living room features two sofas plus two arm chairs. • Gas fireplace • Flat screen TV is mounted over the fireplace. • Dedicated entry from the attached garage and front door with bench for boots and coats. • Two car heated/attached garage. • Laundry room with full sized washer/dryer. • Occupancy Limit: 8 • Parking Limit: 5 Bedrooms and Sleeping Areas: • Bedroom 1: King bed plus attached bathroom (on its own level, one floor up from the main level). • Bedroom 2: Queen bed plus children's bunk bed • Bedroom 3: Queen bed plus dedicated desk with monitor for guests to plug into. • The den off the main level living area can be used as a fourth bedroom and features a queen sleeper sofa, flat screen TV, gas fireplace and half bathroom (perfect place for kids to hang while the adults are one room over!) Park at the base of the gondola (pay parking) for easiest skier access or park for free at the ice rink lot and take the free shuttle to any of the base areas. • Hiking trails are everywhere in this area, Fredonia Gulch, just a short walk from the house, is a 4.5 mile out and back trail up Red Mountain that features wildflowers and excellent view. • Just down Highway 9 in the parking lot for the McCullough Gulch trailhead • About a 3 minute drive south on Highway 9 is the trailhead for the 14,000 foot Quandary Mountain, a ver popular summer hike. Please check the local parking/shuttle setup prior to planning this hike. Parking may be limited or not permitted at the trailhead. • Just a few minutes up Highway 9 is the trailhead for Mohawk Lakes, a beautiful trail that features a waterfall and lakes. PROVIDED ITEMS: • The kitchen is fully stocked with all essentials. We also provide complimentary salt and pepper, coffee and tea, paper towels, trash bags, dish soap, hand soap, dishwasher detergent, kitchen towels, and a sponge. • The bathroom is fully stocked with necessities as well as hairdryers and full size hand soap/conditioner/shampoo/body wash. Laundry detergent is supplied for the washer and dryer. • There is a Pack N Play travel crib located at this property. Please bring your own Pack N Play crib sheets. We loved the huge windows with magnificent Quandary Peak views among the trees—and didn’t want to leave! We appreciated that the home was only a few minutes drive to downtown Breckenridge’s Main Street, restaurants, and the Gondola. We will book this so very comfortable home again for early summer so we can enjoy its view of Quandary Peak-even from the upstairs bedroom-and the great hiking trail that begins at the end of the street. ##### Pam K.
