Parts of this area can be seen from the villa but is approx 75-100m away We do not have a build programme but guests staying will expect some associated sounds during the day A 10% Discount is Automatically Applied for Acceptance of this during 2026 Please contact us for further details if required\*\* This is a large 4 bedroom, 3 bathroom villa with 10m x 5m private pool in the St George's area (on the edge of the Akamas Nature Reserve) near the renowned areas of Agios Georgios and Coral Bay. It is just 750m from the beach and coastline. You can walk down to the beach in 10 minutes or less. The generously proportioned garden and pool area are nicely enclosed and private. DETAILS OF THE INTERIOR The fully air-conditioned property has a large open plan lounge, dining and kitchen area with large brown leather sofas having views of the television with satellite and DVD (uk channels plus sky sports), and through the patio doors into the mature garden and pool area. The inside dining area is adjacent to the kitchen which is modern and well equipped (dishwasher included). Making up the ground floor is a very nice twin bedroom with adjacent wet room/shower room which. The bedroom has patio doors out to the garden and pool making it a very private and self contained area. Upstairs leads to 3 further bedrooms which again are of a good size, the master having a double-sized bed and en-suite which (with bath & shower). The twin room and further double-sized room share a shower room. A balcony runs the full length of the upstairs, facing south and affording views of the immediate leafy neighbourhood over to the Mediterranean Sea. This is a great area to sit in peace and quiet, have breakfast or a coffee and relax and enjoy the Cyprus sunshine. All bedrooms feature black-out blinds and ceiling fans. Travel Cot and Highchair are available for infants upon request and an extra folding bed can be provided for a child under 10 if necessary. Flyscreens have been fitted to windows throughout to allow circulation. The villa has central heating making it suitable for Winter bookings. This is included in the rental rate from December to February. Wi-Fi is included in the rental rate. \*\*The current IPTV system features most UK Sky channels (premium sports, documentaries, movies & music included) as well as Netflix, Amazon Prime etc. There is also an automatically updated Video Library with films, series and more\*\*. DETAILS OF THE EXTERIOR Outside, the gated driveway can accommodate 2 cars and leads to the front of the house and round into the rear garden area. The rear garden has been carefully landscaped and has a 10m x 5m private pool as its centrepiece. \*\*New in 2024 are Roman Steps and Handrail for ease of access\*\*. The garden has been fenced to the sides and rear with a large tree at the rear for further privacy. A sofa set is provided on the terrace to allow relaxing morning coffees or pre-dinner apertifs and the pergola with table and chairs to seat 8 (table has been updated to a larger one since last photo shoot) means alfresco dining at all times of day. 8 sun loungers and provided as are 2 parasols and a Gas BBQ. You are only a 5-7 minute drive from Coral Bay, Peyia village and 20 minutes into Paphos town. Easy access can be gained to the beautifully traditional village of Kathikas and you can also easily reach Polis and Latchi on the other side. As previously mentioned, the beach and coastline can be walked to (going past some very nice and upmarket gated villas may we add) in under 10 minutes with a choice of routes and areas of coastline to enjoy. Agios Georgios has a renowned fish taverna where fresh fish is brought from fishing vessels that are stationed in the picturesque harbour situated directly below. The monastery at Agios Georgios is beautifully architectured and is always a draw for visitors to the area. Other things to do in the area include Paphos Bird Park (now Paphos Zoo), reptile park, horse riding, Akamas Peninsular & Lara Nature Reserve, hiking/walking, buggy safaris, 4 x 4 safaris, sea caves area, sailing and many more. Amusement and water parks in Paphos are also easily accessible from Coral Bay as are numerous archaeological ruins such as the Tombs of the Kings. Golf can be found at Minthis Hills, Elea Estate, Secret Valley & Aphrodite Hills, all within 45 minutes drive of the villa. If you want to get out and explore some fantastic scenery, take a trip to the Akamas, Polis, Latchi or even Troodos mountains. The Akamas is an untouched part of Cyprus with unspoilt coastline and traditional fish taverns in stunning seaside locations. Troodos is of course the main mountain range in Cyprus, not many people know that in the winter....you can ski! Oct 10, 2018 #### We thought the villa was beautiful ,lovely pool and surroundings We loved every minute of our stay ,the villa was lovely,the pool was just lovely,the children and adults couldn’t get enough of it,situated just down the road from coral bay by car and not much further to paphos,the zoo was a couple of kilometres away which we enjoyed very much,the water park was great ,kids really enjoyed it,we went to lady’s mile beach well worth the drive,the villa itself could not fault it,home from home,all in all lovely ,and weather was hot and gorgeous, ##### Sue S. Everybody had their private space, but also the common areas were excellent. The pool, terrace, outdoor dining area - everything was just as one could expect. The house was spacious, clean, well equipped (greetings to the kitchen grill "George Foreman"). The neighbourhood is quiet and green. The location is great for starting a tour to Akamas peninsula (check out the nearby hike in the gorge and Lara beach, and be ready for bumpy roads), northern coast on both sides of Polis or Pafos forest in the mountains. Supermarket is just a 7-minutes drive, Sunset tavern, which was enjoyed both by kids and grown-ups is 300 m walk and Pafos zoo 2 km from the house. ##### Peeter U. It had everything we needed & more. Beautiful views & quiet streets, close to the beach. My only negative would be the sunbeds were very tired, rusty & one was broken. Oct 3, 2016 #### Wonderful holiday location Fabulous villa with all the amenities provided in a peaceful location and only 5 min walk to nearby family run taverna. The pool is well secluded, all the bedrooms are of a nice size and the whole property is very clean and well maintained. A couple of issues that we had were dealt with very quickly (blocked bathroom waste but nothing major) and professionally resolved by the management owner. Aug 22, 2016 #### Lovely villa The villa was really lovely. All rooms were of a good size and spacious. Having air conditioning throughout the villa as well as fans in all rooms meant that when we were in the villa we could keep cool. There was plenty of equipment available to use in all areas of the villa. It was very clean when we arrived and felt very welcoming that milk, bread and various items had been left for us. The pool was a good size and spotlessly clean. The pool was cleaned twice while we were there and the gentleman who came to do it was very pleasant. There were enough sun beds as well as chairs and tables for everyone. There was also a bbq available but we did not use it as we mainly ate out in the evenings. The garden was also done on one of the days and was left extremely tidy. It was easy to find from the directions given. However, I think it is advisable to have a car to get to different places. It was very quite and beautiful area which suited us. We would recommend it and if we came back would definitely look to book this villa again. The restaurant that is nearest to the villa (just up the road within walking distance) was lovely. Traditional Greek food. We enjoyed visiting Latchi, Coral Bay, Paphos harbour and found the tomb of the kings very interesting. The service provided by you has been excellent. All the paperwork was very comprehensive and you have provided a very good service and support to us throughout. We all enjoyed our stay at the villa as well as visiting Cyprus.
