Spacious, high-end condo with spectacular intracoastal views from every room. Large terrace, laundry room, Miele appliances. Valet parking, residents pool, hot tub, community room, gym, restaurant, beach with chairs and umbrellas, towel service, all available for your use now. Each rental is subject to the additional $150 application fee and $35 fee per night per car for the parking. If you rent for more than 30 nights your parking fee will be reduced. You would need to pay these fees on top of the total price for the rental. BOOK NOW WITH DISCOUNTED RATES This Resort has two towers and one of them is not open to the public yet, work in progress. Towel service, restaurants, spa, wellness center are coming soon once the 2nd tower is open! Other things to note PARKING AND APPLICATION Each rental is subject to the additional $150 application fee and $35 fee per night per car for the parking. The monthly parking rate is $250\. You would need to pay these fees on top of the total price for the rental. PETS If the home is not indicated as pet friendly, DO NOT bring pets. Otherwise, only small pets are allowed for a fee of $300/pet. Each pet must be approved and registered. Many homes have outside cameras and if a pet is seen or if our inspector finds evidence of a pet on your departure you will be asked to remove the pet and will be fined $500 for additional cleaning. Please be respectful of the owner's wishes regarding pets, often people have allergies or don't wish to have animals in their home. If you were allowed to bring pets, you’re responsible to keeping the property clean of any hair, urine, and other signs of pet presence. Pets are not allowed on any furniture or the rugs and have to be in a crate if you’re leaving them alone. A lot of pets leave odor on the items. If we find any signs of pets on the items, you will be responsible for the entire cost of the item replacement. CHECK-IN and CHECK-OUT Check-in time is between 4:00 PM and 11:00 PM. Any other arrival time must be agreed upon prior to booking. Check-out time is 10:00 AM or earlier. SEA TURTLE NESTING SEASON Sea Turtle Nesting Season runs annually from March 1 through October 31. During this period, all lighting must be managed between sunset and sunrise to prevent disorientation of nesting turtles. Ensure that balcony and unit lights are turned off when not in use after dark. Keep curtains or shades closed after sunset. Non-compliance may result in substantial fines being levied against the responsible unit renter. PARTIES & EVENTS At this time, we do not allow parties or events. This is a residential neighborhood and local ordinances dictate quiet hours 10pm-8am every day, no loud music, noise, or partying ever. The territory is strictly supervised, any events or celebrations are prohibited, it’s only for family vacation and quiet enjoyment. While the neighbors are aware of our Airbnb, they aren't very tolerant of excessive noise and partying. By booking our property you agree that if the police are called for excessive noise, partying, or other reasons you will be charged $500 and will subject to non-refundable cancellation of the remainder of your reservation. SMOKING & DRUGS No smoking is permitted inside the property or in common areas. Smoking is permitted outdoors away from other people, but guests must dispose ash and cigarette butts properly. Cigarette butts may not be discarded in the landscaping, in the pool, or on the ground. No electronic cigarette smoking is permitted indoors. No illegal drugs are permitted to be stored or used at any time. SAME DAY RESERVATIONS We require all reservations with the same day check-in to be made no later than 7 pm and at least 4 hours before the check-in time. FINAL THOUGHTS Please understand that these are not FPB rules, but the Owner, Community, Town and County strictly enforce these as will FPB. These rules are intended to ensure the harmonious existence between visitors and full-time residents. Violations will result in towing, ticketing and/or fines without warning during or after the stay. Some homes have outdoor cameras to monitor guest violations in an effort to protect the homeowner's rights to continue to rent.
