Terrible experience. I didn’t had heating for two days!! They justify in front desk that they are not the problem. That nobody could go to fix it. They couldn’t give me another room. Until the third day they fix it. And that same day I fall down because it was a broken chair in my table at breakfast. Terrible experience. I have a surgery in my back. And what it’s worst. They only came but say nothing and didn’t ask me later if I was ok. I had to explain them how are my conditions of my back. And they didn’t clean my room the first day.

Dear guest, first of all what you wrote is not true:-you told about the heating in the afternoon/evening so we immediately told you that was something that we could not personally fixed and we offered you to change room but you said no. Anyway we offered you to sleep in the other room until the problem was fixed the day after also keeping the original room so we offered to keep 2 rooms. The day after the problem was fixed.-In the morning you fall down because the chair broke and this something that is not possible to foresee; immediately all our employers asked you if you were ok, if you needed ice or anything else but you said that you were ok and you didn't need anything.-we offered you a bottle of prosecco and chocolates in the room to excuse us for the trouble and you thank us for it.-You went out of the room in the afternoon when the room makers where gone, until that time ( 13:30 ) on the door you put the advise "do not disturb" so the lady couldn't clean the room.We did all we could do offered you all the possible assistance offering you another room, offering you assistance for the fall, asking you several times during your stay if we could do anything but you always said that you didn't want to change room, that you were ok and that you didn't need anything for the fall.We can't understand why you wrote the false. Regards

Great little hotel a very short walking distance from St Mark’s ferry stop. Was happy not to have to schlep my suitcases around the maze of alleys that is Venice! Good breakfast and comfy beds. Staff was very helpful and friendly.

This cute, small hotel is a gem! The location is fabulous; right by the Vaporetto stop. The hotel room is very tastefully decorated and with a kettle and a mini fridge. Excellent buffet breakfast. Extremely helpful front deck staff. I stayed 6 nights total. Highly recommended this hotel.

Excellent location, good value budget hotel.
A reasonable budget hotel. Breakfast was a good continental choice, 3 meats, cheese, hard boiled eggs, toast, bread rolls, cereals, yoghurt, pastries. Rooms have been refurbished to a reasonable standard and includes a small minibar fridge which is useful to keep your own drinks or milk in. Unfortunately the bathrooms have not been refurbished and they are in need of some tlc. Great location being 30 metres from the water front, 2 minutes from San Marco and the Doges Palace and a selection of bars, restaurants, shops and snack bars at the end of the alley. Overall good value for money for a 3 star hotel in an excellent location.

This is a gem of a hotel! Perfectly situated; close to water bus stop, St. Marc’s square, and many attractions. Lovely decor rooms, recent renovation, nice breakfast buffet, super helpful staff. I would definitely stay here again.

Great Place to Stay
Loved our stay at this place. Everything went well. The front desk staff were all friendly and professional. The breakfast was terrific- not just a pastry & coffee that so many other places claim as breakfast. The location was perfect for us - 5 minutes from the waterbus station. Plenty of restaurants in walking distance. The place was quiet too, especially with the soundproof window closed. Just two knocks: 1) the wi-fi was very spotty, even a few feet difference in the room resulted in no signal; 2) the placement and nature of the room lighting was not ideal. Each side of the bed had a reading lamp, but the lamp shade was dark and the light so dim you couldn't read.

Excellent hotel. Very well located, just a block from St. Marks. Breakfast is excellent too. We got there early and they let us check in 3 hours before time. Room has a good size and bathroom is very spacious. Thanks to Filipo (sorry for spelling) who was extremely helpful and attentive. If I have chance to go back I would stay here again.

Wow! Our location was perfect! Not perfect for quiet, but perfect for getting to St. Marks. The room was basically windowless-- having a solid steel cover--- if you opened it --- the alley volume was loud -- but you could open it if you want. However, it was exciting to hear the hustle and bustle. It seemed everything was easy to get to---- if you didn't get lost in the maze of Venice streets. It was such a vibrant area. So easy to get to from the water bus stop. We got off "Arsenal" but "Zaccaria" is closer. It was so easy to catch the water bus to Murano, Burano, and the Alliguna water bus to the airport (which is a different ticket). Reception was friendly and accommodating. The breakfast was lovely. I recommend!

We stayed in the apartment, which was not very hotel-like. It felt like an Airbnb, quite sparingly furnished, cold tile floors, and as far as we could tell, no housekeeping? There is a kitchen with many of the things you need, but no ice cube trays and while there is a coffee pot, no coffee provided in the room. Up two flights of stairs. We prefer to book hotels because Airbnbs can be so uncomfortable, and this was basically just an Airbnb operated by a hotel. The bed was not very comfortable and the bedding was not soft. There’s a TV but it’s not a smart TV so unless you want to watch local cable television it’s not super useful.

Dear guest, before you reserved our apartments you've seen exactly what you'd have found. You've seen all the photos, you've read all the descriptions and conditions of the apartment. You've read that the cleaning service is every 7 nights' stay and the change of towels is every 3 nights' stay. You've read that you only could reach our apartments by stairs and not by lift. It seems that you have not read anything before reserving. Everything is written and explained.Please pay more attention because you exactly had what you reserved.Best regards

The hotel was very convenient to Saint Marks square and the water taxis Only .02 miles away so it was very easy to walk around and very safe and clean. Liked the charm of the hotel, Venetian plaster, friendly staff and very helpful with our needs. Good European breakfast for the money.

This is my third time I have stayed there and has not failed me yet. The staff, breakfast and location is the best. Only item I had a slight issue with was using my lap top - plugs did not cooperate since we were from North America. However the staff helped my out in the breakfast lounge - all worked well there so it was ok.

Great hotel and location
We really enjoyed our 3 night stay here. The location is fantastic- only a minute from St Mark’s Square. All the staff were welcoming and friendly and the hotel was really clean. The air conditioning in the rooms worked well and there was lots of choice for breakfast.

Nice hotel in a great location.
I was a bit hesitant to book the hotel based on the mixed reviews but I honestly have to say I was relieved to find that the hotel was actually quite nice, with great service, decent choice of breakfast options, great location and very reasonably priced too. The decor is quite traditional which adds to the character and there’s a lift to the 3rd floor only (for the 4th floor you just have to climb one flight of stairs from the 3rd floor) which was manageable. I would certainly stay here again.

The location was good. The apartment itself was very basic - no decoration and no views. Water pressure was bad in the baths. Assigned apartment was four floors up - and no help available for luggage. Check-in was disappointing. We were shown the front door to the building that contained our apartment and told nothing about its location in the building. If you’re okay with a lot of stairs and aren’t looking for ambience or a hotel-like experience - this place is okay because of it’s location.

Dear guest, when you reserve the apartment you know that there's not the lift but only stairs to reach the apartments because it's written everywhere. Our reception only have to take clients to the front door and you already knew all the information regarding the apartment because written on the description you've read before reservation. Anyway we always remain at clients disposal at the hotel reception at the hotel reception. Best regards

The staff here where very friendly and always welcoming and they seemed to warm you about events going on around your hotel which was very helpful. The breakfast was a lot better than I expected and the waitress we had during our stay for the breakfast was amazing!

Prime location, everything on the trip was walkable. Saint Marks Square around the corner. Most of our activities were 11 minutes away. Or 17 or 30 headinf towards academia bridge or rialto. So many nice glass shops and cafes around the corner i loved it. The room was quiet dated, the aircon woukd not work, we even looked online for the make and model user manual.The only lift was slow to arrive up and down just 3 floors. The breakfast was 10/10 so much to choose from. I would come here again between winter-spring.
