This home offers three bedrooms, two full-bathrooms and a large, open living area. The living area features the living room with vaulted ceilings and a sleep-sofa, fully-equipped kitchen, and a dining area. The first bedroom features a king-sized bed, television and an ensuite full-bathroom. The second bedroom features a queen-sized bed and a television. The third bedroom features two twin beds and a television. The second full-bathroom is centrally located and easily accessible from throughout the home. There is a sun-room off of the living area with a desk that provides a nice work space and additional living space. The front and rear porches, as well as the rear yard area provide good outdoor living space. There is a paved driveway that can accommodate up to four vehicles. Please note, only two pets per stay allowed with additional fee. Ocean Pines offers many amenities a la carte including pools, golf, tennis, marinas, parks, beach club and more. Additional information can be found at the Ocean Pines community site. Ocean Pines offers the best of both worlds, a classic beach resort community that is a lot less hectic than Ocean City, but is only a short drive from Ocean City’s beaches, restaurants, amusements and shopping. Ocean Pines itself offers several restaurants, bars, coffee shops, parks, a yacht club, grocery store, shopping and more. Come make some memories at the beach with Coastal Life Vacations. Linen and towel package included with reservation. Management fee includes Damage Waiver for $1000 in accidental damage coverage. General Policies Minimum guest age is twenty-five years old. The guest that signed the Lodging Agreement shall be the guest that checks-in. This guest must be at least twenty-five years old and occupying the property throughout the duration of the rental period. All occupants of the property during the rental period shall be supervised by this guest. Violation of this policy will result in denial of access, cancellation of the reservation and/or immediate removal from the property without refund. Maximum occupancy is noted on the listing and related materials. Violation of this policy will result in denial of access, cancellation of the reservation and/or immediate removal from the property without refund. Guest shall not host, or permit to be hosted, any parties at the property at anytime. Violation of this policy will result in denial of access, cancellation of the reservation and/or immediate removal from the property without refund. No smoking or vaping is allowed on the premises. If smoking or vaping does occur on the premises, Guest will be evicted and is financially responsible for all damage caused by the smoking including, but not limited to, stains, burns and the cost of odor remediation and removal and replacement of damaged property. Your booking includes $1000 in accidental damage coverage, however any property damage needs to be reported immediately to Coastal Life Vacations to avoid additional charges and/or legal claims. Rental booking includes a complete linen and towel package. Guest will be responsible for supplying their own paper products, toiletries, trash bags, beach towels and beach equipment. Cancellation Policy All cancellations shall be in writing. Processing, management and credit card fees are non-refundable. Reservations canceled more than sixty (60) days prior to the check-in date will receive a 100% refund less aforementioned fees. Reservations canceled more than thirty (30) days prior to the check-in date will receive a 50% refund less aforementioned fees. No refunds will be provided for reservations canceled thirty (30) days or less prior to the check-in date. No refunds will be provided if Guest does not take occupancy of the Property. A transfer to another Property at Guest’s request will be treated as a cancellation. Reinstatement of a canceled Reservation is subject to an additional processing fee. The Reservation will be in effect upon receipt of initial required deposit payment and the applicable cancellation policy will apply at that time. The Neighborhood: Ocean Pines Interaction with Guests: Property is equipped with an electronic lock. It was relatively inexpensive, and better than what we expected from the photos on the listing. Very well equipped kitchen. All the appliances were new, high-end and there were lots of them. The beds were comfortable. The house was very clean. There is a very nice sun room complete with a work desk, a turntable and a collection of LPs. There is furniture for the backyard and deck. There is a grill on the back deck. There were nice homey touches throughout the house that made it feel unlike a rental property. They really have thought of everything to make their guests comfortable. The property was extremely accommodating to my family. The neighbors were so so friendly and welcoming too.
