The property is in a nice area quiet and well connected. I doubt i will stay again as i think there are better properties for that cost. On arrival, despite having asked to re confirm the room i has booked i found out that they had moved us. I know that sometimes there might be unexpected issues but i would expect the property to be in touch first and some sort of apologies. Instead of the canal view and two double beds there were one bed and one sofas with only a flatsheet not even covering it and a thin duvet in a room without any window and quite low ceilings. I called the smart reception and only after several conversations with expedia and a night without sleep we got moved to a different room where the sofa bed at least had a mattress. Unfortunately the walls are not soundproofed so the second night another guest didn't know how to open the door of her room and she spent two hours banging against her door until i decided to go out in my pijama and explain how to use the code. All together not an experience that i am looking forwards to repeating.

The pros: the cleaning staff and staff communicating via message are responsive, friendly and helpful, the room was a good size. The cons: location; it says it’s 6 min walk to St. Marks but it’s 30, and it says 4 min walk to grand canal but it’s 13 (and I am young and in shape). They don’t give you the wifi code until your room is ready and they email you but if you don’t purchase an international data plan you’re screwed. My room was literally in the dining room and I got up before breakfast but could hear everything, partially because there are gaps in the door. If you’re a solo traveler and concerned for your safety that is alarming. Their “storage” for your luggage is an unlocked cabinet so you have to put your faith in humanity that people don’t steal it as there is no reception. The bathroom was so small anyone who was tall their knees would hit the wall. There’s no shelf in the bathroom to put your toiletries so you have to put them on the floor. They let you check in at 3 when most places allow at 2 and check out is at 10 when most places in Italy it is 11.

I would not suggest staying at this SMART property. Orbitz sold us a room that would not accommodate our family, even though we included it in our search criteria. The hotel wanted to immediately uncharge us and would not be flexible with customer service to cancel our reservation. This was definitely NOT ideal. Maybe if you are young and traveling through europe it would be a good fit.

The hotel was on a quiet canal with what felt like a unique hidden door. The room was very large and comfortable. Communication in English via What’s App was very timely and helpful. It was nice to be able to drop our luggage at 7 am and spend the day in Venice before check in

I should have read the one-star reviews before booking. DO NOT STAY HERE. While a beautiful hotel inside, the hotel does not provide the amenities promised and makes it almost impossible to receive resolution to an issue. There is no one available to help you in person during your stay. The hotel has an air conditioner but fully turns off their air conditioning system throughout the hotel and does not provide any other method for air circulation. When I asked for help, a fan, anything, the hotel responds via WhatsApp - 6 hours later - and says "everything is working". The hotel's air conditioner might "WORK" but it is not "ON", and it cannot be used. I don't care if it works as a system. If it doesn't work for me - the guest, then it doesn't matter. False advertising. Their solution - They say "open a window". In October 2022 - it's still 65-70 degrees at night, the wind speeds are low, and mosquitoes ate me alive. I didn't sleep the entire time I was there, effectively ruining my trip to Venice. Also - waste of money. I reserved a junior suite with a balcony. The balcony is too small for anything other than standing. Cannot fit chairs. Balcony overlooks abandoned courtyard fully in disrepair. Difficult to locate on Google Maps. Got lost trying to find the hotel as the location provided is of a parking garage - on the other side of a canal. You need to be very aware of your surroundings and potential ways throughout the maze of Venice to get actually find the hotel.

My wife and I spent a night before returning to the US and we were extremely pleased. My only issue was that they had already switched the Air conditioning to heating since it was mid October and the room was a little warm. However after opening the windows for a while it was very comfortable. The room we got was HUGE with lots of room to move around especially packing for our return. Very close to Piazzale Roma and about a 7 minute walk to the train station. Not the most glamorous location but very safe. Killer wifi speed and extremely quiet. Would definitely stay there again.

Very modern and spacious room. Cleaning lady was very very helpful. Breakfast for 15€ In my opinion is a little too expensive, 10 or 12€ would have been more inviting. But overall a good hotel. Very pretty

Do not stay at this property. There is no one on site to answer questions and address problems with the room. They are supposed to be avaialble via WhatsApp but when I inquired about a problem with the air conditioner, they completely ignored me. The air conditioner was blowing cold air all night, on a cold night, and could not be switched off. When I repeatedly asked via WhatsApp if anyone could address the problem, no one responded. So the air conditioner was on all night. I contacted Expedia to see if they could reach someone from the property but after several attempts, they too said they were completely ignored. This property is worse than a hotel and an Airbnb. I feel like they have taken my money, promising a level of service, and completely failing to deliver. They have deceived me. They should not be in the business of offering accommodation services and Expedia should not be allowing them to advertise their property on their site.

Okay hotel if you dont have luggages
The room is okay and newly renovated yet they said its king bed but its just queen bed and we were 5 adults ( 1 queen and 2 single beds). Wifi is not working. If you have luggages, dint stay here, look for somewhere hotel near the train station as it is difficult to carry luggages crossing 2 bridges and walking on cobble stones.

Note that the hotel is in a strategic place if you want to stay close by the public transportation, and it's 7 minutes walk from the train station (only 2 bridges - noting that venice is full of bridges and you must only walk) The wifi works as we check before every guest arrival

High tide In Venice
We loved the room, beautiful place. Generally do not stay at places without 24 hr reception but glad we made an exception. Pease be prepared to get wet during high tide season, we just laughed and let it be a story we can tell!

The location was great for taking a cruise! It was walking distance. We hired a private driver to pick us up at the airport and he dropped us off in front of the business office for the hotel(apartment). Then it was a 5 minute walk to the actual hotel(apartment-one-room). At first the condition of the neighborhood scared us. However, we soon found out that it was safe and being redone to turn it into these beautiful rooms. We loved the family atmosphere outside in the surrounding neighborhoods where we walked after dinner. Great local restaurants, cafes and water taxis everywhere. The people were very, very helpful everywhere we went in this location.

The room is amazing, big and new. The location is convenient in the sense that it is close ro Piazza de Roma where you can take the vaporettos to go to San Marcos and other means of transportation. However, the AC units in the hotel didn’t work. We complained and all the other guests that we met complained to no avail. The hotel response what that the AC were checked and that they were all working. I recommend this hotel for the winter time. Definitely not to stay during summer time. The hotel doesn’t have a reception on site. The hotel managed remotely and via whatsapp. The reception is at keast a good 10 minutes walking. Breakfast is decent and tge cappuccinos prepared by the breakfast attendants are really good. .

Definitely avoid this place. No AC!!! AC in the room totally not work. The ACs in the common area are just fans. They just blow wind without cooling. It is very hot in the room and whole building. Nobody is helping. Call to look for AC fix but they just say “we are reception only. We cannot do anything. The only thing you can do is emailing them and wait for fix tomorrow”. The night is disaster hot. I email them immediately but the second night AC is still not working. Don’t think you can open the window to cool. There is no window screen and there are many mosquitoes.

it is not a hotel.. check in is about 6 blocks away.. got lost looking for check in then got lost with poor direction from check in.. it was night time and to get to the place you have to go down a very dark ally .. air condition didn't work well ... no restaurant had to walk about 4 blocks for food.. the whole experience was awful

The property was difficult to get to specially with person with disability,to get to reception area was a hard work . The communication between the receptionist and the reservation was poor they were having different message, When we got to the room it was so hot and continued to be so hot the whole 3days while we are there and the reception will not help in either changing our room or improve in heat. Over all it was my worst experience

It was a renovated room which was clean but had a funny smell very simple room nothing in mini bar no coffee or tea, kettle or room service phone but all in all for a 3 star hotel it was good 🙂
