The kitchen is well equipped with electric cooking and microwave oven and there is a great dining table for 6\. Tv, dvd/video and cd player provide the inside entertainment. Polished timber floors in the living areas for easy cleaning and carpeted bedrooms. The house has a lovely comfortable feel. There is a family bathroom and additional ensuite off the main bedroom. Laundry facilities include a washing machine, iron and ironing board. The property is mostly fenced with a huge decking area partially covered, looking out on to a lovely garden area. There is a gas bbq and an outdoor setting perfect for outdoor entertaining. Grab your surfboard as it is an easy 10 minute walk to the surf beach. No Smoking inside. Strictly no pets. \*Please note that linen is not included when booking this property\* Guests are required to bring their own sheets, pillowcases, towels, bathmats and tea towels. Alternatively, a link to a local linen hire company will be provided with your booking confirmation. You will need to complete an online check-in form (Guests are required to provide a photo identification and credit card) closer to your arrival date. Draw back was having to go to Cowes to drop off keys, which added 20 minutes to our trip home . So we missed ferry to queenscliff. Had to wait an extra hr . A few windows left partially open would help with initial entry , minor issues, so otherwise very comfortable ##### Brian K.
