Travel insurance is offered in your Vacation Rental Agreement for purchase through Generali Global. We strongly recommend that you purchase travel insurance at the time your contract is executed. Travel insurance provides coverage for prepaid, nonrefundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation, such as road closures, illness, etc. To view a Description of Coverage, enter your "Application Date" (date of purchase or today's date) and your state of residence here. You do not need to enter a policy number. Here you will find the complete details of what Travel Insurance will cover.

Pets are allowed only at properties that indicate Pets Considered in the amenities tab. If you are planning to bring your pet, please conduct your search specifically for a home that is pet-friendly. Prior written approval is required, and a pet fee applies. Please call our office to inquire about your pet, as homes may have varying policies.

County Rules
Each county requires we inform you of the rules and regulations relevant to your home's Short Term Rental Permit. We thank you in advance for abiding by the rules below, also included in your signed in the Vacation Rental Agreement.

Maximum Occupancy: There shall be no gatherings, events, weddings or other group functions on the Premises with more people than the number of persons stated on the Agreement.
Parking: Parking on the street is prohibited at all times. All cars, boats, and trailers must be parked in the garage and/or driveway.

Quiet Hours: Quiet hours are 9pm-8am, seven days a week, Noise carries easier and further in higher elevations and over water. Per the ordinance: No sound from the vacation rental home shall be audible from the parcel line during this time. Noise shall be minimized in order that it not be an unreasonable annoyance, disturbance or nuisance to neighbors.

Lights Out: All exterior lights that are not needed for safety must be turned off between the hours of 10pm-7am, seven days a week. Per the Ordinance: All exterior lights must be turned off that are not needed for safety or other outdoor use to the extent that such other outdoor use is not an unreasonable nuisance to neighbors.

Red Flag Warnings: Due to extreme fire danger, bonfires, charcoal barbecues and wood-burning fire pits are strictly prohibited. On Red Flag Warning Days, when fire hazards are especially dangerous, typically due to dry conditions and high winds, additional restrictions are imposed by the North Tahoe Fire Protection District and prohibited. You cannot use outdoor gas grills or gas fire pits during Red Flag Warnings. All outdoor fires are prohibited, both gas and wood. It is your responsibility to be informed of Red Flag Warnings. You will see signs on the front of all fire district stations, hear about it on the news, see it on social media and hear about it on the radio.

Winter Driving
Many highways, access roads and/or driveways are steep in Tahoe/Truckee and may be icy in the winter. To ensure your safety, it is critical that during November 1st - April 30th brakes, windshield wipers, defroster, heater and exhaust system are in top condition. Tires need to be properly inflated and the tread must be in excellent condition. Always carry tire chains, even if driving an AWD/4WD vehicle. Make sure the chains are the proper size for your tires and are in working order. You may find valuable winter driving tips from the CHP here: https://bit.ly/3IKiY7n

Summer Patio Furniture
Patio furniture is available for your use during summer months only. All outdoor tables, chairs and loungers are put into storage in the fall, in order to protect the furnishings from winter weather. Barbecue grills, however, do remain outside for your enjoyment.

Black bears are very common in this area and have become habituated to human food and garbage. Because bears no longer have a strong fear of humans, you may encounter bears during your spring, summer and fall stays. Feeding bears is illegal. Leaving food outside, trash accessible, or doors and windows unlocked is likely to cause significant property damage to homes and to vehicles. Please take a moment to learn how to be Bear Aware, so that we can continue to live in harmony with our wildlife.

Office Holiday Hours
The TLUXP office is closed on New Year’s Day, July 4th, Thanksgiving, and Christmas. Therefore, we are unable to accommodate check-ins and check-outs on these dates. Thank you for understanding.

Great spot for groups

We had a mini family reunion with one of my siblings family. There were 10 of us in total and there was plenty of room for everyone. Everything was in great working order and the kitchen is well-stocked for any of your cooking needs. We made lunches daily for the skiers and the location was perfect for them to get in and out of. There are also plenty of activities within the house including many games and puzzles to keep everyone occupied. The hot tub is also a plus although its not very big, perhaps 5-6 people may be able to squeeze in. I highly recommend this house to anyone looking for a family gathering whatever time of the year that you are traveling.

A Fabulous Place!

This was a well-designed and comfortable house for 12 people. The kitchen was especially well-stocked--every size pot, pan, dish, etc. Two dishwashers and two ovens were especially appreciated. So was the heated driveway (which is steeper than the pictures indicate). Super location--easy walk to the village or ski-in/ski out. Will definitely return!

Loved our stay in this lovely Tahoe home!

Four couples enjoyed this lovely, spacious home in the mountains above Lake Tahoe. The kitchen was amazing - stocked with everything a chef could want, e.g., utensils, cookware. We especially appreciated that the pantry came stocked with basic supplies - and we paid it forward leaving spices, ziplock baggies, etc. We enjoyed the outdoor spaces including eating areas and walking trails. The community amenities were also greatly appreciated. We enjoyed the health club and swimming pool. The smoke from this year’s fires did filter in for several days but did not preclude a great time. We will definitely consider another stay in this lovely home.

Great Tahoe getaway

Property was in the perfect location for our group. Plenty of room, hiking trails right behind the house, 10 minutes from the lake. We appreciated the fully stocked kitchen and bbq grill. Only downfall is that the house had a lot of carpeting and possibly had a dog in the house before our stay. It was not the best for kids who have allergies. The property manager was nice enough to drop off a vacuum for us to take care of the carpet dust. We’d definitely consider this house again.
