📌 IMPORTANT INFORMATION & HOUSE POLICIES

❄️ Winter Travel (November–April)
Winter weather can affect mountain roads and passes. Please check current road conditions before traveling. During snowy or icy conditions, 4WD/AWD and tire chains may be recommended or required.

📹 Security Cameras
For your safety, the front and backyard areas are monitored by security cameras with motion recording. There are no cameras inside the home.

👨‍👩‍👧 Children & Safety
Please contact us when registering children, as there are potential hazards in and around the home that require adult supervision at all times, including stairs, fireplaces, cleaning supplies, hot tub, propane fire pit, and other areas.

🔑 Check-In & Late Arrivals
Self check-in is available after 3:00 PM on your arrival day. Guests arriving after 9:00 PM are responsible for following the provided check-in instructions and should contact the host in advance if assistance may be needed. Host availability after 9:00 PM is limited and is not guaranteed.

🧼 Cleaning Standards
We take cleanliness seriously and thoroughly sanitize commonly touched surfaces between stays. The cleaning fee covers bedding changes, sanitizing commonly touched surfaces, and the standard cleaning needed to restore the home to its advertised condition.

🎒 Lost & Found
Guests are responsible for their personal belongings. If items are left behind, we will hold them for up to 2 weeks before disposal. Food and beverage items may be discarded immediately for health and sanitation reasons.

👥 Registered Guests & Visitors
Only guests included on the reservation are permitted to stay at the property. If you`d like to have additional visitors or overnight guests, please obtain host approval in advance. Additional fees may apply.

🕛 Late Checkout
Late checkout until 12:00 PM may be available for a $50 pre-authorized fee, subject to approval. Please request it by 8:00 PM the evening before checkout. Same-day requests, if available, are subject to a $100 fee due to potential scheduling changes for the cleaning team.

⏰ Early Check-In
Early check-in may be available for a $50 fee, subject to the cleaning schedule and prior approval.

🏠 MID-TERM STAYS — 28+ DAYS
For stays of 28 days or longer, the following requirements must be completed before check-in:

📌 Background Check: Required for each guest staying at the property. Fee: $50 per person.
📌 Signed Lease Agreement: Required for all guests.
📌 Host Approval: Guests must meet the host`s applicable background and credit-check requirements.
📌 Starter Supplies: Coffee, toilet paper, paper towels, toiletries, and similar essentials are provided for the beginning of the stay. Additional supplies are the guest`s responsibility once the starter supply is used.

These policies help maintain a safe, clean, and comfortable environment while ensuring a smooth experience for both guests and hosts. Thank you for your understanding and cooperation! 🏡✨
🌙 Quiet Hours:
Quiet hours are 10:00 PM to 7:00 AM. Please be respectful of other occupants and neighbors by keeping noise low, especially outdoors. No parties or events are allowed.


1. Please keep food and drinks in the kitchens, dining areas or outside.

2. Please clean up after yourselves, including but not limited to hazardous materials or bodily fluids.

3. Pet Policy-
I am happy to host guests with a maximum of 2 dogs for $100 per dog, but no pets or animals are allowed on the property unless approved and registered with the host in advance.

Please NO CATS for any reason as the owner is allergic,
(causing coughing and breathing problems) and stays at the property often.

Rules:
1) Pet(s), Service Animals or Emotional Support Animals must be well trained and experienced to only relieve themself outside.
2) Guests are responsible for picking up after Pet(s), Service Animals or Emotional Support Animals and disposing of waste.
3) Pet(s), Service Animals or Emotional Support Animals are not allowed on the furniture, including but not limited to beds, couches, tables, etc. I provide 1 dog bed, 1 kennel and metal bowls for food and water. NOTE: guests may bring their own pet bed or crate to use
4) No feeding Pet(s), Service Animals or Emotional Support Animals from guest kitchenware.
5) Any Pet(s), Service Animals or Emotional Support Animals rule violation will result in a penalty fee of $100 plus additional cleaning costs. (normal pets fees do not apply to Service Animals or Emotional Support Animals)

Non-approved pet - $200 per animal not approved by host plus additional cleaning costs. Any attempt to cover up an accident, the guest will be responsible for replacement of area damaged, including but not limited to rugs or furniture.

Service Animals are defined by the ADA as dogs. (Mini Horses could not effectively access the property). No fees will be charged for service animals.
As required for service animal status, the animal must be under control of the handler which means harnessed, leashed, or tethered unless the individual`s disability prevents using these devices or the device interferes with the service animals safe, effective performance of tasks, in which case the individual must maintain control of the animal through voice, signal, or other effective controls.
The service animal must be house broken.
A service animal cannot be left alone at the property.
Any accidents or damages caused by the service animal or owner will be charged for accordingly.
Fraudulently claiming a service animal is against the law and will be reported to police, the ADA and to Air BnB.

Emotional Support Animals- You must be disabled; a valid ESA must have a letter written by a licensed mental health professional to legally own an ESA.
