Unfortunately the heated pool wasn’t heated and won’t be for a few more weeks. However the property was very nice and clean and with questions Benchmark responded quickly. Overall very nice experience.

Nice Weekend!!!

We had a wonderful time at the beach, the vacation Villa was excellent, very clean, well-organized, short walking distance to the beach. The communication with management was optimal. Overall, our staying was outstanding. I will recommend this Villa to my friends and family.

Exactly what we needed

The property was as pictured, clean, quiet, and the pool was heated. We had everything we needed for our week's stay. The beds were comfortable and we really liked the white noise machine on the nightstand. Would not hesitate to book again.

Cute Beach Condo

The Rollin Tides condo is exactly as photos show on VRBO. The Kingsize bed is very comfy and the decor nice. It was clean and had very easy access to the pool and parking. It was super convenient for beach access. The beach was gorgeous and less than a mile from the condo. We had a wonderful time.

Amazing vacation

Our family had a great time. The condo was perfect for us and just liked the picture showed. We had no problems. The pool was just a few steps from our door. We definitely enjoyed and would absolutely stay again.

Good stay

We had a good stay at this property. It is a 5 minute walk to the public beach access, which we found to be pretty small & crowded. The property met our overall needs but could benefit from a few items that we didn’t locate like a cutting board, scissors and plastic storage containers with lids.

It exceeded anything I could have asked for. It was easy to get to and so clean. The entire complex was quiet and kept up so well. The walking to shopping and food was amazing - I would never have rented a car. I want to say most importantly was Benchmark and their customer service. It was OUTSTANDING !! They texted with immediacy and answered the calls I made. It was amazing all the way around. 5 out of 5 stars.

Very clean and nice

Very nice place ! Was really clean and pretty as the pictures show . The only complaints would be the Fridge and freezer had a hard time keeping things cold and it wasn’t overstocked. There were no hangers to hang our clothes on. Tried to buy some but couldn’t find any around the area. Overall had a nice time , quiet area great biking neighborhood

Pros: This is a lovely condo that is in a quiet neighborhood surrounded by other private residences. It is just a few steps from Angelina’s, Cafe 30A and a C-store where you can get gas and other urgent items. Very walkable to other fine restaurants, which are about a mile or so east. It is very pet friendly and super quiet so very comfortable for a first floor unit, and the grounds are dog friendly with dog waste receptacles. Cons: To get to the beach is a bit of a walk during busy season. You must cross 30A and search for a public access, which I found by default. One is across from Cafe 30A, Access 14, the other is across from Boggy Bros pizza, Access 13. With a dog it was a bit tricky because there is a lot of two way traffic and the pedestrian zones are not clearly marked. Recommendations: The unit is appointed with basic needs and if you haven’t rented second homes before, you’ll need to bring your own toiletries and other sundries if you are staying beyond a weekend. Benchmark provided lovely complimentary items at check in so you are covered for a couple days. For a week you’ll need to plan accordingly. The other oddity that I had noticed and planned for since I was staying the week is that there are two well worn standard sized pillows for the king bed. I brought my own king pillows and recommend you do the same if you want a comfortable sleep. The entry lock is also tricky and requires a jiggle to open the door. Good choice for solo/couple. Safe travels!

Overall, I recommend this vacation rental. Reviewer Comments: Overall the unit was good. The pool area is great and the overall complex is quiet most of the time. Not Rollin Tids fault but the beach in this area is stressful. Even though there are beach accesses up and down 30A, the county allows the beachfront homeowners to actually buy the beach. So they are now keeping beachgoers off 'their land'. So the beach has long stretches of rows of beach chairs and umbrellas with noone in them and nooone on the beach. The areas where everyone else can go (like renters that are renting across 30A) have to go to the limited public beach areas which are small, infrequent and overcrowded. There are some areas where the public beach is the width of the public beach dock/sidewalk which is about 4 ft across. So less beach space at the same time more demand because more and more houses being built on the North side of 30A.

Ideal Location for price

Overall, I recommend this vacation rental. Reviewer Comments: We couldn’t have been happier with the location or complex and pool. It was perfect for a Mother/Daughter last minute get-a-way. It was an easy walk to the beach with public beach access. We couldn’t have asked for more in regards to the unit itself or the location. My only problem with the unit was with the refrigerator. It does not cool properly. It never got cool enough to make ice. I had to put the refrigerator foods in the freezer portion so that they would not ruin. I called the management company on day one and someone did come in that afternoon...however, they didn’t check the correct appliance. They left a note regarding soap - so I am thinking they looked at the dishwasher??? - which had no problem. Anyway, I called the management company back and explained and they apologized...however they never did send anyone to look at or fix the fridge. I did notice another reviewer back in May of 2023 that had the same complaint regarding the fridge. It is not a problem at all of it being overstocked. It simply doesn’t cool. It either needs fixed properly or they need to purchase a new one for future renters. I wouldn’t have been happy at all if we would have lost our food that we purchased for this vacation....but thankfully, we made it work by placing it in the freezer - which was more of the temperature of what the actual fridge section should have been.
