Short Term Rental Good Neighbor Policy STR Guest Responsibilities The City of OCEANSIDE REQUIRES all guests read and agree to follow these rules. 1\. Parking. Vehicles shall be parked in garage, driveway, and on-site designated parking spaces whenever possible. Please avoid parking on street if on-site parking is available. No vehicles shall be parked on a designated fire lane nor block or restrict access to adjacent properties. No vehicles over 7 feet high are allowed. 2\. 3\. 4\. Occupancy. The maximum number of occupants shall be two adults per bedroom plus two people per unit (including children). Check in is 4 P.M. and checkout is 10 A.M. 2\. This is a NON SMOKING property . 2b Pets with a pet fee PER PET. No animals on furniture or extra $500 fees will be collected. the animal is never left alone in the house without the owner supervising. If you leave the house for any reason the animal must be you. 3\. The city is now very strict with vacation rentals and regulates how they may be used. This is a vacation destination and not a party or an event location. Parties and weddings of any size are not allowed. No visitors or extra overnights guests where you have invited more people than you indicated on your reservation request form. 4\. Nothing illegal is permitted and grounds for immediate eviction and loss of rents. 5\. This is an enforceable contract between Guest and owner. Any attempt to reserve a property by providing false or misleading information will cancel your reservation and you will forfeit any money or deposits paid to reserve the home. 6\. Outside quiet time is 9pm. Please understand this is a quiet residential neighborhood. Parties and events are not allowed. Music should never be played so loud that it can be heard at neighboring properties. 7\. Guest shall be responsible for any and all damages arising during their visit, including all damages sustained by their guests or invitees, and tenant shall pay for all repairs and/or replacement required as a result of the damages. These costs may be more than your security deposit so you are encouraged to self-insure. 8\. Guest acknowledges that the house, furnishings, and property are with faults. Accordingly, Guest agrees to take the house and property in an \`as is,\` \`whereas, and with all faults\` condition, and assumes all risk associated with the house, furnishings, and property. Owner makes no assurances regarding any air conditioning, beach, amount of sand, access to public beach, noise from neighbors, street or construction projects. These are items that may occur during your stay and we have no control over. This is an active beach community. 9\. To the fullest extent permitted by law, Guest agrees to indemnify and hold harmless Owner, its representatives, agents, and others working on its behalf (\`Representatives\`) against any claims, demands, suits, losses, damages, including all costs connected, which are or may be asserted or recovered against Owner and Representatives by reason of personal/bodily injury, death, or property damages, including loss of use which arises out of or is in any way connected with this contract. If there were an unexpected situation, emergency or disaster, we have the right to void this contract. If that were to happen, we would offer you a selection of other potential available properties. 10\. Guest will provide your clothing, food, spices, condiments, cooking oil, foil, plastic wrap personal hygiene products, disposable goods, paper/plastic goods. You might want to bring charcoal and firewood. If you use up the supply we start you with of paper towels, trash bags and toilet paper then you will buy what you need from the local stores. There are nearby stores to purchase all of these items. 11\. You are only allowed to have the number of people on property as stated in your email request form. For example, if you declared 8 people on your reservation request ,then only 8 people can be on property at any time. This rule includes visitors not spending the night. 12\. Prior to your 10 am departure on day of check out, please do your dishes and take out the trash. We will send in a crew to do your laundry at 10 am on check out day. If there is excessive cleaning and additional fee will be charged. 13\. Pet, one pet per fee, with a prepaid cleaning fee for animal hair and dander removal. Pets can not be left alone in any room or any part of the house if owner is not there or is sleeping. Animal must be with you or in a kennel when you are sleeping or when you leave the home. Animals panic and cause damage if you leave them in the home for just a few minutes. No pets on beds or furniture at any time. Please bring pet bedding and kennel. Only one pet per stay or pet fee and must be under 15 lbs. No large dogs. 14\. Terms and conditions: The terms of this agreement are: no refunds. There are no refunds, for any reason. Guest further agrees once any payment to retain the home has been made, the terms of this contract specify no refunds. Once Guest arrives at rental property, Guest agrees they must inform manager in writing of any condition or listed amenity that needs repair or does not meet with their expectations. Guest agrees manager has 24 hrs to evaluate complaint and rectify or repair said situation. If repairs and or replacement can -not be made within 24 hrs, guest agrees to a maximum reimbursement and compensation of up to $45 per stay. That amount will be decided by the booking agent. Guest further agrees the beach and ocean are an ever changing environment. There are no assurances made about weather, beach, level of sand, water, waves or access to the public beach. Since we have a no refunds policy, we suggest you purchase travel insurance for a variety of protections. Guest agrees to accept the home, contents of the home, beach, sand, rock, ocean and weather in as is condition for the duration of their stay and for the payment amount agreed to at time of booking. Tides change daily as does the condition and appearance of the beach. 15\. Owner and their representatives are allowed to access and enter the property at any time for the purposes of repairs, inspections ,complaints and delivery of replacement items. We will make every attempt to notify guests prior to any emergency repair, inspection or replacement. 16\. Guest agrees to protect furniture and bedding from damages. You may want to toss a beach towel on the sofas if you think you might stain them. 17\. This is a beach community with all the typical nearby activities, close proximity of homes and people. We can not predict or control if there will be noise from nearby. That includes any and all civic, street, tree trimming, gardeners, repairs or construction in the nearby vicinity. Please note, even the waves can sometimes be loud. 18\. The home, as is all beach homes, is run off a sump pump. Do not place anything besides toilet tissue in the toilets, even items labeled as flushable are NOT, and plumbing will stop working. Food scraps should be placed in trash can and not down the drain. 19\. We will take out your trash cans each week. 20\. There is a street sweeper the 2nd and 4th Mondays of the month. Rules are different for each side of the street. Tickets are expensive, so pay attention and do not block the street sweeper. 21\. No flushable wipes or feminine hygiene products can be placed in toilets. Please use trash cans. 23\. No electric car charging onsite. Use of home electricity for car charging is an additional minimum of $500\. There are nearby Tesla charging stations 24\. Coastal decor shown in photos both inside and outside the home is frequently updated and replaced. We will always keep the same coastal vibe and color scheme as shown. For example, sofa pillows are replaced monthly. Specific furniture pieces may change from time to time. The fireplaces is non functional 25\. Guest agrees not to touch settings on refrigerator. Having the beach in the back yard was so convenient for those that wanted to swim. Having bogie boards available was a plus. The different terrace levels were great to sit and watch the waves. We were here during the week, so Oceanside was not crowded. We all spent hours on the beach, playing in the surf, and we had a blast. There were plenty of towels and boogie boards. During high tide, there is very little beach. During low tide, you have a private beach, all to yourselves! Two different patios, and a sand area with fire pit. The house was very clean and comfortable for our extended family, 3 generations. There were plenty of towels and the bedding was comfortable. We had an issue with a blind in the family room the first day and Logan was very helpful and we were able to fix it trading a couple of texts. The blinds were very important as the AC struggled in the afternoon with all of the west facing windows to maintain a temperature and we weren’t sure if the AC was working on our last night. ##### Ramona B. There were some issues with appliances and the property manager was quick to respond and send a handyman. The views are just wonderful. Beach was a little rough and no sandy beach around this time of year. Overall a great experience. There are a few minor issues with upkeep of property like with any existing home. The outdoor decks are wonderful, and the kids loved the sandy play area. We made fires & roasted marshmallows at least 3-4 nights. We saw dolphins and lots of seabirds almost every day. My 7 yo granddaughter body-surfed on the boogy boards provided. The sea was shallow for a long way out. The beds are very comfortable and it was nice to have a spice rack, Keurig coffee-maker, & all the utensils, pots, pans, etc. in the kitchen. First make sure to take property and personal security seriously…make sure doors are locked, etc…some people came onto the lower deck through an adjacent property, and made themselves very much at home while we were there sleeping…(and subsequently awakened) Second, the home is not new, and the aging is showing a bit… That said,. The property is great at NOT transmitting noise between floors, is very well equipped with all of life’s necessities, with a great little beach, and ohhh my the sounds and views of the surf,…magnifique. Parking was very good especially access to the two car garage. All appliances including washer/dryer, range, refrigerator were great. The dinning area, kitchen,living-room and bedrooms were all accommodating. The outside deck and access to the beach were very nice. Overall a very good set up for a large family group. Not much on the down side. The large window looking out from the living room at the beach and ocean was half fog up which was disappointing and a leak from this same sliding glass window caused a small ceiling failure in one of the lower bedrooms. A crack in a coupling of the kitchen sink created a leak. Overall it was a great stay for the entire family and I would recommend it use by others. ##### Douglas K B. It was our time to unwind and connect -- have fun and enjoy the ocean sunsets! Over the last several years, several of our group have moved out of state -- but they all flew in to maintain our annual get together. We cook alot - sleep alot - talk alot! The house was perfect --enough bedrooms and bathrooms for all of us -- the beds were comfy and amazing - the house itself was perfect size - lots of room - having a lower level as a separation for those who wanted to stay up was well used. The house was well appointed with everything we needed. Appliances up todate - clean and plenty of room for multiple cooks in the kitchen. We have 9 family in Carlsbad-O'Side.The Beach house is just as listed, and the past 2024-25 reviews are very accurate. We found almost nothing wrong at all with the house. Some doors are hard to open and close to the patio, but we fought through it. Beds and towels are fantastic. Furniture was great and decor was very nice, and everything was very clean. Personally, if I was staying here again, I would bring my own Salt & Pepper shakers. Hated the ones in the house. ALSO, A garage door opener would be a nice addition and a Gas BBQ.I have Not messed with charcoal BBQ's for over 20 years. So, I brought a small folding Coleman gas grill with me in the car. Used it 3 times.We booked for 11 adults and one 11-year-old, but only 9 of us stayed @ the house. It was perfect. Many Dolphins were seen every day and even one seal was on our beach at low tide.
