(2) No smoking allowed inside the home. Weapons, fireworks, illegal drugs and/or illegal activity is prohibited at all times. Violating this house rule will result in an additional cleaning fee of $500 and removal from the property without a refund. (3) Guests will ensure that the home is locked upon exiting throughout their stay and upon check-out. (4) Candles are not allowed in the home. (5) Please ensure there are no extra guests (including pets) beyond what is listed in the reservation. If the security cameras show additional guest count, fees will be applied ($20 per person per night , $70 per pet). Events (up to a max of 30 guests) are only allowed if agreed upon with host, prior to check-in. Please note that events require an additional fee. (6) Extensive damage to the white towels and linens, including but not limited to stains that can\`t be removed by the washing machine, are subject to a replacement fee. (7) Please keep pets off the furniture (beds, couches). (8) Please do not use tape on furniture or walls as this may cause damage such as paint chips and dents to furniture. (9) Please do not set the AC temperature below 69 degrees F. This can cause the HVAC unit’s lines to freeze and render it inoperable. Instead, ensure all AC vents are open, all windows and doors are closed, and use the complimentary fans to further circulate air during summer heat waves to make your stay more comfortable. (10) If any balloons were used, POP them and DISCARD them in the trash prior to checkout. The host did not have a couple beds she said she had in the description. Even the map in the house showed more beds. The fan in the den did not work and had trouble getting the other fans to work. The futon in the "fourth bedroom" was broken. We called the host and asked her to come to look at the house, she sent someone over hours later when we were IN BED. A few dishes were dirty with food as well as the sheets we used on the air mattresses I had to get for my guests. I was very disappointed in the house \[for not having the correct number of beds\] and the host \[for not coming over to check it out timely nor did she offer any discount\]. The proximity is amazingly close to Rio Vista (free municipal park) about a four block walk. Made it so easy to spend the morning at the river. Come home for lunch. Go back to the river and still have an evening of family time. The access to I 35 is awesome. Having four bathrooms with 10 people made things very nice. The proximity to the Olympic outdoor center on the other side of the freeway, makes it extremely easy to get to professional guides and rental of toys and access to tours and professional kayak instruction at kayakinstruction.org. ##### burt b. We prepared meals and enjoyed family and friends for dinner. Exceptional access to the river walk, parks and walking path. Our host was very responsive. The neighborhood is quiet and the neighbors were welcoming. The back yard is in close proximity to the interstate. No issues with noise or safety. A very pleasant stay! Thank you!! ##### Tom W. Convenient to DT San Marcos and our venue. The only area of improvement would be to have a larger water heater as with the nice garden tub in use and showers going hot water struggled to keep up, easy fix. This home has everything! Location is perfect for trips to TXST, town square, grocery store and restaurants! The neighborhood is old but very quiet and we felt perfectly safe! Inside the house is completely redone and exceptionally clean. Beds and linens were great, lots of space in the living room and kitchen for visiting, great natural light and the temperature inside was balanced and comfortable. The extras made the stay even better! The coffee bar came with gourmet-tasting coffee, filters, and tea choices- and sugar (thank you!) The bath had bath salts/bubbles and the showers had great shampoo/soap/conditioner. This is one of the few places that allows you to bring your pet and the backyard was amazing for my dog. My TXST student was really missing him and it made for a special visit. If you have a tiny dog be aware there is space around the side where a little one could squeeze under the fence. The host was easy to communicate with and very nice! Obviously, I recommend staying here. ##### kerri S. The biggest is that two of the showers don’t have hot enough water - it was only lukewarm. The host was very responsive but if the maintenance man ever came, we didn’t see him, and the water problem never got fixed. Also, the house needs a luggage rack or dresser. Cons: All but the owners room and bathroom had guaze/sheer curtains so no way to block the sun or prying eyes (for the bathroom). There were two bedrooms where the doors malfunctions. One due to the hinges coming off but never fixed and the two doors required special work to keep closed. The water never got warmer than a tepid warm.
