This is one of the most exclusive and serene locations on the island. It is part of a private luxury community that is not open to public access. This particular unit is an end unit, and a taller high rise which gives you immaculate, views (Definitely the next best thing to being oceanfront). It is part of a small, intimate community that will make it easy for children, teens, and adults to meet other families vacationing in the area, and make friendships that can last a lifetime. This part of the beach is secluded and quiet, giving you and your family excellent beach access. The beach itself is very clean, and offers plenty of space for you and your family to spread out and relax by the sea. There are breathtaking beach views from both the front and back decks, allowing you pristine views of both the sunrise over the ocean and sunset over the sound. (See photos) You can actually see the waves from the living area, and from the kitchen while eating or cooking, or even while enjoying an evening in the hottub on the top balcony. You can even see the sun rise over the ocean while lying in your comfortable oceanfront bedroom, or relaxing on any of the 6 private balconies. 3 of the 6 are privately attached to individual bedrooms. Not only is it furnished for supreme comfort, it is spacious and is decorated to make you feel completely at ease and relaxed from the moment you walk in. We made this our home away from home and it is decorated that way. The high top resin deck chairs make sitting on the deck like sitting on a thrown. The view is breathtaking. A centralized elevator makes it easy for guests to unload luggage and groceries, or move from one floor to the next. The property has an enormous, oceanfront, community pool reserved for community members only, and sits on a private and secluded section of North Topsail Beach. The home has its own private parking and beach access (no streets to cross of course because you are on an ocean front lot already). Ample parking space will allow you and your guests to park comfortably, easily accommodating 6 or more cars, with a 2 car covered garage. You just couldn't find a better location. This home is newly built in 2020, originally as the private residence of the builder, and purchased in June to serve as a rental property. It features top of the line appliances, furniture, and stunning upgraded accents. It is tastefully decorated and features quality fixtures and flooring. There is a well appointed kitchen and comfortable furniture throughout the home. You will be amazed at the quality of the granite and tilework. (Many upgrades that are definitely not typical in a rental home!) The home has WiFi (wireless internet), 7 TVs, including one personal television per bedroom, and a Blue Ray DVD in the main living area. A home office with two computer desks and superior comfort computer chairs is provided for the convenience of remote workers and digital learners. Sleeping accommodations include 2 king beds, 3 queen beds and 1 pyramid bunk bed. Topsail is a great place for families and fun. Enjoy quiet relaxation of the ocean breeze, watching the surf from the comfy high top resin deck chairs or a moonlight walk on the beach. You can visit the local golf clubs for a quick round of golf, or the nearby marina for watersport rentals, or charter a deep sea fishing expedition. The home has a private access to the beach directly in front of your door. This access is for villas drive rentals only. Enjoy watching the children play on the beach right from your deck or fish off the beaches right in front of your home. This property is also walking distance from the North Topsail Fishing Pier where you can fish for Spanish Mackerel, Spot, Blues, or many more. This pier is also a great place for an evening stroll with an incredible view. Due to an upcoming change in the HOA rules, this house is now no longer pet friendly to guests. Enjoy walking for literally miles on clean white beaches looking for prehistoric sharks teeth (Topsail is one of the few areas on the east coast where they are easily found) or gather shells or 'sea beans' (small polished pebbles) for your collection. Visit the famous Sea Turtle Hospital here on the Island (one of the only hospitals of its kind on the East Coast) or stop at one of our local shops and pick up some fresh homemade fudge, pies or seafood. Four of the six bedrooms have decks- (2 look towards Ocean). Entry to the house is at the garage level. There are 3 bedrooms on each of the next two floors. . The shared space ( kitchen, dining room and living room ) is on the top floor of the house.There is an elevator, but we were told not to use it because it needed repair. The house owner let me know that the elevator could not be repaired before the end of the stay. The house is lovely, but there are some essential items should be replaced. The dish washer does not clean properly. .When we arrived, there were dishes in the dishwasher that were not clean. We ran the dish washer but it was not effective . After that, we took turns cleaning the dishes by hand. There were only 3 stemless wine glasses and one stemmed wine glass in the house. We purchased plastic cups to use during our stay. To use the grill would have required that we undertake a major cleaning job. Check-in instructions are that if you use the grill you replace the propane and clean it when you leave. We did not use the grill. When we checked out we saw a maintenance person at the next house cleaning the grill at the next home and filling it with propane which seems ideal. ##### Stephanie F. Sep 10, 2025 Liked: Cleanliness, check-in, communication, location, listing accuracy We stayed at Bum in the Sand in early September 2025 and could not have selected a better home away from home for our group. The house was luxurious, the kitchen well stocked, and the location was perfect. Steps to the beach, a short walk to the boardwalk. The pool was even closer. And we used the hot tub almost every night. Tom was easy to communicate with, but we didn’t need him much. I’m glad the home had an elevator, we had a few folks with injuries and the steps would have been really difficult for them. A short walk across the driveway to the beach and pool access is perfect with views of the beach from the decks. The owner is great to work with. We had an emergency and we were able to switch weeks without a problem. The kitchen is well stocked with everything needed to prepare breakfast, lunch and dinner. The beds are all dreamy and so so comfortable. Having a high chair was a great perk and we enjoyed sitting on the deck for hours every day. It was nice the top deck in front is covered because we were able to sit outside the days we had rain. During our stay the hot tub needed to be serviced and one quick message to the owner and the hot tub technician showed up the next morning.
