With a 60 foot wrap around deck overlooking the sunrise on the Caribbean and direct water views from every room this condo allows you to enjoy the beauty of Akumal every second you are there. A beautiful and consistent ocean breeze fills this well appointed unit at all times. A new kitchen – new counters, sink, refrigerator, microwave, and reverse osmosis (filter water through the sink and refrigerator) all done late 2020\. All upholstery (couch, chairs and stools) has also just been redone making the condo feel brand new complemented by a new 50 inch smart TV With one of the largest decks in Akumal ( 60 ft ) , you can enjoy dining outside, lounge in the hammock, relax in the outdoor living area all on the second floor with privacy and a view second to none. There is also complementary housekeeping 6 days a week and concierge service on property. General Layout: Seven Seas #6 is a second level condominium located in South Akumal, just 2 miles south and 15 minute walk to Akuma Playa. This unit has a private entrance that takes you to a main entry which is bright and opens into main living area which includes a large ocean facing sitting area, well furnished with oversized rattan furnishings, dining area with seating for eight, and the well equipped and newly furnished very workable kitchen with breakfast bar. The main living area is also equipped with a 50 inch smart TV. From the main living access the terrace via sliding glass doors. The view is unforgettable, looking out through coconut palms to a perfectly turquoise sea. The terrace is well furnished and very private, blurring the line between outdoor and indoor living spaces. To either side of the living area is the master suite and guest bedroom. Both bedrooms are private, with direct ocean views and their own terrace access, AC, and private bath. There is also a queen size inflatable air bed available for US $25/night to accommodate a 5thor 6th guest. The master suite is very oversized with a large and comfortable sitting area of it's own. \- It is furnished with a king bed and again, enjoys it's own direct ocean view and terrace access. You hear the ocean and feel the breeze while you sleep and can watch the sunrise from your bed. \- The guest bedroom is furnished with a king bed, which can be two single beds, as best suits your needs. This bedroom also has a direct ocean view from each bed. The Setting: Seven Seas enjoys large and private grounds. A large swimming pool( with kids section) is located on the beachside of the property. It is designed to be enjoyable by all guests of the Seven Seas Units and furnished with a pool side table and chairs and chaise lounges. From the pool follow the path just a few steps to the sandy beach where you will find shade palapas, additional chaise lounges and a soft sandy beach, easy for swimming and snorkeling. The snorkeling here is excellent and easily accessible for all skill levels. Five sea kayaks are also for guests to use. The bay here is well protected by an outer barrier reef keeping water calm and enjoyable for snorkeling, kayaking and other activities. Outdoor showers are also available for rinsing off when coming out of the ocean. Seven Seas is on a South Akumal street located less than five minute drive or 20 minute walk to Akumal proper with 5 outdoor restaurants and shops. Seven Seas is 1.5 miles to PGA Golf, 15 minutes to Tulum and 20 minutes to Playa del Carmen. It is an exclusive, safe, small gated community of privately owned beautiful beachfront villas. The beach is pure white sand often quoted as the best in the area. 24 hour security is present adding to your complete comfort and ability to relax. Our flight was delayed and he waited until midnight to check us in and show us around. I have no words to thank him. The condo itself is so so comfortable. Two suggestions though. It needs an A/c in the living room and a washer dryer. The location is fantastic right on the beach and you wake to views to die for. Not much of a beach though and Sargasso is a problem though they try and clean up daily. There is a maid service too with the condo which is very convinient. We would definitely be coming back again as it is such a peaceful and quiet property. I was satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: The pool was a nice temperature and well maintained by Freddie. The beach was very nice, didn't snorkel though. Went kayaking which was very enjoyable. On site manager Miguel was very helpful and friendly. The main living area was a little tight and the furniture seemed cumbersome for the space. The unit as a whole is somewhat outdated. Some of the electrical outlets were unusable due to their configuration. It was great having A/C in the bedrooms but not having it in the main area was brutal for the first few days when the temp and humidity were through the roof.The outdoor space was huge and a good place to hang out. The on-site staff were friendly and welcoming, and the managers answered all my questions. The view was stunning and the condo was clean, well-stocked and a great place to relax just steps from the beach. The reason I gave a four-star overall rating is because the rental next door - on the Master Bedroom side - is very close. So for several days we were treated to a family with extremely noisy children playing in the pool. After they left it was a somewhat less (not much) noisy group staying there. We asked both groups to keep the noise down, but it didn’t last long. The way the properties are laid out it sounded like they were in the condo with us. The condo is well furnished and very comfortable. The beds are comfortable and ac works great. No ac in living room but not needed with the great ocean breeze that flows thru it. Location is a quit community close to akumal bay and chemuyil. The pool is the best private pool in the area, refreshingly cool. The condo is directly on the beach. The beach is nice and walkable you do need water shoes To go in ocean, rocks are smooth and easy to walk across. management is well run by miguel escalante and his staff. The area is very safe and private. If been going to this area for over 20 yrs and it one of the few areas that has no changed and became commercial. Akumal Direct was very easy to work with. The directions to the place were easy to follow. This is a secure street, with a 24-hour security team. Once we passed the security and found the property, Miguel (Property Manager) was there to greet us. He showed us the lay of the land and offered a number of recommendations during our stay. The layout of the place was nice. 1 (known) drawback is that the A/C is only in the bedrooms. The main living room & kitchen did get hot. We found that during our down time our family of 4 retreated to their bedrooms to cool down during the day. The pool was great during our stay! The beach had 24 turtle nests established when we got there. This is the most they've had in the last 12 years! Like other reviewers had stated in their reviews. The beach is rocky. Between the rocks and the small urchins, water shoes are a must. The immediate swimming area is wonderful. You can walk out for 30 yards and still touch the bottom. Be mindful because of the corals! There is a reef that keeps the water calm without any current. No rip tides or concerns like that. They have kayaks and life preservers for you to use as needed throughout your stay. There is a groundskeeper (Freddy) and a maid (Daesi). Everyone there was wonderful. What I enjoyed was the pride that the staff had in their little slice of paradise. It was refreshing to see our enjoyment was their #1 priority. Great place! ##### Nicholas K. The location is fantastic but a car is essential in South Akumal. The condo was clean, spacious and has an amazing view to the reef where the walk-out snorkeling is fantastic. Adjacent properties are very close and late night parties can easily become an issue for the neighbors if rental rules are not enforced. This seriously affected our last 3 of 27 night stay and we returned home exhausted because of it.The on site manager did his best to deal with the abusive noise behavior but the villa owner and rental agency should have looked after this situation or perhaps not rented to 6 twenty year olds. The beach was beautiful, quiet and safe. The condo unit itself had a lot of Mexican charm and fit nicely with what we were looking for. The unit could use a little updating, but it was clean, well-appointed and homey. And the views were absolutely perfect. Finally, the staff went out of their way to make us feel welcomed. Francisco greeted us warmly, even as we arrived after hours and about two hours later than expected. Miguel cooked us a homemade meal that rivaled the best Mexican food we have ever eaten. Apr 25, 2017 #### Seven Seas, Unit #6 We arrived in a downpour and the power was out, typical for Mexico. Our property manager, Miguel brought candles and assured us it would be back soon on and it was. He was at our disposal all the time and was a great help with taxis and restaurant recommendations. The condo was what was promised in the pictures, well equipped and comfortable. #6 is the best unit as you can throw a rock to the ocean and be lulled to sleep by the waves. Nice balcony and furnishings. The water pressure wasn't great, but it wasn't a problem. The best feature of the property is the concierge, David. He lined up our transportation to and from the airport, highly recommended, set up our ride to the Ruins and arranged for a private chef, Francisco to come and cook for us. The dinners were fantastic. You pick the menu and he does the rest. The downside for us was that you couldn't walk anywhere, no quaint little town close by, and the beach was beautiful, but rocky and very hard to swim. If you are going for a relaxing getaway, it's perfect. If you are looking for nightlife or great restaurants and shopping, not the place to go.
