The open kitchen, living and dining is the perfect place to gather with family and friends. Whether you are looking to enjoy a day shopping and sampling wine or going to Ski Apache or Ruidoso Downs Racetrack, Deer View is the perfect place to vacation. \* Winter Snow Conditions may require 4WD or chains! Pets are not allowed. CANCELLATIONS: CHRISTMAS POLICY: For reservations during the Christmas Holiday, there will be a minimum stay requirement of 4 nights. All reservations MUST be paid in full by December 1st or at the time of the reservation if the reservation is booked after December 01\. STANDARD CANCELATION POLICY: (Normal reservations other than holidays, etc.): If you give us 14 days or more notice, we will refund your FULL DEPOSIT less the cancellation fee\*. With less than 14 days’ notice, but greater than 7 days’ notice, we will refund 50% of your deposit less the cancellation fee\*. Less than 7 days’ notice, but greater than 48 hours’ notice, we will refund 25% of your deposit less the cancellation fee\*. If you give us less than 48 hours’ notice, SORRY, you will be charged for 100% of the total reservation cost. Any reservation 30 days or longer will require a 30-day notice to cancel. SPECIAL EVENTS CANCELATION POLICY: Specialty Weekends, Family Reunions, and Holidays such as Aspencade, Memorial Day, Spring Break, etc., require a FULL 30-DAY NOTICE to cancel for a full refund less the cancellation fee\*. If you give us less than 30 Days' notice, SORRY, you will be charged for 100% of the total reservation cost. \*CANCELLATION/CHANGE FEE: If you must cancel, a $40.00 amount plus 6% of the amount charged will be withheld from your deposit as the cancellation fee. We had plently of space. The kitchen was well stocked with cooking tools. The location was beautiful. It was easy to get to Ski Apache and around town. Everything is close - just stock up at store. Love the place and would stay again. Made in just before the office closed and had a super smooth check-in. These places are up in the hills, so if it's icy you could have a time of it, but we had no problem. TONS of space, super comfortable, LOTS of deer & elk roaming around freely. Gorgeous views. Just be sure to make a stop at the grocery store and stock up on essentials too (salt/pepper/oil, etc). Couldn't get the fireplace to work, but didn't ask about it either. The attic fan was helpful, but many of the windows have broken springs, or can’t open, or are difficult to lift. The kitchen was NOT fully furnished. I bought a pan to leave and other items that I needed. I did not buy steak knives, but they really were needed. The dishwasher left residue on the dishes. There was plenty of space and the view was decent. We had stayed at another home during March on Spring Break, so we’re familiar with the area. Parking was interesting, but can’t imagine parking 2 cars there. I loved the porches. The back deck had chipped paint that was prickly. It has the potential to be so much more. I hope the owners invest some money in it so it can be amazing. At least the beds were comfortable and the refrigerator worked great, although it didn’t have an ice maker. Management was very responsive. Would stay there again, but hopefully some upgrades happen. ##### Sandy Z.
