Initially, I was worried regarding the hotel since the building it is in did not look like the photos - it is on the 4th floor of a shared hotel complex, that of which was pretty run down. However, when I eventually reached the 4th floor, the Floris Hotel had a clean and fresh look to it with a security door at the front. The receptionists were always lovely and helped me with any questions I had, including looking after my bags on my final day so I could still explore Rome and advising me to my best transport options. The room was small and comfortable, but as a solo female traveller that was all I needed. It was clean, the bathroom was large with a big shower and came with a few toiletries. The bed was comfy although the pillows were paper thin, the only major issue I had with my room was the constant noise - the fridge is extremely loud, the walls are very thin and I could hear the morning routine of the person staying next to me very clearly. Apart from this, my room looked after me well! I would recommend Floris Hotel despite any cons mentioned due to its cleanliness, comfort and overall pleasant feel when you reach the 4th floor. The location was ideal, I bought a 3-day metro card yet ended up walking most places. Don’t feel initially threatened by the look of the outside of the hotel since the security and comfort of Floris was more than I could’ve asked for.

The room and the breakfast provided were wonderful although the whole rest o the building is under construction and the hotel is only on the fourth floor. There were two homeless people in the hallway on the third floor that we needed to pass to get to the hotel and there is no other staircase out. We were worried about a potential fire hazard as well as the fact that the front door to the building is wide open for anyone to walk in. I brought it up with the staff since my kids felt it was usafe and the staff said there was nothing they could do.

The staff was helpful and courteous, and room was pretty clean. However, there were homeless people sleeping in the lobby to get to the hotel, and the elevator to get to the fourth floor (only floor of the Floris hotel in the building) only held two people. The doors and walls were very thin, so even with a white noise machine, we heard people in the dining area, halls and other rooms. Our shower leaked all over the floor, causing a real mess in the bathroom every time someone showed. I would not recommend this hotel to others.

Stay away from this hotel! Location. Location is central close to major attractions in Rome but it is very close to Termini station and as a result, there are lots of homeless and sketchy people around. The hotel is on the forth floor and on the ground floor of the building on the way to elevator, there are homeless people sleeping, so early mornings and late evenings you literally have to step over them. Room. We stayed in superior double room, it is very small and very old. Every morning we had issue with hot water, you would need to wait 15 to 20 min before it starts running hot and some mornings we did not have it at all, we spoke to younger gentlemen at the reception, he did not seem to care much, he promised he would take care but he never did. Not a surprise at all.... Breakfast. They provide a nice continental breakfast, and they have a very nice lady working there who provides amazing service. That is the only reason i give this hotel a 2 star review, if it was not for her i would rate it as 1! Price. Definitely overpriced, there are much nicer hotels in Rome for same price and much better service! In addition to all that, on our last night at the hotel, They offered us to schedule a taxi service to airport next morning, the price was a little bit higher but we decided to use their service so we do not need to arrange a taxi ourselves, and guess what? the taxi has never arrived..... so we had a very nervous hour since it was January 1st and it was very hard to

It should have been notified how to access the hotel. The address is in a building with construction and it looks untrustworthy. We had to ask multiple locals and until one mentioned to take the elevator inside the building to the 4th floor we did not know where the hotel was. The sign in the glass door in the street is not too visible. Once in the hotel everything is fine.

We were looking for a hotel near Termini Station for our last night in Italy before flying out early the next morning. Floris Hotel was not easy at first to find, a street vendor saw us looking around and pointed out where it was for us and knew immediately we were looking for Floris. I had forgotten that this hotel was the one on the 4th floor that is hard to find. We were greeted immediately. It is a nice front desk area and hall, has a working elevator which was nice with all 3 of us and our luggage. We only had a few hours to sleep once we got back to the hotel. I didn't sleep well, the bed wasn't great for me. They did have waters for us in the fridge and the fridge worked nicely which was great to store fruit in for my breakfast. The a/c worked very well and the rooms look newer. I had to ask for a blanket so they brought those immediately. The shower leaked onto the floor and in the morning after my husband showered I turned on the water to take a quick shower and after 10 minutes the water was still ice cold, I gave up and did a sponge bath from the sink that was very warm water. Not sure what happened there. We were leaving before 7am, so the front desk person wasn't there and thankfully the breakfast attendant called us a taxi. It was fine for what we needed. I don't like leaving negative reviews, I worked in hotels for years, so I understand how things work. I just don't think this place was worth what we spent last minute to get a hotel.

The Hotel is on the 4th floor using a very small elevator. The entrance is not too inviting, it seems to be the entrance to several hotels. That said the hotel was very nice. Room was very good.

It's a perfectly fine hotel option that is well located. The entrance to the building is off putting, very dingy and dark. Once on the hotel for, it is much nicer, though nothing fancy. The breakfast was ok, again nothing fancy. The staff were very nice and room was fine.

A clean, good location 3* hotel
I always read reviews before I book a hotel, so I was prepared what to expect: the building the hotel is in is not clean from outside but inside is clean and elevator is NEW. The hotel is on the 4th floor. It smells good and clean! Johnny was very nice and welcoming to us. He made check in a breeze. I also got upgraded to a larger room. It was very spacious and bright with a small but clean bathroom. Note to hotel management: please have some storage for toiletries in bathroom as I had to put my things inside the bide, there was no space to put anything. A small bathroom cabinet in the corner would do. The hotel is very quiet, you literally can not hear any noise from the street. The street the hotel is located on is quiet and perfectly located near shopping and cafes restaurants etc. by walk you can go anywhere from this hotel and it’s on a road that is easily accessible from any direction. The beds were comfortable, the blanket were weird not a duvet but thin blankets and a bedsheet. Overall, it was a great stay good value for money and I would return here. Originally I booked only for overnight (I normally stay in 5* only but since we arrived night I thought for sleep I could just book a clean, more affordable 3* to sleep in, next day go to “my actual hotel”, and I carefully selected this one!) but we liked the location and convenience (and cleanliness) so much we decided to stay another night since we really on the go all day! I would recommend this hotel to anyone!

The cleanliness of the rooms and common areas and the customer oriented attitude of the staff was outstanding. The room was spacious, nicely decorated and very comfortable. The looks of the building from the outside is deceiving. The building looks a little unkempt but the inside floor of the hotel is beautiful and clean. I definitely recommend this hotel for a visit to Rome.

The hotel is a building where they have three more hotels sharing same building. Its appearance is very dirty and there are no elevator so you have to start climbing stairs in order for you to find this one. When I stepped outside the building I just left the place didn’t even want to explore what was inside because the outside looked awful

Good morning madame, How can you say our hotel is dirty and smuggy if you never even got in? There is a spacious elevator bringing you upstairs. We're conscious the entrance from the street is not the best, but this is not our responsibility since the real hotel entrance is situated on the fourth floor and the hotel building is not our property. If you went upstairs to see the real hotel, i'm sure you would never have written this negative comment. It's like disparaging a beautiful church only becasuse the streets to get there are not neat but shady.

A hidden gem
We stayed 4 nights. Perfect location close to the train station and a short walk to the Trevi Fountain, restaurants etc. Breakfast was the best we had on our 5 week trip of Europe. Staff were lovely and could not have been more helpful. Made our stay very enjoyable. Highly recommend.

The hotel is located on the 4th floor of a large building. The floor of the hotel itself is ok. Looks newly renovated. The bathroom is nice but you are given the bare essentials. The biggest problem is the entrance to the hotel. The hotel is poorly marked from the outside. The lobby of the building is very run down and feels unsafe. This was fine for a 1 night stop over to catch a flight, but certainly missing the warm and welcoming feel of all of the other places we stayed in Rome and Italy throughout our trip.

This is a hidden gem on the fourth floor of what looks like a seedy run-down hotel. In actuality, it is a tall building that houses four separate hotels, each on their own floor. Step out onto the fourth floor and you’ve reached a little piece of heaven. Very clean, very modern, exceptional breakfast at a very reasonable price and near Termini. We will stay at Floris Hotel again!

I couldn’t find the hotel at first. Three hotels in one building! The first impression is that it is 1-2star hotel. But once you get to 4th floor, where Floris Hotel is located, the rooms were spacious and clean. Breakfast was terrific! The location is ideal to the train and car rental and city amenities. Staff was helpful.

The staff is very friendly and helpful all the time. The guys at the reception, the ladies at the breakfast, the ladies who were cleaned our room! The location of the property is excellent! But unfortunately the metro station 'Republica' which is next to the hotel is closed more than a month. This was a bit inconvenient because I booked this hotel - and- because of that. But either way was fine and very central. I think it was a bit expensive for what it's providing.

Good place to stay if you need to be by Termini
The room was nice but clearly worn as were the halls. The electricity briefly went out, although I could see lights on in other surrounding buildings. The entrance at the street level looks much seedier than the hotel is, which is nice once you get to the 6th floor. I would stay there again if I needed to stay in that part of town, but otherwise would prefer a different part of town.

Great location. Great and friendly front desk receptionist who really did her best and provided excellent service! Room was clean and in good state. Only minor point was that the noise isolation wasn't super. You could hear every single noise coming from the hall way.
