About this property

Oceanhaus, by Vinifera Homes

  • Welcome to Oceanhaus, a Vinifera Homes property on a bluff-front lot at The Sea Ranch. The Pacific fills the windows of the great room and all three king bedrooms, the Bluff Trail is a short walk across the meadow, the Sea Ranch Golf Links is a short drive away; and the house gives a group of eight real room to spread out: three king bedrooms, a kids' bunk room, a private hot tub, and a top-floor great room built around the view. Recently updated and newly available on Airbnb.

Oceanhaus sits on the bluff side of The Sea Ranch, on the ocean side of Highway 1, where the meadow ends and the water begins. There is nothing between the house and the Pacific but open meadow and the Bluff Trail. It's a three-level home with a reverse floor plan, so the bedrooms are on the lower two levels and the living space is up top, where the view is widest.

The hot tub is the first thing you reach. It seats five and sits in the private, fully enclosed courtyard at the entrance. After dark, the sky out here has very little light pollution.

Then go all the way up. The top-floor great room is the reason the house is laid out the way it is. The far wall is glass from floor to vaulted wood ceiling, and the only thing in it is ocean: white water breaking on the rocks below, the bluff running off in both directions, and open Pacific to the horizon. There's no neighbor, road, or rooftop in the frame. The light changes all day, from gray morning fog to hard afternoon glare to a sunset that lands straight in front of the sofa, and in migration season you can watch for whale spouts without getting up.

The living room, dining area, and kitchen share this one open floor, so whoever is cooking is still looking at the water. A stone gas fireplace anchors the room for cold evenings, with the 65" smart TV mounted above it. Just off the living room, the deck has a dining table and a gas grill, with the surf below. The kitchen is stocked for a week of real meals, not just coffee and toast, with a new dishwasher and a convection wall oven.

The bedrooms are done the same way throughout: a king bed with a down duvet, four pillows, and a throw at the foot. Each room has its own personality, but the thread is mid-century, with art and furniture chosen with care and nothing overdone. One level down from the great room is the third king bedroom, with ocean views, its own bathroom with a walk-in shower, and shelves of books for anyone who wants to read with the ocean in the window. The two entry-level bedrooms each have a king bed and ocean views; one has a renovated en-suite with a walk-in shower, the other a full bath with a tub and shower and original 1950s blue fixtures that the renovation was smart enough to keep. The kids' room is on the top level, just off the kitchen and dining area: two bunks and a trundle under a vaulted wood ceiling, sized for children.

For anyone working part of the trip, there are two desks, one in the primary bedroom facing the ocean and one in the kids' room just off the great room, plus fiber internet through Sea Ranch Connect. The attached garage fits two cars and has a Level 2 EV charger. A washer and dryer are in the home, and all linens and towels are provided.

Large windows mean a lot of natural light through the day, and the great room can warm up on sunny afternoons; opening the deck doors brings the ocean air straight through. Two-zone forced-air heating keeps the house comfortable when the coast turns cold and gray, which it does, and that’s part of the appeal.

    THE SEA RANCH
The Sea Ranch is a planned community spread along ten miles of the Sonoma County coast, about three hours north of San Francisco. It was designed in the 1960s around one idea: build so that the land, not the houses, is what you notice. Weathered-wood homes, open meadows, and very little noise, traffic, or distraction.

From Oceanhaus, it’s a short walk across the meadow to the Bluff Trail, which follows the headlands.. Walk On Beach and Black Point Beach are among the closest. Gray whales pass December through May and humpbacks in summer and fall, and on a clear day you can spot them from the deck. Harbor seals haul out on the rocks below; deer graze the meadow at dawn and dusk.

The Sea Ranch Golf Links is a Scottish-style course open to non-members. Some of its fairways run near the house, but the pro shop and driving range are a short drive away, so plan to drive over for your tee time. The Sea Ranch Lodge, with its oceanfront dining room, café, and general store, and the Sea Ranch Chapel are both a short drive. Gualala, about ten minutes north, has a full grocery store, bakery, wine shop, and a handful of good restaurants.

As a Sea Ranch guest, you'll receive temporary amenity passes for the community's recreation centers, which include outdoor pools, tennis and pickleball courts, and saunas. Details are under Other Things to Note.

    SLEEPING ARRANGEMENT
    • Maximum occupancy is 8 guests under the county license. The bunk room is intended for children. Full bed configuration is under Sleeping Arrangements above.

    LAYOUT
    • The home is on three levels with stairs between each; the main living space is on the top floor. Guests who prefer to avoid stairs should know this before booking.
    • The half bath on the top floor is off the great room and easy to miss on your first pass.
    • A dumbwaiter runs from the garage to the top floor; it's locked and not for guest use.
    • Three locked owner's closets (two on the entry level, one on the stairs) are not part of the rental.

    PARKING
    • A maximum of 2 vehicles is allowed under the county license. • There is parking for two in the garage plus the fenced area at the front of the property.
    • The Sea Ranch does not allow overnight street parking. Campers and RVs are not permitted.

    HEATING & COOLING
    • Central heating throughout. There is no air conditioning; the coast rarely calls for it, and opening the windows cools the house quickly.

    QUIET HOURS & OUTDOOR SOUND
    • Quiet hours are 9:00 PM to 7:00 AM.
    • Outdoor amplified sound is not permitted at any time.
    • No events, parties, or fireworks.

    PETS
    • One dog under 50 lbs is welcome per stay. A pet fee applies.
    • The entry courtyard is fully enclosed; the rest of the lot is not fenced. Dogs must be leashed everywhere on The Sea Ranch, including the Bluff Trail.

    BLUFF SAFETY
    • The property sits on an oceanfront bluff. Please keep children supervised outdoors and stay on established paths.

    CELL SERVICE
    • Cell reception is spotty along this stretch of coast. The home has Wi-Fi, and most guests can make and receive calls using Wi-Fi Calling on their phone.

    THE SEA RANCH COMMUNITY AMENITIES
    • Oceanhaus is within The Sea Ranch, a planned community with rules and guidelines designed to help preserve the area and ensure an enjoyable experience for everyone.
    • Two temporary amenity passes are provided per stay. Each pass covers up to three people, so up to six guests may use the community amenities at one time. Additional day-use passes may be purchased through The Sea Ranch Association (TSRA).
    • Community amenities include heated outdoor pools, pickleball and tennis courts, saunas, and locker rooms, as well as The Sea Ranch's trails and public beach accesses. Amenity access is subject to TSRA's current rules, availability, and policies.

    DAMAGE PROTECTION
When you stay at Oceanhaus, you're covered for any accidents that might happen up to $3,000. The $42 charge listed as an "administrative fee" on your quote covers your purchase of $3,000 of "all risk" damage protection coverage on your rental property. This protection is purchased in lieu of a security deposit. Coverage details are spelled out in the rental agreement.
