### Charming rural gîte for 6, pets allowed, wifi, private parking

Small, perfectly appointed, very well-equipped, and comfortable house in the countryside. A bright living space opens onto the terrace through a bay window, and parking is available on the fenced property. Three bedrooms and five beds, Wi-Fi and cable internet access, a fully equipped kitchen, and a guest cottage for socializing and enjoying the surrounding entertainment and festivals.  
Meals are available in individual jars (€8) and desserts (€4) for on-site dining (choices available before arrival, payment on site).  
Bar-restaurant and bread vending machine are located in the village of Ampoigné, 2 km away. All shops and services are located in Craon (9.6 km) and Château-Gontier (11 km).  
For your outings: Hiking from Ampoigné - Craon with its 19th-century castle, the Laval / La Rincerie greenway - Château-Gontier: gardens, historic center, national theater, museums, marina with bike rentals, boats, kayaks, paddleboards and its open-air café, the Vélo Francette towpath - In Cossé-le-Vivien, the Robert Tatin Museum with its giant sculptures - La Rincerie leisure center (21 km) with a swimming lake, wake park, swin golf, and bicycles.  
  
Business stay: 5 adults maximum - 1 cleaning fee per stay of 1 to 14 nights required. The cottage is on the owners' property, fully fenced grounds with surveillance cameras on the exterior. Privacy is limited by opaque windows on the north facade and plants. The cottage is spread over two levels, facing south. LEVEL 0: Entrance hall and fully equipped kitchen (11.8m²) (dishwasher, refrigerator, freezer compartment, oven, electric hob, microwave, kettle, toaster, filter coffee maker and Senseo coffee pod machine, blender, indoor/outdoor electric griddle, raclette machine, crepe maker). Living room with dining area and lounge area, sofa, television. Bedroom (1) (13.6m²) with a 160x200 bed, storage. Separate toilet with washbasin.  
LEVEL 1: Hallway. Bedroom (2) (11.2m²) with two 90x200 beds, storage. Bedroom (3) (10.2m²) with two 90x200 beds, storage, desk, and armchair. Shower room with sink, walk-in shower, hairdryer. Separate toilet.  
Baby equipment: travel cot with mattress, booster seat and high chair, portable bathtub, changing mat, and potty.  
Wi-Fi and 1 RJ45 socket in each bedroom and the living room.  
Private 55m² terrace in front of the house, accessible from the living room, dining chairs and table, 3 deckchairs.  
2 parking spaces in the immediate vicinity of the cottage.  
INCLUDED: beds made, towels, kitchen linens, electricity, and heating.  
OPTION: cleaning €60 (one flat rate per stay of 1 to 14 nights, mandatory for professionals).  
SUPPLEMENT: 1 pet allowed, maximum €7/night/pet, subject to compliance with the Gîtes de France pet charter.
