By booking, you agree that you have read and agree to comply with our house rules, and you understand that any rule violation is grounds for immediate termination of a reservation and removal from the property without refund. Malfunctioning systems, appliances, and products will be restored as soon as possible subject to the availability of parts and service technicians. BEACH TOWELS-Beach towels may not be draped on the front railings for drying or other purposes. Please use the provided towel racks. COMPLAINTS- If a guest reports a complaint of a malfunction or unsatisfactory condition to Airbnb, the property manager or the owners, the reporting process grants permission for the owner or representative to enter the property to correct the situation. GAS GRILL- Use of the gas grill - if provided - is AT YOUR OWN RISK. Tank refills/exchanges are the responsibility of the guest. \*\*GRILL CLEANING REQUIREMENT\*\* Please be courteous to the next guest and be sure to burn off any food after the last use of the grill, ensure the grill grates are scraped/cleaned and the grease pan is emptied into a garbage bag. Failure to clean the grill will result in a $100 cleaning fee. The grill may not be moved and may be operated only by an adult in compliance with commonly recognized safety guidelines which include the below. WARNING: FAILURE TO FOLLOW THESE INSTRUCTIONS MAY RESULT IN AN EXPLOSION OR FIRE THAT MAY CAUSE PROPERTY DAMAGE, SERIOUS INJURY, OR DEATH. Before You Use The Grill 1\. Check that the grill is not directly under the rear deck. If it is, please re-position it to an open area. 2\. Make sure the tank valve is in its full-off position. (Turn clockwise to stop.) 3\. Check tank valve features to ensure it has proper external mating threads. (Tank Valve Marked: USE WITH TYPE 1.) 4\. Make sure all burner valves are in their off positions. 5\. Inspect valve connection port and regulator assembly. Look for any damage or debris. Remove any debris. Inspect the hose for damage. Never attempt to use damaged or plugged equipment. See your local LP Gas dealer for repairs. 6\. When connecting the regulator assembly to the tank valve, hand-tighten the nut clockwise to a positive stop. DO NOT use a wrench to tighten. Use of a wrench may damage quick closing coupling nut and result in a hazardous condition. 7\. Open the tank valve fully (counterclockwise). Use a soapy water solution to check all connections for leaks before attempting to light the grill. If a leak is found, turn the tank valve off and do not use the grill until repairs can be made by a local LP Gas Dealer. DO NOT attempt to make repairs yourself. GUEST REQUIREMENTS- All guests must be identified and declared on the reservation, including full names, ages, and contact information. (Names are not required for children under 14.) • You must be 25 and over to rent this home. • A valid, working phone number is required or the reservation will be canceled. LATE CHECK-OUT- Late checkouts are stressful for all of us, including the cleaners. We will endeavor to assist you with this type of request and if approved we will assess a fee of $75 to cover the waiting time for the cleaning service. Check-out times more than two hours late will be charged a fee equal to the base daily rate of the unit without discounts. The departing guest will not be entitled to an extra day of lodging. LINENS & TOWELS-We provide high-quality sheets, blankets, and towels for our guests. Any linens found to be missing or stained will be charged to the guest for replacement costs. We provide makeup wipes and facial cleaning bars to assist with makeup removal. LOCALS- Anyone residing within 50 miles of the property may not use the Instant Booking feature and must submit a Reservation Inquiry for consideration. NEIGHBORS- Please be considerate of our neighbors as some of them are full-time residents of this beautiful community. OCCUPANCY- The occupancy of the property is limited to the specific individuals and headcount recorded on your reservation. A fee of $50 per day will be charged for each undisclosed guest. Additionally, undisclosed guests are a serious violation of the House Rules and may result in the cancellation of the reservation and removal from the property without a refund. PARTIES- The house may not be used for gatherings, parties, celebrations, or other events with individuals other than the registered guests. PETS- No pets of any species are permitted. \*\*\*Unauthorized pets are grounds for IMMEDIATE TERMINATION of your stay and will result in an additional cleaning fee of $850 to cover costs for deep cleaning of the property.\*\*\* POTS AND PANS- Pots and pans are amenities offered to our guests and we request that anyone using these items should adequately clean them before check-out. As a result of the additional time required to clean heavily soiled pots and pans, a cleaning fee of $50 will be charged for non-compliance with this rule. SMOKING- Smoking or vaping is not permitted anywhere on the property, inside or outside. This includes, but is not limited to, interior rooms, garage, deck, patio, side yard, and driveway. A cleaning fee of $250 will be charged for non-compliance with this rule. SUPPLIES & TOILETRIES-We provide a few amenities to get you started for a day or two, i.e., toilet paper, trash bags, soap, laundry detergent, and similar items. Each guest is responsible for additional items beyond the start-up inventory to last you for the duration of your stay. TRASH- \*\*\*Please note that ALL TRASH must be bagged.\*\*\* Loose trash often leads to maggots, foul odors, vermin, and added costs from our sanitation and cleaning partners. A cleaning fee of $100 will be charged should any trash be left unbagged, regardless of whether trash is placed inside or outside trash cans. TV SERVICE- We provide Smart TVs along with high-speed unlimited internet service. Accordingly, we've "cut the cord" at our beach house and encourage our guests to log on to their own streaming service subscriptions, i.e. Netflix, Hulu, Sling, and others. The apps of the most popular options are available on the large-screen TVs in our home. VEHICLES & PARKING- Three passenger vehicles per reservation are permitted. Please note that there should be no RVs or commercial vehicles of any kind. Please park only in appropriate, legal parking spaces, or in the driveway of our home.
