Relax Swim and BBQ at Sierra River House
Relax and enjoy the beautiful scenery and wildlife with the river right outside the door and views from every room. (Swimming from April through October) The house sleeps 12 people. For groups larger than 10 people, an adjacent Studio bedroom with a Queen and a Bunk bed is available with an 45.00 Housekeeping fee. Please ask at booking for more info. The kitchen and 3 bathrooms are fully equipped. There is a large Charcoal BBQ, a USA park charcoal BBQ and a fire pit. Enjoy the sunset or morning coffee on the balcony. River rafting season is from April thru end of June. Lake Kaweah is close by for fishing, boating, sailing, windsurfing and kayaking. It is common to see deer, birds and an occasional bear walking down the river. Sequoia National Park is 5 miles away. * NO DOGS * Check-in 4 PM check-out 11 AM BRING YOUR BEACH TOWELS- Please dont take our bath towels to the river as they get ruined with foxtails, etc...

Our entire immediate family consisting of 10 adults and 4 children 4 and under, found this well appointed house right on the Kaweah river, with the windows to enjoy it, to be a perfect place for us to gather before Thanksgiving.
The pictures of the yard don't do it justice. The picnic tables and the firepit were so much fun. We had a large group and everyone had enough space with large bedrooms and bathrooms.
Would stay again.
Perfect house for the family to get together. Every bedroom has a view of the river. Large hosting area with plenty of seating. The option for the extra studio was perfect for the teens to have their own space but be right there. The river was beautiful to look at and water felt amazing but it definitely was stronger than excepted so be careful with younger ones.
My wife did all the research and booked this place because it was large enough for our group. I am sure glad she did. This place has the best view/location. Not only are you on the river but you are walking distance to a fancy chocolate and ice cream shop. The place was clean, had plenty of extra blankets and pillows, multiple TVs, WiFi, and some amazing floor to ceiling windows that let you watch the river flow from indoors. There was also plenty of outdoor seating, a picnic area, a bbq and lots of parking in the front. We may come back again in the summer to experience it in the warmer weather and to see more of Sequoia.
Dirty property. Bad smell. Sinks don’t drain. Toilet doors’ locks not working. Bed Sheets were not clean
If you are a fun of bugs cockroaches, spiders and mosquitos in the house you should definitely rent this place.
The nature was beautiful though.

House overall and housekeeping upgrade needed
The house is in a beautiful location with the river behind it very great for entertaining teenagers and kids. The house, however, was filthy. The entire house needs an overhaul: the walls need painting, the floors need a good clean up, bathrooms do too, as well as the stove, the kitchen cabinets. The linens and towels need an upgrade. They should hire an exterminador to control the spiders and huge bugs that live inside the house and scare the heck out of guests. The outdoor spaces were also dirty. We couldn’t hang outside either. An immediate recommendation for the cleaning crew is to leave the ACs on prior to guests’ arrival. It took us at least 10 hours to get to a comfortable temperature. It was a horrible experience with all guests feeling desperate with the filth and heat. Unfortunately, we will not come back to this house despite the beautiful river and closeness to the park. 😞 We were extremely disappointed 😔!
We stayed at this cabin in the month of December. We had 14 people in our group and managed everybody to sleep on a bed. Very nice cabin and a view a river that flows by below the hill. The cabin is just a couple miles to the entrance of the Sequoia National Park. The cabin was cleaned and also all the rooms upon arrival and very spacious also. The host of the cabin responded rapidly when we had problems to fix to make everybody comfortable. I would recommend to my friends and family to stay at this cabin again.
I really did not want to leave a negative review, but this was by far the worst property I have ever stayed in, without question.
We arrived at the house after 4:00 PM, and it had not been cleaned at all. I contacted Expedia and asked to cancel the stay and find another hotel, but they did not agree and instead asked us to wait for someone to come clean the property.
By the time we came back after dinner, it still had not been properly cleaned, and it was already dark outside. We had no choice but to stay there for the night.
The children kept saying they felt itchy while trying to sleep, and my youngest child’s eye became severely swollen, apparently from being bitten by something, although we are not sure what it was.
The property itself is very outdated and had a strong unpleasant odor. This was honestly the most terrible and frightening trip experience I have ever had.
There are many more details I could mention, but if you do not believe this review, you are welcome to stay there and see for yourself.
magical place and I’ve never been until nowHaving the river right in the back yard was absolutely perfect. The home feels like you are in your own little world. Huge backyard! and when you want to leave it you can walk down the street to a Little bar Or take a drive into the park. Also need to find out what mattress’s the host used because it was the best sleep! Spending my 40th bday here was the best way to start a new chapter
Everything was great! location is awesome next to river. The only issue was with the spotty WIFI so streaming was bad. movies would freeze and take too long to come back, and it was difficult to check emails.
This was the best VRBO we’ve ever stayed in! It’s 5 miles from Sequoia National Park entrance. There is an amazing ice cream and candy shop two houses over and River bar and grill was next door to the candy shop. We were a family of 12, we all fit comfortably with plenty of seating for everyone! We were right on the river we spent a lot of time swimming in the river! This place had a very nice bon fire area with lots of seating, a screened in deck for those chess tournaments and a casita that consisted of a queen bed and bunk beds it was just 45 bucks for the cleaning fee , so worth it!! The house has gorgeous views with deer and baby coyote daily across the river. The place was very clean and stocked with small things you may need while staying there. We definitely will be back to this place again!!! Thanks for all the wonderful memories

June 2025 stay: You can’t swim/get in the water at this property. There’s no good or safe entry/exit location to the water. Under couches, furniture, and base boards could use a good sweep and wipe down. Owner/management was easy to work with, and accommodating. I can’t remember if I read this in the posting but none of the bathrooms are attached to bedrooms. The outdoor area was okay. It was just too hot for us to enjoy. Entry to Sequoia National Park was not far from the house. There’s a small local grocery store, but if you need something specific, I recommend stopping at the largest town nearby to get what you need. That’s like 35-40 mins away. Everyone in the little town was friendly!

Nice Property but...
The property is nice and a good location. Unfortunately the entire outdoor patio area on the main level was under construction. We called VRBO and explained that we could not allow the kids or adults to go out on that level due to the rebar and wood stakes in place. The house was great, but the unsafe condition was not disclosed at the time of booking and on a Spring Break weekend, finding a new place for all of us was not an option. Very disappointing that the owner and VRBO both didn't seem concerned.
We stayed in July and the weather approached triple digits. The cooling system couldn’t handle it and the temperature inside approached 90 degrees. Not sure what the owner could have done, but the heat took something out of our stay. Beautiful views and nice rooms. No laundry could be found.
This is a fine property that needs some TLC and/or preventative maintenance to bring up to speed.
The a/c was inadequate to cool the house and we did have someone come out to clean the condensers, but the system needed to be re-charged or upgraded to be effective. Had there had been curtains in the living room this could have been mitigated. This could or should be an item that is taken care of before the next guests arrive.
The septic system had backed up on the last day we were here and fortunately a crew was in the neighborhood to clean the tank. Because of the use this home receives, this service should be done more than once every three months.
If the above named items are corrected I would feel this would be a 4-5 star review.
The county downgraded the flood evacuation order to a warning a week before we were supposed the check in and the warning remained in place through the duration of our reservation. We called the county’s flood task force hotline and they unequivocally told us not to come. Jasmine (or Andrea or Victoria, her name changed a few times throughout the process) refused to acknowledge the county’s guidance and warnings and refused to cancel the reservation with a refund. We didn’t come to three rivers and she kept our money. I hope she at least spent it on something lavish. I have stayed in dozens of home shares and have had some wonderful interactions and experiences with my hosts. This one is literally the worst. Save yourself the frustration and book a different house.
