Excellent location. Beautiful room and great breakfast served each morning. Would definitely stay here again. Had difficulty finding the property. Would be helpful to be informed which water bus stop is nearest on arrival, yo prevent carrying cases through the City.

This hotel was great! Rooms were very fresh and updated and design is very nice and cozy inside. Very nice location close to water taxi and direct airport water bus. Also includes delicious breakfast! Very happy with our stay here

Check in was extremely easy. We arrived to the hotel which was about a 5 minute walk from the nearest water bus station. Very convenient if you pack heavy. Host was extremely attentive, great breakfast provided every morning. Room was very spacious and clean. Accommodated for an early checkin. Really enjoyed our stay and would highly recommend.

Great stay in a deluxe room. Bed really comfy and the area is quiet. No view from the room but it wasn’t important as we were out all day and most of the evening! Continental breakfast served in our room each morning with a great selection of foods to set us up for a day of exploring or foot. Mosquito repellant plug- in noticed beside the safe in the cupboard and wish we had used it. Wee Mossi had a feed on our last night and died when it was caught in the morning. Beware of the pickpockets in Venice. Take note I was a victim on the first night having my phone stolen from my bag. Otherwise it was a great city break.

Fantastic suite and superb breakfast. Exceptional bathroom and great size suite. Faultless cleaning. Perfect location, which we found vwry quiet. Very comfortable bed.

The hotel is a bit out of the way from St Marks Square, however the room is much larger than others and the bathrooms are beautiful. Received a massive delicious breakfast each morning, it was great.

Really nice rooms. Everything is new and fresh. Staff was extremely polite, flexible and helpful. Location is great. Near to Venice's 5th avenue (of course that doesn't exist, but you will find Louis Vuitton, Dior, DG, Ferragamo, and the best restaurants in the city nearby). It is a few minutes away from Piazza San Marco, or Rialto bridge, and there are plenty of Vaporeto (water bus) nearby. It is of course not the easiest place to get in if you are caring large bags. Actually, nothing that is not nearby the train station (Santa Lucia) will be. However, I would choose this place over and over again. Get a Vaporeto to Santa Maria del Giglio station and then walk 2 blocks. That is it. Breakfast was a really high point. Served in the room every morning, with high quality ingredients and plenty of options: Yogurt, cereal, croissant, fresh milk, variety of fruit jams, nutella, eggs, capuccino, coffee, toats, ham, cheese, etc. There is no reception tough. You will have someone waiting for you when you arrive, like an AirBnB, will get the "keys" and then you come and go as you wish. They will clean the room every day, but there is no room service (it is not a traditional hotel). I would recommend it all day long.

Beware!!! I recently stayed at your hotel and unfortunately, I had a very disappointing experience. I was extremely upset to find that my room had been left unlocked with the key in the door, which is a serious security risk. Additionally, I had placed the "Do Not Disturb" sign on the door of my second room, yet the cleaning staff still entered the room without my permission. I had left a recording in my room to see if the staff would continue to enter and she entered on 4 separate occasions! I attempted to reach out to the manager to address these concerns, but not only did he ignore me he denied everything even though I had proof. As a paying guest, I expect a certain level of service and accountability from your hotel. The fact that my safety and privacy were compromised is unacceptable and has left me feeling extremely frustrated and disappointed. They also have not asked for the key which is concerning knowing that anyone would be able to enter the room! I WOULD STAY AWAY FROM THIS PROPERTY AT ALL COST! BEWARE AND JUST KNOW THAT THEY WILL ENTER YOUR ROOM EVEN IF YOU HAVE A DO NOT DISTURB SIGN ON THE DOOR!

We reply to your shameful review for the second time and we warn you not to continue to provoke and threaten because we will take legal measures to defend ourselves in all the competent offices.First: in Italy it is not allowed to videotape personnel during their work, for this you will be filed a legal complaint;Second : There was no key on your door, and we entered, as it is our right and duty to clean the room. Then, for three days, we didn't go in again, which was a big mistake, because you ate in the room and left such a lot of dirt, that we had to lock the room for a day to sanitize it.Third: For security reasons our staff can enter any room and there is no privacy because it is not your home but the room of our hotel.Fourth : You must be ashamed of the way you left the room, you showed a lack of respect for our staff and how little manners you have.Fifth : Our Manager spoke to you several times and also wrote you many messages which remained recorded.Finally, from a person with such a low moral level like you, we don't accept any lessons.

BEWARE!!! Unacceptable Hotel Experience I recently stayed at this hotel and unfortunately, I had a very disappointing experience. I was extremely upset to find that my room had been left unlocked with the key in the door, which is a serious security risk. THE KEY IS THE MASTER KEY AND THE MANAGER HAS YET TO ASK FOR IT BACK! Additionally, I had placed the "Do Not Disturb" sign on the door of my second room, yet the cleaning staff still entered the room without my permission. I left my recording on and she entered on several occasions rummaging through my belongings. I attempted to reach out to the manager to address these concerns, but I have not received a response as far as your acknowledgment toward this unfortunate mistake. As a paying guest, I expect a certain level of service and accountability from your hotel. I wanted my money back to stay in a safer hotel! The fact that my safety and privacy were compromised is unacceptable and has left me feeling extremely frustrated and disappointed. IF YOUR PRIVACY AND SAFETY IS OF CONCERN STAY ELSEWHERE! The pictures may look nice but don’t let these nice pictures fool you!

The amount of lies and falsehoods described in this review compels us to respond. Our staff only entered your room on the first day to clean it, after you hung up the "do not disturb" sign we did not enter again for the remaining three nights. And we were wrong, because we found such filth, disorder and total lack of respect for the people who work in our facility that we had to close the room for a day to sanitize it. You left pieces of pizza, pasta and other food in your room for three nights. You have to be ashamed, we don't even want to imagine how you live. In addition, our Manager has spoken to you many times and explained that, for security reasons, our staff can always enter the room in any case. Nothing was taken from you, privacy has nothing to do with it, we didn't enter your home, we just did our job

The king size mattress was too soft. After 2 nights I had to sleep on a sofa. I was at the point, that I couldn't walk. Everything else was great. This cannot be the 1st time!! The mattress should be replaced!!

Highly recommended!
Highly recommended! Beautiful room, great location, bed was very comfortable. The bathroom is gorgeous with floor-to-ceiling marble, the shower is awesome with a rain shower head (the shower is in the main room with no privacy so keep that in mind of you have kids). The included breakfast was delicious and very generous, including a warm hard-boiled egg, croissant, cereal, milk, yogurt, bread and toast, jams, Nutella, orange juice, coffee and more. We toured all over Italy and this was the nicest place we stayed. You'll love it.

I took a chance on this becaue I wsasn't sure if i'd like the setup. It was lovely but the room was like a basement room - couldn't see the sky, no light coming in via the windows. Thought it might work for me as I am always out - just somewhere to sleep and I thought how amazing to be in a drammatic room during carnavale. However - there are no tea or coffee making facilities. There's a basic mini bar but no glasses to drink from. There's no storage - not even on the side tables so you are living out of your suitecase - except for what you hand up.There is only one luggage rack so if there are 2 of you one of you would be scrabbling on the floor. TV only really has Italian channels if that's a factor for you. Breakfast comes from 8am so if you want a coffee before that you'd have to go out for it. And it was cold - the heating works but its an air blowing heat (ie the air con unit) it works well but its noisy and dries you out). And the pipes are very noisy. So I had to switch it off during the night - and when I asked for a blanket (as I like weight on me to sleep) I was told I could turn the heating up. I dont know if the other rooms have better light/windows - they may do. But I can't consider anything luxury if I can't get a glass of water easily and coffee/tea. Location was great tho - I'd stay if the locale but somewhere different. and I assume a dark cold room is much more condiucive to the summer!

Perfect Couple's Stay in Venice
Wow... where do i start... The San Maurizio Luxury Suites have got to be the best place to stay at while in Venice. It is steps away from a lot of the main attractions in Venice. This location is right off of the grand canal where you can get an excellent view of the gondolas and water busses and taxis going by. The room was clean and the excellent spread of breakfast items served to you by Gala every morning is impeccable. You tell her you want it at 8am... at 7:59 she is knocking on your door carrying this giant tray of food. The room is such a couple's room with no privacy for bathroom or shower. Very romantic with see through walls. The room was always cleaned. There is nothing i can complain about this stay. It does have a/c... except they cannot turn them on after a certain date in October. But with so many windows you could leave open, it didn't really matter. The room was excellent and location was excellent. Highly recommend this stay. Enjoy

This property location was away from the crowds yet very close to all the sites you want to see while in Venice. This property is not for anyone who has difficulty going up and down stairs as there is an elevator but it does not stop on the second floor but a level up or down which still requires carry your luggage up stairs. You also have to go over two bridges with steps from the Vaporetto water bus drop off. The breakfast was OK but we wish we could have chosen what we wanted for breakfast to avoid wasting food which we did not want to eat. The rooms were spacious with a great bathroom with a large shower and tub.

Gala was amazing! She met us a block or so away from the water taxi stop and took us to the room. We would absolutely recommend staying here. It's close to everything and in a nice quiet area. The rooms are clean and the breakfast is a plus.
