Please note that the rooftop view (and privacy) were affected by a recently completed new building. The pool was built with local materials, you may find the pool water may not be as clear blue due to this reason, even though it's been recently cleaned. Also note that Tulum is an area of high growth and at times you'll hear construction noise during daytime work hours. Our properties are meticulously cleaned and disinfected before and after each use. Our staff is trained to use protective measures recommended by the health authorities. All of our properties are also contactless, and self-check-in. The staff will not enter the properties during a guest’s stay unless it is with authorization and will do so with strict hygiene measures. Wi-Fi, Smart TV, bed linens, beach & bath towels are all free during your stay. We provide a few bath essentials like toilet paper, soap, shampoo & some bottled water, but please note that these are not replenished during your stay. If you need more, you’ll need to purchase more. There is no daily housekeeping but if you’d like the place cleaned, it can be arranged for an additional fee. Please message us at least 24 hours in advance and by 5 pm the day before the service. Electricity is included for short-term stays (2-27 nights). Please help us save energy by using the AC wisely and keeping the temperature at 25°C. Electricity is not included for long-term rentals of 28 nights or more and will be charged as consumed based on a $6 MXN (pesos) fee per KW. Guests will be requested to sign a Rental Agreement upon booking confirmation. A security deposit may be required prior to arrival or at check-in subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met. HOUSE RULES \- Travelers must be at least 21 years of age or older to book. \- No smoking of any kind is allowed on the premises. Smoking tobacco, cannabis, or the use of any recreational drugs in the house is strictly prohibited. Failure to comply will incur a $300 penalty. \- No parties or events are permitted, illegal activity is prohibited, and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors. \- No more guests than those listed in your reservation are allowed. No tent or other structures may be set up on the ground of the property. \- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay. \- Renters may be required to provide a government ID on the day of checking in or during their stay. \- Please avoid moving furniture. \- Pets are not allowed on the premises. \- Please avoid hanging towels or clothes on the balcony/terrace railings. Interaction with Guests: The condo is a self-check-in property. Access codes will be provided to you the day before your arrival. You’ll have complete privacy during your stay, but we’re available 7 days a week.
