Excellent hotel
Friendly Staff, excellent Italian restaurant below hotel - gave us a 10% discount off our food bill, because we stayed at the hotel. The hotel receptionist gave excellent food recommendations. We will go back for a longer stay next time!

Nice, clean but room is too tiny.
The hotel is well located, just one block away from convenience store. We read about noise, but for us it wasn't a problem. The attendants were nice and professionals. But the room was really, really tiny. So, we only stayed 2 nights, and we decided to move.

It was very close to the main strip.
The staff was very nice and the room was clean. I booked a single queen bed but was provided with a room that had two smaller beds and they were not very comfortable. The hot water in the shower would change temperature at any time. It was a nice room for the price compared to others in the area.

We just returned after a 6 day stay at Hacienda Mariposa. I loved the staff at the front desk but also in the restaurant, who tolerated my request to purchase 2 cervezas when it was too late on a Sunday to buy at a store. We drank those beers on the communal balcony looking over 5th av for an early night in. The room is very clean and subtle gestures like the soap-display in the bathroom, made it feel simply classy. We had a standard room and it was just that: very small, one bed, a TV, fridge, AC, safe, closet, and a bathroom. As all of the other users have noted, the hotel is noisy at night because it's above a restaurant on the main strip. The noise didn't bother me because I was expecting it and I'm generally ok sleeping through noise. My partner brought ear plugs to sleep. The beds are hard as boards: not good for someone like me with sensitive hips. But my partner loved the bed: to each their own. The biggest con for me is that there is no wifi IN the rooms: I felt disconnected from home, wondering if I was missing calls about my dogs, family, etc... but, I was able to connect to the wifi if I was on the side of the bed nearest the door, near the communal balcony. The restaurant has amazing pizza and guests at the hotel get 50% off--which is an excellent deal considering the cost of food on 5th Av. is outrageous (we learned half-way through our trip to walk a few blocks off the strip to find regular-priced food--check out Constituyentes y 20th--30th Av).

Awesome hotel in the heart of the action
This is a charming hotel. The service was excellent the young lady at the front desk went out of her way to make her stay enjoyable. You can sit on the on the balcony and have coffee in the open air lobby. Not much of a view from the room, but the room was stylish clean and comfortable. And who wants to spend time in the room anyway when you're in Playa del Carmen?! The hotel is right on the nicest walking Boulevard in the city. And it is also just a short walk to the beaches.

Not relaxing but great for everything else.
Overall we really enjoyed our stay. The location is great being on 5th you are close to everything, the italian restaurant downstairs is beautiful and the rooms were very clean and comfortable. We did however have some issues, it is about 2/3 doors down from an extra ordinarily loud Irish pub so you WILL need earplugs if you intend on sleeping before 2am. The breakfast you had to get from the restaurant over the street which have very limited options. Also the last issue we had was that the plumbing can be quite poor which resulted in just simple toilet paper creating a very large flood in the room and even to the extent down in the restaurant below. The staff rectified this pretty quickly and were lovely but it obviously wasn't ideal and had to get clothes laundered for our flight the next day! Overall pleasant but not relaxing.

Nice hotel in a perfect location
I spent 5 days at la Hacienda Mariposa and I enjoyed every moment of it. The location is perfect, at the corner of la Quinta (principal street in Playa del Carmen), very close to good restaurants and to the beach. The staff is so nice and helpful. A bonus that I enjoyed a lot: they have a water fountain in the hotel, so you don't need to buy expensive bottles every day...

If you dont want to sleep then this is the place!
We knew going in that it would be noisy, from reviews we read. That wasn't the problem. The beds were as hard as boards. That made the sleeping difficult. On a positive note: we were upgraded to a two double bed room. The room was clean. The staff was very nice. Thye reccomend a beach to go to, Zenzi (sp?) which was really nice.

Very good hotel on 5a avenida close to the beach.
Very good hotel in the center of main street of Playa del Carmen - 5a avenida. There are many restaurants and shops close to the hotel. It takes only 5 minutes to get beach. Hotel staff are very friendly. New fresh beach towels are available daily on recepcion.

A simple hotel with location and basic amenities
You stay here for the location. Period. Right on Quinta Avenida so it's a stones throw from bars, restaurants, and shopping. Perfect if you won't be spending much time in the room, because it's just a basic bed with a dresser and closet anyway. Clean and small and simple. The staff are great though. Ruben is knowledgeable and friendly. They'll help with ideas for day trips or fun.

Close to the main avenue, however its somehow noisy considering that the Restaurant its at the middle of the rooms so if you are looking for a relaxed room this may not be the best option. The rest is quite nice and of course you are paying extra money for being close to the 5th avenue.

I went for a week to Playa del Carmen we some friends, we stayed in the Hacienda Mariposa Hotel and we don't have any complaint. The hotel is near the beach, the clubs and the employees offer a great service, they were really really helpfull all the time. The hotel is clean, anything luxury but has all what you need

Simple yet pleasant stay in Playa
Rooms have no soundproofing from hallways and lobby restaurant. After midnight , not a problem. One can hear doors opening and closing in hallways. Water pressure was good. Bed comfortable. Staff very helpful and professional. Location was excellent. 4 min. Walk to Mamitas beach.

Very nice hotel on 5th avenue
The hotel is nice. Staff is friendly. Rooms are clean. AC is working. Wifi throughout the building. Perfect location. Can walk to anywhere. Suitable for younger crowds and solo travelers ok with loudness of life around hotel (it is the 5ta avenida after all). Music and laughter goes into little hours of the night. I had no issues. But more mature visitors may want more silence. Staff are warm and friendly.

Stayed one night before heading to airport. After staying in 5-star luxury all inclusive resort for 5 days, it was a treat to feel and see the real Mexico. Loved the painted ceramic sink, the simple adornments, the simple locally made soap + the music of a solo artist coming through the window at night. Really enjoyed the unpretentiousness of it all.

I spent 3 nights here. The room is pretty ordinary. Even less than ordinary. It's pretty much a budget hotel once you're inside the room. It looks better outside the rooms. And if you're one who cares about the hotel room that you stay in, this place is probably not for you. The TVs have cable, but they are the old square kind. The inside of the room is pretty blah. Not vibrant. There was a lamp on the table, but it wasn't even plugged in. That is such a weird thing for a hotel. I originally booked a single-bed room, but upon arrival I saw that it was pretty small...too tight in there...so I paid $10 US more per night for a room with 2 beds. It just gave me more room and had less of a claustrophobic feel. And you get 4 pillow instead of 2! All the rooms face the interior open patio. There is a restaurant on the first floor patio, and when I arrived at night, there were some musicians playing there. But they stopped playing at a decent hour and I didn't hear them again, so my worries of loud music keeping me up were extinguished. However, the curtains do not black out the light, so you better sleep with something over your eyes. The hotel is right on 5th Avenue, the main and only real street you'll want to visit. So the location is really good. But there are many other hotels there too. The only window facing the street is the one in the bathroom, which was great because you don't have to worry about street noise coming into the room. It had good AC, a good ceiling fan, a fridge and a safe. No phone in the room. The internet worked the first night, but the next two days & nights I could not connect on my laptop or my phone. And the front desk didn't know what to do about it. That is something that all hotels should have...a good internet connection. I mean come on. Sometimes I would be connected, but then disconnected, almost like the hotel was doing it purposely so that maybe the front desk would have a faster connection for themselves. Who knows? So I would have to go 2 blocks down to the Starbucks during the day to use their free internet. Also, there was no soapdish. You'd have to put the soap on the counter, which would always result in a big pink liquid mess all over. That's a simple thing that the hotel could fix if they really thought about it. The hotel did have a "Sparklets" type filtered water cooler on the 2nd floor, which was good for refiling my bottles of water. It also had a coffee pot with hot coffee in it and small cookies that you could help yourself to on the 2nd floor patio. While it's in a good location, I imagine every hotel there on 5th Avenue is in a good location. I probably would've switched to another hotel had mine not been paid for and non-refundable. I probably would've switched to Hotel Plaza Del Sol, a block away, which I looked at because I thought I might stay for a few more days. It had rooms about the same size but slightly better & newly built/remodeled, with flat screen TVs for 450 pesos, which is pretty much what I paid for the Hacienda Mariposa. Rooms were also facing inward, so no street noise and no interior noise. The guy at the front desk was very nice and helpful. I only wished the internet and room was better. Overall, the accommodation was disappointing.

No parking although it was. We arreived earlier than the check-in time and we couldn't leave the luggage in a safe place, just in a corridor where everyone from the hotel or the street could easily take it away. No parking. Nice room. Good location, away from the noisy bars BUT there is a pizzeria in the patio, sharing the building with the hotel (pizza in the basement floor, terraces for the hotel), with noise of conversations, forks, etc. until midnight. Luckily I got asleep early, being so tired, but it was not nice at all.

We stayed two nights. The location was perfect. They give you a coupon so you can go to eat to a restaurant. Good meals included. They don't have to park your car because the hotel is in the 5th Avenue. Which means you are just above the main shopping street and two blocks to the beach. We enjoyed our stay. The receptionist was very nice and friendly.

Nice little Hotel. Lacking some important features but overall a good place to be if you are one of those that spend most of the day outside. It is a three story building with no elevator so you should consider this if you can't climb stairs.There is no phone in the rooms. The mini refrigerator is extra small and there is no microwave. The room has nothing appealing but they keep it very clean. The house keeping staff is good and very honest... we use to leave tip money on top of the night table and they didn't take it... then we left a note the following day and then they took it. One day we forgot the safe open with valuables and passports inside and everything was intact when we returned. It is very well located and two blocks from the beach.

I really liked this tiny hotel. The staff was friendly and helpful. I would recommend this place to stay if you're planning on being outside most of the day. The rooms are small and is very basic, but is just 4 blocks away from the beach. The hotel provides with beach towels and also some discount coupons for "Mamitas Beach Club".

Nice hotel, great location, reasonable price
We stayed at Hacienda Mariposa for 4 nights and had a pleasant stay. The room was clean and comfortable overall. The hotel shares a building with an Italian restaurant, and the hotel rooms on the second and third floors have inward-facing balconies that look down on the restaurant. This means that evenings can be a bit noisy (especially with World Cup games going on), but on weekdays it was quiet by 11:30pm or so. On weekends there was quite a bit of noise until around 1am. If you normally stay up till midnight anyway the noise is not a problem. The walls are also pretty thin, so we could hear every move our next-door neighbor made. The staff was extremely friendly and helpful, the air conditioning worked fine, the shower was hot, and overall we had a nice stay. The location is great--it's just a few steps off of 5th avenue, 5 minutes from the beach and 10 minutes from the Mega Comercial grocery store. If you're coming from the ADO bus station though, be aware that you'll need to walk a good 10-15 minutes down 5th avenue to get to the hotel, which can be a hassle if you're dragging luggage.

Nice but a few improvements have to be made
We got the cheapest room i think, it was very small with one bed for two that was hard as a board. Under the hotel there is a noisy restaurant but it closes at about 1am so if you go out it doesnt bother you. The location is on the 5th av that is the main st with all the restaurantes and shops that you can imagine. There is an inroom safe and a minibar which are very convinient.

This is an inexpensive hotel without amenities but it's in a great location, the room was clean and the staff was very nice. The A/C worked great. Only real down side was that they made us change rooms to a much smaller one on the last of our 5 night stay without any explanation or compensation. Otherwise, no complaints.

My noisiest hotel ever
I did not sleep for three nights due to the amplified noise from the open air restaurant downstairs. There is nothing in the room, or entire hotel to protect a guest from the magnified noise of chairs scrapping, plates clanging, drunken shouting, music....and the clean up afterwards, where the chairs are noisily thrown on top of the tables to facilitate sweeping. One night, an employee kept hosting 'hello' to wake everyone so my daughter thought there was a fire, due to the peculiar chemical smell. But he was announcing that the clouds of pesticide coming under the room's doors was not a fire. I had to breath through the sheets for an hour. I sent my daughter home a day early as exhaustion had set in. What she missed the last morning was the strong odor of oil based paint as the help was painting the iron rails around the walkway corridor outside the rooms, and a guy was spray painting all the fixtures, you must imagine how that smells. The room was only two feet bigger than the double bed, unlike the photos. It was my worst hotel experience ever due to noise and chemical toxicity. do not stay here, because night time is a nightmare.

Hotel in the middle of la quinta
We searched for a hotel low price, located in the central part of PdC. This one fits the requirements. The front desk service was also very good. But the room was very small, the bed was hard, the pillows to thick and hard, the refridgerator did not work, and the only window towards innergarden, i.e the restaurant with atrium roof which made it very loud the Doors and window didn't stop the sounds.towels weren't changed daily,.

Great hotel!!
We stayed one night this month and it was just great. The hotel is near from everywhere. The front desk staff is always helping. It was what we wanted to enjoy our last night in the beautiful playa del carmen.

Moving over to Playa del Carmen we needed a place to stay to view the town, we could not have picked a better spot, the hotel is right off of 5th ave the main strip of Playa, and walking distance to the beach. The staff was very helpful very nice. I would definitely recommend this hotel.

Love the Hotel
I just came back from playa del carmen last week, and I must say I really loved this hotel! We stayed for 7 days. It was very inexpensive, and the staff was very friendly. My fiance and I arrived without much cash, and we needed to go withdraw some from an atm but BOA did not allow us to for security purposes. So we had literally twenty dollars in our pocket. That didn't do much. Juan Carlos at the front desk asked about our day, and we told him what happened, and he insisted on helping us and dialed our bank to solve the problems. In minutes our account was all set and we were able to get some more cash! The hotel did not charge us for using their phone, and they also provide free wifi. The wifi is very weak but it still works. I stayed on the 3rd floor, so I did not hear any noise whatsoever. If you eat in the restaurant in the hotel, they give you a 10% discount. Just don't forget to tell them that you are staying in the hotel. The location is perfect. 5th ave is right where all of the stores, and clubs are. It is perfect for shopping and buying souvenirs for family and friends! There is a beach that is about a 7 minute walk, but it wasn't too bad. There are restaurants and bars everywhere, so you don't have to rent a car or taxi to eat anywhere. This hotel doesn't have a pool which stinked, but its ok. Other than that, the hotel was very clean. The cleaning people came in every day unless we left a sign outside for do not disturb. They even made a heart out of a towel and placed it in the center of our bed. It was beautiful. We did not get free breakfast because we did not choose that option when we purchased the package, but there is a restaurant around the corner that provides breakfast really early in the morning. When we travel, most of the time we do not stay in the hotel. When we do, it is only to sleep. So this hotel was perfect for those reasons. We did not need to stay in a 5 star hotel, and waste more money on the hotel than the activities. So this hotel was perfect, clean, awesome staff, free wifi, and perfect location to do everything. I recommend this hotel for everyone!

Convenient Downtown Hotel
Room was about 10x10 with attached bathroom and one double bed. Kind of like being in a cell. It was clean and had all the amenities like A/c, refrigerator, fan, WIFI, but no phone and no water for drinking provided or available at the hotel. Had to go out to a convenience store and buy some. Hotel advertises bilingual staff but one of those was not English, at least with the person I dealt with most of the time. I got sent to a clothing store for breakfast. For divers, there is no place to dry wet suit gear other than your room. There are 3 floors but no elevator. There is a lunch and dinner restaurant in the courtyard located in the center of the hotel. However, the noise from that restaurant carries up to all the rooms. So its hard to get any sleep until midnight when it closes.

Another week at Hacienda Mariposa
The hotel is very well situated (off 5th) - the staff are really friendly. I had a single room the last 2 times on the first 9second) floor - a bit noisy from the restaurant but after diving all day who cares ... but next time will request a room that does not have an adjoining door to the next room - you take your chances on whoever is in the next room.

The hotel was very clean and quaint ... excellent design .. jungle in the middle Our room had two windows .. one overlooking the street and the other overlooking the courtyard from the third floor. No elevator ... no parking not a problem .. one block away free parking on street Bed was super hard .. I liked, my man thought it was like the floor ... haha Great stay

This is a small, ~20 room, no elevator, hotel situated right on the corner of 24th St and walkable 5th Ave with all the shops and restaurants. The rooms are very small and basic. Word of warning: the noise from the street can be pretty bad late at night and early in the morning, and with windows closed, it's the air conditioner that gets super loud -- no win situation. Breakfast is offered at a restaurant a short walk away and not at the one inside the hotel. The staff is very sweet and friendly. This is a good hotel for adults on a budget, but a hard place to be at for young kids because it is so cramped.

No gym, no parking, kitchen smells in the night
There's no Gym. Near to the hotel is one commercial Gym but you need to pay 15 bucks for it. The other issue is no parking near the hotel. Everytime I spend at least 15 finding a place. An Italian restaurant work in the main floor, so every night a smell of kitchen is in the rooms.
