Living Arrangements: - 1 large ground-level patio, equipped with a gas grill, seating and umbrella. - Bright and comfortable living space with comfortable seating and a 52` flat screen Smart TV. - Well-appointed kitchen with appliances and everything you need to prepare meals. - Dining space connected to kitchen counter with bar height seating for 4.

Additional Amenities: - All bed linens provided. All bath and beach towels provided. - FREE washer and dryer for your use. - We provide all the little things too: paper products for bath and kitchen (paper towels, napkins, toilet paper, Kleenex), bath and hand soap, shampoo, dish soap, laundry soap, tin foil, and cleaning products.
- This is the small town, Southern California beach life you have seen depicted in countless movies, television programs and music videos. - If you are looking for a beautiful, well-maintained, fully-stocked home that is seconds to the most beautiful beach, bay and ocean in the world, this is the place! HOUSE RULES: **Any violations of the house rules or any terms of this Agreement will be subject to fine and/or termination by the Host without refund.** 1. No parties, large gatherings or unauthorized guests. Maximum occupancy for this property is 6 people. There shall be a minimum fine of $500 for this violation. 2. No smoking, drugs or illegal substances anywhere on property. There shall be a minimum fine of $1,000 for this violation. 3. Quiet hours 10pm-8am. Be respectful of neighbors and keep noise levels down at night. There shall be a minimum fine of $500 for this violation. 4. Must be 25 years and older to book. 5. No pets allowed on property unless specifically stated in the listing; there shall be a minimum fine of $500 for this violation. If pets are stated in the listing, then the following rules apply: Maximum 2 dogs allowed on the property. $250 pet fee for the first pet and $150 for the second pet. No other species allowed. Please refrain from pets on beds/furniture and dispose of pet waste from property or an additional $200 cleaning fee will be applied. 6. Please checkout on time. A $100 late fee will be applied for every 30 minutes guests are late passed checkout time. 7. A $200 replacement fee will be applied for missing remotes, keys or other items from the property. A $50 processing fee will be applied to ship back personal items left behind. 8. No shipping packages to the property. You may ship to local shipping centers for pickup only. Shipped packages will be returned to sender with a $50 processing fee. 9. We highly suggest purchasing travel insurance to protect guest’s reservations. No exceptions can be made to the cancellation and refund policy for unforeseen events or unfortunate circumstances. 10. All reservations are subject to a non-refundable 8% credit card processing fee even if reservation is refund-eligible. (NOT APPLICABLE TO AIRBNB GUESTS) 11. Additional rules may be posted at the property or provided in materials/information at the property. 12. Please do not set the thermostat below 71 degrees.
Rental Agreement Please read and sign the agreement below Guest and Host: West Coast Homestays LLC (“Host”).
THE PREMISES. The Guest agrees to occupy the following residence from the Host.
LEASE TERM. The Guest shall be allowed to occupy the Premises during their confirmed/booked dates (the “Occupancy Term.”) Check in shall be no earlier than 4:00PM on the first date of the Occupancy Term. Check out shall be no later than 10:00AM on the last date of the Occupancy Term or guests shall incur a late fee of $100 for each half hour they are late to check out.
QUIET HOURS. Quiet hours begin at 10:00 PM each night and continue until 8 AM. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents. If stated in the listing, a Minut noise monitor will monitor the noise levels of the home to ensure appropriate decibel levels are not equal to or exceeding 80 decibels. If noise levels are equal to or exceeding 80 decibels, our team will inform you to quiet down. If the noise disturbance is not dismissed after the first formal warning, Host reserves the right to terminate this Agreement with no refund and immediate removal from the Premises.
OCCUPANTS. Unless Guest receives Host`s prior written approval, total number of individuals staying on the Premises during the Lease Term shall be a total of number of guests. If more than the authorized number of guests listed above are found on the Premises or observed on the exterior security cameras entering the home, this Agreement will be subject to termination by the Host with no refund.
CREDIT CARD AUTHORIZATION. (If you are an AIRBNB Guest, this section DOES NOT APPLY TO YOU) Guests, excluding Airbnb reservations, agree that a $500 Pre-Authorization will be held on Guest’s provided credit card to be used as a security deposit. By signing this Agreement, Guest authorizes Host to charge the credit card provided as needed to cover any costs incurred under this Agreement. Again, this DOES NOT apply to Airbnb guests. Credit Card Processing Fees & Cancellations (If you are an AIRBNB Guest, this section DOES NOT APPLY TO YOU): All reservations are subject to a non-refundable credit card processing fee. If a reservation is canceled within the refund-eligible period, the refund will be issued minus the credit card processing fee, which is equal to 8% of the total reservation amount. These fees are non-refundable as they are charged by the payment processor and cannot be recovered. By booking, the guest acknowledges and agrees to this policy.

Guest does not have the right to sublet the Premises, in whole or in part, or to otherwise assign, transfer, or convey any rights under this Agreement to any third party. Guest shall not list or advertise the Premises on any platform or service, nor accept any compensation from any third party in connection with occupancy of or access to the Premises. Any unauthorized subletting or transfer of occupancy rights shall constitute a material breach of this Agreement, entitling Host to immediately terminate this Agreement without refund and to pursue any other remedies available at law or in equity. NO TENANCY; VACATION AND HOLDOVER. Guest expressly acknowledges and agrees that this Agreement creates a limited license to occupy the Premises for the Occupancy Term only, and does not create a tenancy, leasehold interest, or any other possessory right in the Premises under California law or any other applicable law. Guest is a transient occupant and licensee only. No landlord-tenant relationship is created by this Agreement, and Guest shall not be entitled to any of the rights, protections, or procedural requirements afforded to tenants or lessees under California law, including without limitation any notice requirements under the California Civil Code or Code of Civil Procedure. Guest shall vacate the Premises no later than the checkout time on the final date of the Occupancy Term. Time is of the essence with respect to this obligation. Guest waives any and all rights to process, notice, or judicial proceeding as a condition of removal upon expiration or earlier termination of this Agreement, to the fullest extent permitted by applicable law. Upon expiration or termination of this Agreement, any continued occupancy by Guest shall be deemed a trespass, and Host shall be entitled to pursue all available remedies, including immediate removal of Guest and Guest`s belongings from the Premises without further notice. In the event Guest fails to vacate the Premises by the required checkout time, Guest shall be liable for a holdover fee equal to three (3) times the average nightly rate of the reservation (calculated by dividing the total reservation amount by the number of nights booked), for each calendar day or partial day of holdover occupancy. This holdover fee is in addition to, and not in lieu of, any other fees, damages, or remedies available to Host under this Agreement or applicable law.

The house was clean and had all the essentials . Perfect location walking distance to the beach and local shops and restaurants. We would stay there again !
This is the second time staying here. It was so convenient to the beach, had everything we needed, but definitely one of our favorite parts was its own parking! We hope to stay here again!

quick family vacay
This was an ideal location. Everything went smoothly. Very well stocked with everything we needed. It was clean for the most part, other than the bathroom could have used a little more tlc.
This property was perfect for what we needed. It was so close to the beach, dining, shopping etc. that we never needed to leave the area. We go to San Diego about once a year and we will definitely stay here again.
The property was clean and well located. It was a walkable location to mission Beach and restaurants. The house only has 1 small bathroom so it would be harder with 6 adults. We had 3 adults and 3 kids.
We loved our stay at Mission Beach. This house was perfect for my family and had everything we needed. Our favorite part was it was just steps away to the sand and waves. We will definitely recommend and stay here again.
Great stay, clean and very close to beach. Close to street and can get noisy so if you have small children bring a white noise machine, but nothing that would deter us from staying here again. Thanks!
My family had a great time using this house. The location is perfect! We had everything we needed, we were steps from the beach, and we got to watch a marathon run right by the front door. The neighbors were very friendly!
You can go to ocean or bay depending on if you wanna see sunrise or sunset. Great for young adults for bars and restaurants. You could hit a different place every meal.

This location cannot be beat if you want to explore San Diego - from Mission Beach to Pacific Beach, La Jolla, Coronado and the San Diego Zoo. David, the property manager, is terrific. The place is convenient, clean and the check-in process is easy.
This vacation was absolutely amazing and truly lived up to everything. The owner said, I’ll give this a 10 out of 10 and recommend to anybody staying with their family. The area is very nice. Everybody is super friendly and there is lots of things to do within a short walking distance. We absolutely enjoyed our stay in our so, very thankful.
We had a great time at the cozy home. Nice to have a house with all the amenities so close to the beach and bay. We would just walk in barfed up the street to the beech. The kids lived walking up and going straight to the sand! Coffee, convinient store, restaurants and other shops are within a few blocks. Easy check in. Responsive owner. Would deconstructed stay again.
