Vacation Rental Agreement- This vacation rental contract is a legal agreement between Estes Park Property Management (also referred to as the “Property Manager”) and you, the Renters (also referred to as “Tenants” and “Guests”). This contract is entered into as of the date when the Renters place their reservation online and the reservation is screened and accepted by the Property Manager. The Property Manager will notify the Renters when their reservation is accepted. Full payment is due 30 days prior to check-in and must be received before the lock box code and directions to the vacation rental are released. Policy: The Vacation Rental must be left picked up and the departure instructions followed. If there are difficulties following the departure instructions, the renter should notify the property manager. Reservation Policy: We, the Renters (also referred to as “Tenants” and “Guests”) agree to the following: 1\. We will be completely responsible for any and all damages to the property caused by our negligence. 2\. We will notify the owners of any damage upon arrival. 3\. We will hold the owners harmless from any and all bodily injury and/or property damage incurred on the property arising out of our negligent acts or omissions. See disclaimer below. 4\. We will pay for any fee that is reasonably attributable to broken, damaged, or missing items. 5\. Please follow the cancellation policy through the website you booked through. 6\. Otherwise, great stay! Our kids played outside for hours. There’s a small creek with a log bridge, rock formations for forts, hiking, the road is minimally traveled so good for walking/running, or just sitting on the porch. Even though there’s neighbors close by, it feels completely secluded and private. Great open floor plan for spending time together while enjoying beautiful views. It was chilly during our stay so the deep tub & wet room shower/tub combo were great for warming up. It’s about 15 minutes into Estes Park or RMNP, but it’s a beautiful scenic drive with lakes and we saw lots of elk!Tips if traveling with small children.-The staircase is fun so may have to block it off. -Primary bedroom is upstairs while bunk room/bathroom are on the main level. There’s plenty of room in the library that’s upstairs by the primary. If children get scared, you may pack an air mattress to put them upstairs. There’s lots of lantern type lights around the house that worked well as nightlights that I appreciated!-There’s a piano. The pictures don’t do this property justice. The cabin is beautiful. The property is amazing and you can hear the stream sitting on the porch. The only negative of our stay was the propane electric generator ran the whole time. It wasn’t mentioned in the listing the cabin ran on generator. This did have a negative as you could hear the constant sound. ##### Kyle K. Every morning we did some front porch sitting while drinking our coffee before we started our day. The view was amazing and the sound of the stream was music to our ears. The Japanese sitting tub was so relaxing after a big day. The gas stone fireplace was a cozy feeling on cooler nights. The first few nights we slept with the bedroom windows open and it was so refreshing. The temperature in the cabin was always perfect. It was so peaceful there! The location was perfect for us. It was about a 20 minute drive to Estes Park. The property was perfectly secluded and a relaxing place to come back to. We didn’t want to leave and hope to come back! ##### Robyn S. Easy communication. There was white animal hair on the rocking chairs and upstairs sofa. Watered down dish soap. Not easy to carry luggage up/down the tight spiral staircase to/from the master room and the bunk beds are short in length not accommodating for an adult. Very private area, but only 15-20 minutes to RMNP entrance. Beautiful creek running through the property. Lots of great wildlife moving through the area, including a moose this year. Still accessible to the south entrance, but peace and quiet with a great creek running through the property. A wonderful stay for our family! ##### Bobby W.
